Think it would make much more sense to build one big, main level everything. Looks like he'd have the space with all the lots looked at. Loose the barn look. Design it so when it sells, the new owners could just push the interior into the garage space, because most buyers are not going to be interested in that much garage. Personally a home-owner's association just sounds like trouble and would avoid that like the plague.

The price to build and price for land where you are is outrageous. You could probably get 5acres and build the barn house with everything for less then 300k here in TN. Granted not all parts of TN but out in the country definitely.

I have a small car collection and I owned a house in an area that had an HOA. I was constantly harassed about my cars were having a trailer moving cars around. I got to the point where I sold the house and bought a new home. I now live on 5 acres that are surrounded by horse properties that are 5 acres and no HOA's. I no longer have had any problem with neighbors complaining. And it's a lot quieter up in North Scottsdale AZ. So it's a win-win situation. I hope you have a reputable builder and have had them check out thoroughly. You're making a huge investment and you don't want to look back when it's finished and wish you did something different. Here's wishing you the best on your build.

I've been working in the trades for almost 2 decades now with a focus on high-end custom housing and you can't really put an "average" on $/sq.ft costs if you are going with a "fully spec'd" custom build as James says he is, depending on the finishes and any specialty items he wants the price range can be quite wide. And that's on top of the widely varying average $/sq.ft in general in different regions, in San Fransisco it can cost you 5x's what it costs in some of the "heartland" states for the exact same build - I'm not aware of Utah's standard so for all I know that quote James got could actually be cheap for the area... I doubt it though, but maybe average.

I have a neighbor who has a beautiful house with a theater, indoor pool and he made it unsellable by putting a basketball court inside the house, not a wing off the house, inside the house, and when he tried to sell it no buyers and that's freaking tame compared to what James wants to do. At 9:17 when you are looking at the one 1.7 acre area. I would build the house there. I say this because you can build the house on the flat part on it. And make one long driveway where you can floor your cars :) Like so Stradman can see this message. Its a suggestion. :)

They will tell you what you can and can't do with a house that you spent thousands of dollars for. And if they don't like what you do with it, they have the ability to buy your property and kick you out. Why would anyone agree to that?

Here's my two copper pieces Get a large enough piece of dirt you can build the barn off to one side leaving room for a main house, whenever you decide to sell someone can buy it to live in while they build their dream home on the property. This can open up a great deal more opportunity for buyers.

The barn is something you build NEXT to your mansion that sits on 5-10 acres or more, all by itself this will be nearly impossible sell.
