How did I buy a house in Sweden for £20,000?
Many of you asked questions about my earlier video, so here's something about buying property in Sweden, for those who are looking for a simple life, or considering moving to Sweden.

Hi, you would probably need more like £15,000, I think. Try looking on hemnet.se or blocket.se for prices

It's VERY VERY VERY important to check out the property before you buy it. In Sweden we put alot of emphasis on a buyers "undersökningsplikt" - the duty of investigating/checking out a property before buying it. That means that if you find a fault in the property, very often you can't go back to the previous owner and negotiate down the price or anything like that. But if ask a question "does this woodstove work?" and they say "Yes" and it doesn't, then you can. Because then you have done your duty of undersökningsplikt. Good luck in Sweden.

@@TheXantra It's actually two words, 'undersökning' & 'plikt' but the Swedes love to create compound words while then claiming that they are single words. That being said, Swedish is a pretty simple language to learn, especially if you speak English and have some knowledge of another Germanic language (German will be particularly helpful here). Sufficed to say, I managed to get Svenska Grund in 6 months and then Svenska A within 15 months despite the fact that I have always been somewhat linguistically challenged...

I worked in Sweden for a while, shooting commercials. Everybody, without exception, spoke perfect English, and liked speaking English. It was almost impossible for me to learn Swedish.

Well I bought a suitcase from Sweden this week...i paid in euros,then paid to convert from £s.... the Fed ex...delivery form was in Swedish...so I guess you get lots of language practice with all the official forms...

@chronicreader It's a bit of a point of pride among swedes to speak good english -- the unwillingness to speak swedish if english will do is a bit of a weird side-effect of that, and one I myself have occasionally been guilty of for sure! ☺️ We are also told swedish is a hard language growing up, so I'm certain to some degree it's people trying to be needlessly polite, which can absolutely be a thing here, and again something I myself have been guilty of.

People in the UK don't realise they live in a very mosquito-free zone. Here in N. America, they will carry off your first born. It's one of the reasons we want to move back to the UK (no bugs). Sitting outside on a summer's eve? Magical!

Maybe mosquito-free but we do have other annoying wildlife. We have midges, feral pigeons (rock-doves), mice, rats, and so on! Overall, though, we only have "annoying" wildlife - nothing actually deadly such as buffalo, bears, coyote. You would be more than welcome to visit UK anytime!

I'd love to live there and appreciate your video. Vermont is dark and cold 6 months of the year and so love any country where folks love winter and are outdoor people!

One tip is to get a professional inspection. They’ll be able to tell you what the problems are (no houses are entirely problem free) and even if there are no serious problems they can tell you what the potential issues might be in time and what kind of renovations you might want to do in the future. Yes, it will cost you but it’s great to get the document with full details. The real estate agent can usually set you up with a good local inspector.

I love your videos! I currently live in London but my dream is to have a small house in the countryside probably in Germany where I’m from originally. But I still have a few more years I have to manage in London until my teenage boys are old enough. I am worried they will not come with me but I need to realise my dream before I get too old to make such a move. My dream is having a very large veg garden, land for chickens and maybe a couple of goats. But until it’s my time I’ll have to do with my allotment and small garden in London. Please keep making videos so that I can dream along...

Just happened to stumble upon this video when visiting KZbin (I'm living in Stockholm, born and raised), but have always (or at least for many years) dreamt about a life at the countryside. I bought a home in neighbouring Finland 14 years ago, it was a brand new apartment in a cooperation, our laundry/ ski prep room was also the nuclear shelter!

About firewood: you can easily buy a truckload birchwood. It is not very expencive, check blocket.se or ask your neighbors. For chimmeysweep: the community have sweepingservice, call them and just get it done. It is cheap and then you talk to them for a yearly sweep. Abor the problem with laundry: put a washer in a shed. It is easy to get a (drowning-) pump from the well to the washer. In my summerhouse in Sweden I have a washer that is from the seventies that I put up under a birchtree every summer... but if you have a good shed it is easy.

