Loved this video Daz and Claudio. Daz you’re a star and your content has quickly become an invaluable resource for me. I love the focus you place on prices/cost for relevant expenses and topics and how you present the information. Claudio you clearly know your stuff on the Pattaya condo front (as do I) and you come across very genuine with a create sense of humour. Thank you very much guys :)

Another excellent and useful video. It’s amazing how when Daz comes up with a feature or series others follow. He is streets ahead of the other KZbinrs. It’s been very helpful mover the last 2 years that we have been away.

I have utililised Claudio's apartment on my holidays and has been an absolute pleasure to deal with. The condo is centrally located to all the entertainment precincts, yet far away from the blaring music. Making a booking is a hassle free experience and a seamless process. I have found Claudio very pleasant to deal with and very accommodating. At the end of the rental period, he does a quick reading of electricity & water and final payment is a breeze. PLUS YOU GET YOUR BOND BACK IMMEDIATELY, NOT 3 MONTHS LATER LIKE OTHER REAL ESTATE AGENTS. Would definitely use his services again on the next occasion I decide to visit Pattaya. Thanks again Claudio for your assistance and meet up again on my next visit.

@@claudiospies1905 I will be in Pattaya November 3 and will need a place. Currently looking for a 1 month rental, although, I am planning on staying at least 6 months, so my options are flexible. Maybe extend a 1 month to 2 months or longer.

Especially in Pattaya there is a risk if you buy a condo. Pattaya has no zoning and so it can happen that you buy a condo in a very quiet area and soon afterwards bars open next to it. Look at the newer Tree Town area. I know people living close to it. Many years this was an empty and quiet place. Now they hardly can use their condos anymore because of the often extreme bar noise. If you cannot even watch TV anymore and hardly can sleep even with earplugs then you have a problem. Special additional windows and doors inside will not help against deep frequencies. I know a guy there that has 3 balcony doors (European products) in a row and each one has triple glazing. It is not enough. They complained at the city hall and police and even made signature lists. Nothing ever changed. It just got worse. In such a case your investment might end as a total loss. You cannot use it and you cannot sell it. And you have no guarantee that this will not happen to you. 1 noisy bar can be enough already. And mostly there is not much you can do against it. This is my experience after having been living in Pattaya for almost 30 years. I had to move several times because of noise. It is better to rent here...

Amazing video, I love this guy you got on there. You guys should do more videos together lol. It’s a pretty good idea if you’ve got the extra cash laying around to buy two units in the same building live in one rent out the other and since you’re in the building of the other unit it’s very easy for you to take care and maintain any problems that arise.

Great video, no doubt. Would be interesting to hear the comparison, how much this type of real estate investing in Thailand, compares to real estate investing in home country or stock market? Just clarification on ownership. In a condo building, a foreigner can own in his/her own name as long as more than 51% of building is owned by Thai nationals? Please clarify. As always thanks for the video.

How can you consider this a "make money" situation when in reality it will take at least 10 years of monthly rentals to pay the initial investment of buying the condo? It's all good - like the video, first time seeing you here. Good job

I recall the story not too long ago of an expat that rented at a discount some 8 units in a condo or a hotel with the intention to rent out to other expats. well, he was not able to rent all the units for various units and lost a ton

As a farang, expat, it is possible to get a mortgage in Thailand but as Claudio stated to me, it will have to be in a Thai company name. I'm going through the process right now.

Condo blocks are split 51% of condos must be Thai owned, while 49% can be foreign owned. So you CAN fully own your own condo 100% as long as it is designated as " for foreign ownership "

claudio didnt speak about buying and owning a condo , as i understand it farangs can own a condo outright , but cant own a house or land , how about avoiding using a thai company to own the condos can we have claudio back on speaking about owning and buying property , i have been thinking of retiring to thailand and renting or buying a place of my own ,the £90 PCM ground rent claudio mentioned isnt too bad , i was thinking of buying for myself in BKK around lumpini park area , take it easy see you on the next one

Renting out can work out OK, if one gets good renters, if you can afford the overhead when not rented out, you still have to deal with Thai building owners, maintainers, etc. And what about legal issues if the place gets damaged, trashed, or leaks and other things cause damage to adjoining properties

If I listened to you ten years ago I would not have several condos that are earning good return. People that have the cash to start a business make calculated risks unlike you that thinks businesses like this is like a casino with so many odds against you.

