Hi, and thanks for your video. Is a recent bank statement sufficient for proof of funds to do you need an actual letter from the bank? Also, does this community have sidewalks on both sides of the street and include any walking trails? Would also be nice to know what are the current HOA and CDD fees a year later. Thanks in advance!

Hi Coral Petals - For POF, a bank statement is usually sufficient. We encourage you to black out the account information before you send it over. As I recall, there are sidewalks on both sides of the street. As for walking trails, this is still a community under construction. I know of one, and possibly more planned but I can't confirm that right now. I''ll work on that. The sister community, Crosswind Ranch will have more natural areas and more trails. HOA and CDD dues are dependent on the size of lot and type of home. The Villas have more outside maintenance so they have higher HOA dues. The Single Family Homes HOA was $45/Q . CDD varries from around $1300/year for Villas to $2800/year for the larger lots. Do you live nearby or do you plan to visit? I can get information on specific homes for you and plan for your visit.

@@coralpetals I've worked up near Wesley Chapel in New Tampa, I might be able to assist with persective on your commute and other concerns. If you'd like to set up a zoom call, we'd love to hear more about your requirements for your home and travel. Personally, I like the Parrish location - still an drive to Tampa & St Pete but also super easy access to Anna Maria Island, St. Armands Circle and Sarasota. It's also convenient to several airports for trips that take you farther away.