The pine resin will build up creosote in the stove pipe, meaning it will clog up/ close off the pipe. It can cause a fire in your stovepipe.

Not if you burn with heat and burn some aspen wood in the wood pile. Pine is good, spruce is better, they are slow bugning wood and keep the fire at a even temperature. Good luck. 👍

I was first looking 12 or so years ago, but kids, work and things got in the way. A bit of health excitement and being fed up with the 9 to 5 got me looking again and it is amazing how technology has evolved and made things easier. Chrome translating web pages, KZbin with lots of good information, Duolingo letting you learn a language for free. I'm not the biggest fan of technology, but some of his it has evolved has been spectacularly useful. Thanks again for the information, and the reply. I will keep dreaming - and researching👍 Russ

Your swedish is very good! So keep speaking and it will be "perfect" in no time. I've bougt a house that have no water. That came as a surprise and it will be a struggle to wash by hand. But our own place is so wonderful to have, to be and just relax. :)

Furniture is rarely included. Most of the time it's included when someone owning the house has died and the relatives don't want to go through the hassle of selling off all the stuff. Properties on the countryside does more often come with some tools in the shed. Sometimes even with a decent traktor. And sometimes things are just there to sweeten the deal :-P I wouldn't do a house that isn't connected to running water and electricity, but I would do one that use firewood for heating. So the "Sotare" can show up a few times a year to inspect that shimney. It has to be approved by the "Sotare" before you can burn wood. One advice would be to check if the shimney passed previous inspections because if it didn't it might be too poor to even fix. 20k punds is a pretty good price I think, and it's very much dependant on the location. If it's located in a town for that price, don't even bother because there's a reason why people don't want to live there and you'll find that out sooner or later the hard way. 2000 sqm size property is pretty common, even in the towns.

Here, in New Zealand, we usually have a solicitor to handle the legal aspect, probably similar to the UK. You mentioned mosquitoes, we have Sandflies which reside in mountainous bush/forests waiting for any mammal to come along! They're horrible. Rural Sweden sounds gorgeous and can imagine how you'd love it.

There are ppl you can hire to aprove the building, a so called "besiktning" of the property and if there are any major issues with the building wich the person selling the house now about but did not tell you about, the seller is in trouble

Hej Jennifer, great video! Hemnet is indeed very addictive. And it is a very good site with it's criteria to select. Although I miss the floorplans and land registry. I'm looking in the same price range as you did. Over here in Holland I find myself overrun by people, cars and noise. And since the first lockdown last March (we're currently in our second one) I've been looking for an affordable and quiet cottage in Europe. That journey has led me to Sweden! And Kalle Flodin has led me to your channel. The tips you gave are spot on, and always, always checkout the house yourself and read the legal pack (yes I've watched loads of homes under the hammer) The bidding and realtor work quite similar in Holland. It’s just something to be aware of for the summer months, that’s all. As I think I mentioned in the video, when we went and stayed by the lake in August, we never had any problem with them

@@lph7369 you need to be. I love Sweden and the Swedes. It seems like the most idyllic place in the summer with all its lakes but unfortunately it's not an option for me because of the mosquitos. They are numerous and super aggressive. No aimlessly flying about.... they are straight in! Its definitely worth testing it out on a holiday first.

Hmm, that part about the chimney sweep (inspection) seems a bit strange. According to Swedish law you have to have regular inspections of your chimney and the previous owners ought to have records of this. I'd ask for it if I were you. But I'm also fairly sure you can get in touch with your local "kommun" to ask for the details around this topic. The buyer has an absolute investigation responsibility for things that can be seen during an extensive inspection. Therefore when people buy a house in Sweden they always normally hire a building inspector that looks at everything that you might miss. He also usually have an insurance if he/she miss something. The cost is a 5-15000 SEK depending on where the house is and how big it is. The result is also a useful tool for haggling the price Consider that you can basically go anywhere you want and pick berries and mushrooms. And if you like fishing it is usually very cheap unless in certain places, like 200 SEK for a year. No hunting though or cutting down trees unless its on your property

The uk you do not have to use a solicitor you van do it all yourself . But solicitor keep a track of the paperwork does the registration with land registry. Keeps eye to surveys does searches . Generally if a mortgage is involved in the purchase then a solicitor act as a guarantor for the money they hold the money on your behalf and the banks behalf they bring it all together. Its a safety net.

