A lot of folks downplay the role of professionals until being burnt by their own emotions. I remember couple summers back, after my lengthy divorce, I needed a good boost to help my business stay afloat, hence I researched for a licensed FA and came across someone of due diligence, helped a lot to grow my reserve notwithstanding inflation, from $275k to approx. 850k so far.

Consider buying stocks when the economy is not doing well, like during a recession. It could be a chance to buy them at a lower price and sell later when prices go up. Just keep in mind, this isn't financial advice, but sometimes it's better than keeping a lot of cash.

There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’ Sharon Marissa Wolfe ” for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look her up.

You’re not taking an account of the globalist agenda. California/Newsom made a law where they get 1st Right to buy any home That’s in foreclosure… do you know why? There’s never been companies like Zillow and redfin that are controlled by corporations like black rock, and Vanguard that are investing trillions into the housing market ! They are artificially inflating the housing market, just like they are artificially inflating the stock market. This is not Graham’s fault. This is a globalist agenda. .. do you understand why? Also, grandma is not the only one that’s been saying prices are going to fall . You just happen to be looking in a state that is not falling yet. But some markets are already getting very soft, and it’s just taking longer because of large corporations investing into housing. And when it bursts, they’re going to expect the government/taxpayer/you to bail the banks (globalists/banksters) out! This is a 13 Lord problem, like the WEF, globalists have been doing this for millennia. Every crash/collapse brings with it an equivalent market chance if you are early informed and equipped, I've seen folks amass up to $1m amid economy crisis, and even pull it off easily in favorable conditions. Unequivocally, the collapse is getting somebody somewhere rich.

I do not disagree, there are strategies that could be put in place for solid gains regardless of economy or market condition, but such execution are usually carried out by investment experts with experience since the 08' crash

The issue is people have the "I want to do it myself mentality" but not equipped enough for a crash, hence get burnt. Ideally, advisors are reps for investing jobs, and at first-hand encounter, my portfolio has yielded over 300% since 2020 just after the pandemic to date.

I'm hoping there will be a housing crisis so I can .buy cheaply when I sell a few houses in 2025. As a backup plan, I've been thinking about purchasing stocks. What advice do you have for choosing the best buying time? On the one hand, I continue to read and see trading earnings of over $500k each week. On the other side, I keep hearing that the market is out of control and experiencing a dead cat bounce. Why does this happen?

I'd recommend going back and watching them - not just the titles. There have been several that have indicated prices will continue going higher, or diving into the effect of inflation vs real returns of real estate.

I am in Colorado. We put our house on the market on June. Within a few days almost all the comps dropped their 10k to 50K. The price range 800k to 900k. We dropped our price three times, and barely any showings. My area is in a small city no metro areas around. Salaries are lower here. There are few buyers that can buy houses at this price. Some of the comps are very nice and they are sitting on the market. Our house isn't as quite as nice that is why dropped 3X. We and they are in the one the best school areas. We are seeing some big changes in my area. We are moving to Az. My realtor there has only been sending me prices decreases for 2 or 3 months, almost no new houses. Something is changing the buying/selling market.

May want to ask your mortgage lender about down payment assistance programs! Most states have them and they can potentially fully cover your down payment. I’m in real estate in KC and have helped people get the assistance/grants through lenders I work with. Good luck!!

SUCKER STORY (plz learn from my mistake): I bought my house in winter, thinking I’d get a better price and less competition. Well so I did, Until spring came and I realized that snow covered driveway was completely EFFED ($7500 fix), the windows were not just dirty they were failed ($6300 replacement done and another $15k coming up) And there’s no sump pumps so when all the snow melted we spent hours in the crawl space with a utility pump and a hose. Not to mentionnnn…. Those cabinets we thought we could just fix up and paint, Had serious mold and damage that spread through the subfloor and walls and we are now in the process of an unintended $15k kitchen remodel. Different story and, I somewhat knew what I was in for, but not to this extent. Plus moving in the snow and ice is an absolute B. Do not recommend.

