I convert that garden room into a small laundry area & move the hot water unit down stairs & put under the stairs, still very nice house being close to town you don’t need a car. In Australia we have the water heater outside & the washing machine is in a laundry area.

With just a touch of cosmetic work in the house and the small rear garden, the place will be ready for you to move in. If "not too far from the town center" is walking distance, that will be a plus. This property is more affordable than many.

Gary I have a question. I've been marathoning a bunch of your videos for the past couple of hours, and as an outsider am seriously confused as to why Brits have such oversized room-spanning kitchens, often with a random couch placed in the middle of nowhere? Even when the living room is quite compact, these houses made sure to include the biggest possible kitchen they could fit. Why is that?

Hi there. Kitchen/diners and kitchen/family rooms are currently very popular here at the moment, it hasn't always been that way. In general, with limited space in the properties, it is more sociable for the person preparing a meal in the kitchen not to be isolated and missing out on any family time, social gatherings etc..