Hi! I’m glad that you are enjoying Sweden! Maybe you already tried it, but when you spoke about the bank I actually think Handelsbanken can be your answer to get a account here in Sweden. Maybe it makes your life more easy. Maybe you can’t have a credit card but I think at lest a debit card, and Handelbanken exists in the UK to. I think I you have a account in both countries it’s easy to transfer money between them. I’m not 100% shore that it’s still is easy but check it up if you not already have done it! Have a happy holiday!

I would really love to move to Sweden. It seems like such a fantastic country. Most of my favourite people are also Swedish. And I'm feeling less and less Welsh every day. :( Unfortunately, I don't think it's on the cards for a while yet, but this was a very useful video!

On blocket.se theres many firewood sales. How can deliver too you. Often birch wood. Spisved is it called in sweden if you want too use it too an stove. Pannved, is it called for use in an open fireplace. Good luck

Nice story and I can relate to a lot of what you've said 🙂👍 I am a Brit I too and I worked down in the Falkland Islands back in the mid to late 90's which is a truely beautiful place 😲🤔 I lived in Stanley (the capital) where they had a population of only about 1000 people and 800 military who lived on a camp right at the edge of town, there were no trafic lights, roundabouts, dual carrageways or motorways anywhere oh and virtually no trees anywhere except a handful of pine trees which grew in the churches grounds 😲🤔 I used to fish there too for seatrout which were massive and mullet as well, but no salmon for some reason ?? I now live in the south of Poland I've been here for nearly a year, we left the UK at the start of the pandemic and it feels much nicer living here where the houses are much larger and where you get a much much bigger garden and the house prices are cheaper too, we now have an acre of garden and 5 bedrooms and with 2 garages and a barn, the language is a little bit difficult but I'm learning and am doing not too badly, and best of all, the Poles are miles ahead of the pandemic in terms of everyone wears a facemask everywhere both in the streets and in all shops, on the downside all pubs and restaurants have been closed for several months now this is the second time they have been closed (they were open during the mid to late summer) and while Covid-19 is here too the numbers are a lot less by 1000's 👍 which makes me feel safer which is also good because we have no lockdown areas like there are back in the UK the tier system doesn't exist here 👍 Overall I love it here and I have no intention in leaving here or moving back to the UK, you mentioned mosquitoes, they are bad here too in the summer and have received some nasty bites 😣 but you can never be prepared for these things even if you do come from Scotland 21:03 and yes I do come from Scotland where I'd say the midges are much, much worse 😅 I have been to Sweden myself a number of years ago, think I've been there twice in Stockholm which is very nice

Hi! Lovely to hear that you thrive here in Sweden. As for buying firewood, try the site blocket.se and search for "ved". Most likely you will find someone that even delivers wood to your property. Or ask the neighbours.

Been thinking about buying a small house for a while but a bit scared about hayfever and don't like loads of flies haha. Was looking at the south of Sweden, less snow etc but it appears to be a bit cheaper the further north you get

I guess it will depend what you’re expecting from your house and how handy you are at fixing things. My cottage is less than 2 hours from Göteborg and cost around £20k. Don’t have many flies in my new house, so perhaps you don’t need to worry about that!

Hi Lily, I believe the answer to your question is yes, that you could lose the 10% deposit if you don’t follow through once you have won the bidding. The Swedish house buying process is so different from anywhere else, as you can pick up the keys within days of agreeing to buy. I wish you well on your journey!
