I am also from home loans department i want to add something extra here about charges 1) kisis reason se kuch issue hota hai property me to TSR ka extra kharcha ho dakta hai . 2) resale me buy karoge to draft agreement and society ke kuch transfer fees extra ho sakta hai 3) register mortgage agar bank bolta hai kisi tarah se karne ko to uska 2 percent loan amount ka extra charges pakad lo.

Sir, in Telangana State the MODT stamp duty is 0.5%of the loan amount. If I am not wrong , it varies from one state to another.

Hi We had taken home loan from Bajaj,while transferring the HL from Bajaj to any other bank,bajaj is saying that we will debit ur PMAY subsidy that is 2.68L. When we asked regarding the reason,they are saying that u can not transfer the HL if construction is not completed within 36 months. Currently property is in under construction. So can u pls make video on this? Is it true that we can not transfer the HL within 36 months?

KEEPING IN VIEW THE MARGIN ETC./SOME PRESCRIBED FDR ANY ONE PLANNING TO AVAILABLE A HOME LOAN SHOULD HAVE APPROX.30%OF LOANS AMOUNT IN HIS KIITTY/ACCOUNT .HIS OWN FUNDS NOT BORROWED FROM ANY OTHER SOURCES. SO IT US MY SUGGESTION IF THE LENDING INSTT.AGRRES IN PRINCIPLES TO GRANT A HOME LOAN .ONE SHOULD GET AN FDR FOR ABOUT 35% OF HOME LOAN AMOUNT & AVAIL OVERDRAFT LIMIT AGAINST SAME TO MEET THE PRE DISBURSEMENT CHARGES .AFTER DISBURSEMENT NACH SHOULD BE PREFERRED I FOR PAYMENT OF EMI. UNDER WHICH EMI IS AUTO MAGICALLY DEBITED TO ACCOUNT IN DUE DATE. THE BORROWERS SHOULD DEPOSIT THE AMOUNT IN ABOVE ACCOUNT BEFORE DUE DATE OR IN PARTS AS PER HIS CONVENIENCE.UF THE AMOUNT EQUAL TO 1 OR 2 EMI IS KEPT IN ADVANCE THAT NO PROBLEM SHALL ARISE IN PAYMENT OF EMI & ANY NON PAYMENT DISHONOUR OR LATER PAYMENT CHARGES CAN BE AVOIDED. THIS ACCOUNT BE KEPT ONLY FOR LOANS RELATED TRANSACTIONS TO KEEP A PROPER RECORD FOR FUTURE REFERENCE.

Sir Mene 400000 ka home loan floating rate par ICICI se Liya Tha 12sal ke liye mare retirement tak. 12sal hone par bank ne es loan ko 24sal ka Kar diya. Interest rate badna eska Karan bataya Hai. Interest rate bhi buhut jyada Hai. Mai 6,64464 rs mai bank ko de cuka hu 12salo mai. 315172 outstanding Bata rahi Hai. Mai kya karu mai ab 60 year ka ho cuka hu.