​@@claudiospies1905 I invest in luxury condos that cater to foreign executives with housing allowance. Straightforward formula, count the number of office buildings vs number of luxury condos. In my area there are only three luxury condos vs 10 new office buildings going up and the area is almost fully built up. For future investments, I look for 5 star hotels that are getting built as they have done all the research on the expected growth of a particular area, especially hotels that cater to executives. The way to secure tenants is through the Human Resources manager as they help newly arrived executives find a place to live. Once you get an international firm as a client, they will go with you for a very long time unless you provide really bad service. These firms usually bring in executives on two to four year contracts so you just have to know what type of units they prefer. Two-bed units are the safest to buy as foreigners will most often expect visitors. Dealing directly with HR people also bypasses brokers who will charge you one month's rent for commission.

I had been going to Thailand for years and had all the info. But expats buy any normal priced condos and then do rediculous mark ups. It took me a year to find my condo. I know an Englishman who bought 16 condos at double the normal sell price and he is bleeding money.

@@ChillinginLuzon... It took me a year to find a very well done, renovated condo right by big Buddha and 12 min walk to walking street. Avoiding property flippers is difficult. Right now... Condo prices are normal with an older condo going for 750k to 900k in town.... Try the Yensabi condo block. The east side overlooking the pool is the side to buy. The west side gets loud music from the bars and the afternoon sun. I bought in the Hill condo block... A quiet place facing south over palm trees.. So no sun.. And a partial sea view.

How do you evict a tenant who stops paying rent? How does that process look like in Pattaya?

Thank you very much for taking the time to give me this response. Here in Canada it can sometimes take a year to get a tenant evicted and then the sheriff's office charges you $3000 to get the eviction done. Some landlords resort to paying the tenant thousands of dollars to move out instead of going through the courts and then paying the sheriff's office. And during covd no landlord could evict any tenant at all!

I assume Claudio is fluent in Thai. Without a lawyer or Thai partner, how is the average farang supposed to get up to speed in the fine print of ownership, Air BnB, or rental issues? Since Thailand is notoriously mired in paperwork details that shift all the time and since Thailand is notoriously, increasingly unfriendly to expats, isn't the proof of the pudding a successful outcome after a violation or lawsuit is settled in favor of the farang going it alone? I just have the feeling that a lone wolf farang would never be able to defend himself against Thai accusers. And what about Thai shakedown artists, primarily the police and inspectors?

@@Alex-me4qx Well if your theory is correct why do so many YT sites do Vlogs only what it costs to retire in Thailand? At 34 yrs, did you get any financial support from your family or inherit any money? I don't know many 34-year-old who have paid off their homes without some kind of support.

Coming from Chile, you can have a wife three mistresses all pregnant and if you just up and left they are stuck without you having to pay for anything.

Buying Pattaya property as a superior alternative to other investments, such as stocks, ETF’s or even holding cash (in a higher interest rate environment) really needs to be thought about seriously. Some people just love property despite the drawbacks of investing in a tourist city which busts and booms with regularity. I guess it gives Claudio something to do as well, but I prefer lower risk investments, which over time, will most likely generate better returns, both growth and income, than Pattaya condo’s.

If buying and selling and renting condos in pattaya was a money maker there would be no Bars..lol...just ask all those Russians how their condos are going....It would be a very small ROI...an ETF would give better returns imo..

Property in Thailand.....very risky. Older properties are not favored here. The yield (profit) will be around 3% on your investment so isn't it just easier to purchase ETF, mutual funds etc.

@Lancashirelad I bought a house in London and it had tenants for 15 years paying the mortgage and now it is worth 3x Concern about Pattaya is the very tenuous state of economy, massive oversupply and empty condos. Also local people prefer not to buy "2nd hand". There are easier ways to make money.

This video was heavy on the rental aspect but I'm not concerned about how to find tenants or renting. I'm more curious on Claudio's ownership. To clarify: If I have the cash to buy two condos. I can put both condos in my name (not a foreign corporation) and I will own both 100%? And I can do this by working with a real estate broker not an attorney?

I went to the land office with the owner, realtor and myself. An hour later the title was transferred to my name and passport number. Then I paid the owner 1.1 million baht in front of the land title guy. It was a simple thing.... I looked at the condo on Saturday, made an offer on Sunday and was moved in to the condo Thursday... As it was in my name by Thursday morning.
