I like it, 27% of households in the US are single person so I believe there's a market for 1 br homes. If you have guests Airbnb will help. I just built my own 1 br 1 ba house on 5.39 acres in Gainesville and love it. Easy to clean, taxes and insurance are cheap. It's awesome. More people should try it. Why pay for more house just for possible guests. I understand some people are afraid of poor resale value. But my thoughts are have the house you want and don't worry about the next owners. Agents should also get on board. Some act like if it's not a 1500 sq ft 3 br 2ba you'll have to give it away. Not you Robyn, you're great!

The Home has a lot of upgrades for sure, but at the end of the day it is a 1 Bedroom/ 1 bath frame home for $274 K, plus bond. I wish the Home had LVP, and not rolled flooring.

A very nice house with great upgrades. What happens if the neighbors house wall along your side patio gets mold growing on it or the siding degrades? Their responsibility while you have to look at it?

Is that a 1 1/2 car garage? With all that is in there can you fit a car and golf cart? I see a similar brand new one listed for $209,000. Would the cost of the upgrades make the difference? It is well done.

New properties carry a high bond and high taxes and basic and they are way out of the way. I would not suggest buying new in Lake Denham or Dabney if you want to travel around in a golf cart. Because you will spend all of your time in the cart.

Prices in The Villages are starting to become reasonable again as the Winter peak selling season has faltered and inventory in Florida has tripled since the Cufu low. I am looking at this Summers slow season when its hot and wet in Flawda to get a reasonable price. I am seeing 10% & 15% price drops on the public MLS and actual sales will be a bigger discount. Pre Cufu pricing will be back soon and anyone who did on realize equity by now will loose it. The Florida Cufu Selling Event is long over people grossly overpaid in a panic and now people are leaving Florida, rents are dropping new construction is a full speed and inventory is soaring we call this a BUYERS MARKET. Time to flip the script and make the sellers feel the pain they inflicted on buyers for the last two years, only work with an agent that understands the NEW market realities. I would start asking for all kinds of seller concessions and when the inspection comes back renegotiate the price again. There is still 25% to 35% left in equity to collapse over the next 24 to 30 months. Don't buy a falling knife.