Yes thank you I have learned from my mistake. Particularly notable how many things were concealed, and not called out whatsoever during inspection. However, we have been lucky that the market has appreciated so much we will be able to still make profit after only one years time. But it has not been quite worth the headache for me.

@@imb34r yep so the guy who did our inspection also did the inspection on our last two properties and we never had an issue. Idk if he just got old and lazy and doesn’t care anymore or what but the amount of crap he let slide…. I will never use him again. But at the end I can only blame myself.

Every county in the state is appreciating annually between 10-15% with no signs of slowing down until at least maybe 2026. I can’t imagine this state having any annual depreciation, there’s too much demand and that also includes South Jersey.

@@colinsmyers6264 Prices in my area were flat after the 2008-09 meltdown, and crept up slowly over the next ten years. I'm surprised at how much they've gone up in the past few years. A house listed at $625k just went for $730k, and one listed at $499k went for $603k. No complaints here! We'll be here at least another six years, and then probably move out West.

I can see prices dropping 5-10% in the right circumstances but a lack of inventory is always going to make it difficult for that to take place. With such a shortage nationally you will continue to have people overpaying which will keep prices at elevated levels. Maybe this corrects slightly but even 10% would be a reach in my opinion.

Florida’s insurance and property taxes have gone through the roof. FOMO keeps rental and housing prices high, but renting is cheaper as Graham likes to remind us (and he’s not wrong). Insurance companies, hurricanes, and property taxes have wreaked havoc on the FL housing market. The market can’t bear much more unless the affluent folks wish to keep pushing things up. The working class people have been squeezed out. Renting is somewhat affordable, but the prices can skyrocket on any given day as less land is owned by working class people. The hurricanes and insurance have spooked investors, so prices have actually gone down a bit. It will probably never actually be affordable here unless you really do your research. The insurance, property tax, and rent squeeze will go back up when the market can bear it.

That and they continue to build new homes in Texas and Florida. Just listen to the New Yorkers and Californians that moved and overpaid complain that a new subdivision got built near them and the houses are 1/2 what they paid and it put them upside down. The largest driver in housing prices in places like California is their refusal to build new homes. The state is so broken they took 25 years and spent millions to research if they could build 1500 new homes where I used to live. Eventually the environmentalists won out and the land was left as green space for the public (part of the area was a popular spot to hike). After the environmentalists won they closed it to the public. In the time this played out. Houses in the area went from $250k to $1.5m. And now homeowners work with the environmental groups to make sure new units don't get built to protect their property values.

Track interstate migration patterns. That's the best method on determining what's going to go up or down. And the prices have been exacerbated due to the increase in REIT's and foreign investment in the past few years. So we might never see it, so as long as foreign investment into the US housing market doesn't decrease.

A wise man once said that an item is only worth what someone else is willing to pay. When the price is out of reach for most buyers a price drop is soon to follow otherwise the seller is stuck with it. Econo-investers know this and they're buying every property they can get their paws on, in effort to force people into being renters opposed to owners. These renters will be charged the corrected mortgage rates with included insurance and land/sewage taxes all packaged together.

I can just live with my parents while farming paychecks. Hopefully that would offset some risk of being underwater by triple-paying the mortgage each month

All I'm saying is at some point, they're going to run out of people willing to sacrifice food and water, sell their children and ride their bikes 20 miles to work in order to buy a $1 million hut with a 7% interest rate. It's literally not sustainable. I feel no shame shelling out $2900/ mo in rent for our two bedroom luxury townhouse when the $500K trap house down the block with a 1970s kitchen would cost $4200/mo BEFORE repairs and maintenance. No thanks.

Here's hoping. I live in Jax and I'd be more than happy to get some cheap inventory back. I'm not keeping an eagle eye on markets, but I definitely haven't seen anything approximating a crash yet -- maybe a "we thought we could get away with pricing our house too high", but not a crash.
