Lots of roof angles in upstairs spaces are not my favorite, which makes the upstairs spaces of this home a big win! And I love the wonderful light fixtures and fireplaces. That "sitting" room off the master bedroom should be one huge closet. I would honestly make that area the living area and do the air b&b in the lower section; just to keep people from traipsing through private quarters. When restoring a classic house to actually live in, compromises must be made for kitchens and bathrooms, but that kitchen just screams at everything else. Period-appropriate cabinetry and disguised appliances would be worth the investment. Making the house energy-efficient without damage would be challenging, especially with the beveled-glass windows, but it could be done. The gentleman's parlor would probably become the dining room, and the rest of the layout is workable. Using the top floor for B&B units is a clever idea, but having strangers trooping through the house is not appealing, and having a separate entrance/stairway doesn't seem feasible, and that may be a concern for a fire inspector. This place has many unspoiled original features, and someone with deep pockets could make it into a showplace for gracious living. I hope that happens.
