My guess is $49,189. What a great little house for a small family! Maybe adding some coat hooks and possibly a small table might be a good way to use that little space next to the cabinets. It’s so convenient to have a place to drop your keys by the door!

I say it cost you $38,974.17 for the rehab. You should turn that empty space into either a little mud room with a build in bench that’s modular and can be moved around with doors that match the cabinets where shoes can be stored; or turn it into a pantry with doors that match the cabinets.

32,950K (would be my cost for what I see that you did here) Roof 5K tops and this is giving room for needing some new sheathing and facia/soffits, Kitchen 10K tops, including appliances and inexpensive granite, tile backsplash sink and faucet, Construction (porch/wall removal) 3-4K depending upon if you had to add a beam for support guessing no because I because of style of build and age of home. They were old school hand trussed so bet the load is spanding from outside wall to outside wall and you probably could remove all the wall with no impact to structure on this one. Windows/doors 2-3K, HVAC 2K, Floors 2K, Bath 4K, Paint in/out 4K, fans/lights 1K This is what it would cost you here in Atlanta area (30-34K depending upon your shopping skills and how much your DYI skills come into play and contacts for labor). I work with several investors, and some could do this rehab in this small square ft home for 25K and others would spend 60+ k (those are the hands off investors who cannot swing a hammer could spend more). So, this figure is so subjective to the investors skill set/contacts. Total retail rehab with someone who did not have connections or material access could be 60K+ on this home (some investors are smart and have a warehouse full of supplies. I know one guy who has fans/lights, cabinets, sinks, faucets you name it when he finds a deal he buys it all and stores it on his land in a warehouse he has) others go to Home Depot and Lowes and local vendors. I remodeled my custom kitchen, moving walls relocating where appliances were located and moved refrigerator and sink, dishwasher (total rehab), new hardwoods, new high-end cabinets, new 48" double oven range/hood (direct vented it out the roof) expensive White Pearl quartzite counters... My cost because I have connections was 25K all in... this same remodel job would have cost most folks 60-80K without connections and know how. So, I cannot wait to see what your costs were on this one!

The main thing that jumpa out to me is all the windo sills are dark. Even on front of the house..maless it look rotted or poorly repaited. Very nice yard. House is very clean and bright. Very unespected to see a utility room inside the original floor plan. I would have put some shelves in the utility room. The front view of the house sure disguises a much nicer looking interior. The floors came out great. $25,649.99.

Why go complete open instead of having a partial wall maybe 2-3 feet wide to the left of the door so you dont see the kitchen as you first open the door.

Jon, im sure theres a good reason for this, but why do you use private investors instead of your own money? is it because of so many projects going on at once and then you can nab more builds? Will you eventually just use your own money to fund projects once you have all built up a large enough bankroll from profits?
