Great advice Leila! I am an RN in Cali, I'm not sure if its on a hospital basis but we aren't usually allowed to have long nails, fake nails, or even certain polishes at work. The idea being infection prevention. There's a famous case where a death of an infant was traced back to a nurses nails. Im not sure what type of nails she gets but I would be cautious as that $200 on nails could also lead to disciplinary action at work if they're not up to code. Apart from that, I think she has amazing potential! She is driven, smart and has a plan. YOU GO GIRL!

Do not have the the deed put in your name until your mother dies. This is for tax reasons. You get a step up basis. Your mother bought the house for 100,000 and it is now worth 400,000. You would have to pay the tax on the 300,000. Do not have her put your name on the deed. Have her do it through a will. Go talk to a lawyer and a taxman.(or tax woman)

Congratulations to this young woman on her career and work ethic. If she was my daughter I would advise her to ruthlessly cut back on her spending and aim to clear her debts in 2 years. She will then be able to aggressively save and invest (she needs to start learning about investing) and set herself up for life. In terms of the mortgage and her arrangements with her mother, take legal advice on all this as this could go badly wrong - if you add a boyfriend into the mix (and no disrespect to him but absolutely do NOT put him in a position of being able to claim he part owns the house) this especially could go disastrously wrong. Best of luck to her.

She is in fact investing, both 401k and IRA accounts. While she's getting debt paid, most ppl don't do brokerage account as well unless they're already maxing both of those accounts yearly.

I would not recommend savings with a boyfriend. Everything seperate until marriage.

As I watched this on my way to work I was near tears. I felt sad for her and thought, 'she'll look back on this and scream". If she would cut monthly subscriptions, eating out, and travel she could be out of debt in less than 24 months and have a good emergency fund. It's so hard to cut back on lifestyle if you're living your dreams. No one plans on encountering issues in life but it is inevitable so plan accordingly. I love her career path, educational goals, and work ethic.

It’s all perspective and priority. She makes a good income, so it’s a small %. To me, the food out doesn’t seem huge because I enjoy some convenient meals and some nicer meals or drinks out. It didn’t sound like all of it was delivery, so she’s also going out to eat. If she was making less and also spending more than she was making, it would be problematic.
