I agree, do electrical and structural upgrades before any others, anticipate future needs and wants. Absolutely love the master closets, the closet in the bathroom would be for dressers and night/lounge clothes or just have it as a shoe closet and the other for everything else (I would share with my husband, maybe). Love the laundry room on both floors. For those that don't want that upgrade I would turn the upstairs laundry into a powder room and have a laundry chute put in. The bathroom between the 2 bedrooms turn into a Jack and Jill.

I loved it Chak... This is a very nice house, I think I would use the formal dining room as an office and try to extend that office and laundry downstairs to make a bedroom, You're on point with this one and the price well you know we all want more for less lol can't wait til the next home.

I love this home its very beautiful even from the takeaway that there isnt a pool I mean I still love it. Can we talk about the master closet? Holala I'll def live in that thing lol 😀 and there is two so I don't have to share 😂. However the master bath is def small and look a little dark but overall great house I think I'll move to vegas now 😂😂😂. BTW love how you talk in details you make everything very understandable you're clarity is amazing. You are amazing keep up the good work you're doing a really great job. Do you have ANY properties with no HOA? I'm seriously done with HOA's. They're a nightmare. With my experiences of having rented the past two homes we lived in (two different cities, two different HOA companies), and now, with the current HOA here having moved to Las Vegas 3 years ago, we're ready to buy a home but NO HOA.

My dad looked at the houses over there and he didn't like the fact that the price for the premium lots is too look at the mountain so instead decided on the house in The Views at Hidden Hills plan 3. I'm not sure if you looked at them yet but it would make a great video

650k+ and a lot price is I think a bit much. I live in a very desirable area of Southern California and my house is 2200 Sq ft on a 13450 Sq ft lot, I paid cash for it 680k 2 years ago. With the house you're showing it's very nice but seems like California money there for houses plus an HOA. In my opinion if the house came how it looks minus couches, pictures and laundry room appliances for 625k including the lot price in it. It might intice some people from where I am. I just don't see that kind of money being spent on an area that is still being developed. I really do like your videos and a lot of the homes you show, just some of them seem to be at an obserd premium. I have been looking for another home/vacation house so that is why I subscribed. Thank you for the videos and narration of your thoughts.

Those are 4 ton units. It says 048 which is 48000 btu's. 12000 btu's per ton. The tonnage is coded in the Serial number of most brands.

Probably been asked this many times before but why plant trees at the side of the homes? Surely as they grow the roots would interfere with the foundation of the home. Also, they seem to be placed where access is always going to be required.
