My landlord increases rent a lot and too much..over 10% I've had it with this guy! He rents rooms in a house and waits until social security tenants get raises and comes and takes our money..

I'm in Idaho in my rent tripled in the last 3 years I went from 400 to 900 the property tax commissioner telling people to kick the renters out they can get more money from somebody else and that's illegal to me they shouldn't be telling that to the landlords but they are here in Idaho

There's something wrong with this. My landlord raises my rent every year. During the pandemic we had an emergency order in place. I cited the law to him and he backed down the increase or he would have been fined. There is also another problem with these rent increases. A moral one. We tenants across the nation have been subjected to these unethical rent increases. This increases homelessness. With prices of housing falling, will they have to reduce rent prices. I believe so.

Inflation is everywhere. And as long as that continue Rent will go up. You can't expect landlords to keep your rent the same when increase are happening everywhere. Instead of blaming the landlords complain to the government and service companies necessary to keep you housed about inflation and higher cost to maintain your housing. It's easy to complain when you are not subject to all the incraeses. property taxes, insurance, water, trash, and everything else it take to operate the property. Property Taxes and property insurance is ridiculous. Calculate them and learn. It is not the landlords. In fact in California we can only go up no more than 10% and at that rates some landlords can no longer rent anymore and have to sell their homes and you will find yourself without housing. Stop blaming landlords!!! We are on yourself and we all shoukd be working together to keep you guys housed. It is not us. It's the system of high cost and price gain for government and service companies.

Our landlord raised our rent up to 10%, gave a 30 day notice and expects double the deposit on top of rent. We either pay her or my family and i are on the street

@spooxbeatz805, If you're already living there, having paid rent, why is the deposit coming into play here? Deposits are only BEFORE you are a tenant. 😱😒 You need to call someone from the city or state regarding tenants' rights. And do not sign anything before you find out! Good Luck! 💖🙌😺

Beside mortgage payments, landlords have to pay property tax, rental tax, rental insurance and pay for repairs of the property. These expenses go up every year with inflation. If you are a landlord, will you be willing not to increase rent? Lots of retirees rely on the rent income to supplement the cost of their healthcare.. Your state is a shithole. If you want a better life, VOTE for somebody who cares for you and stop whining. Californians!!!!

Los Angeles, OC. When this law went into effect I think 2 or 3 years ago the Max was 5% + 3%, The 3% was the max. When and how or who changed it to a higher Max from the 3% ???

It's 5% plus Consumer Price Index (CPI). The CPI changes annually and I discuss where to find in this video...

I guess I didn't make myself clear. Yes I am aware the CPI changes, but when this was put into law about 2 or 3 years ago here for LA, the max was set at 3% no matter how much CPI/Coast of living/Inflation goes up, and no more. Somewhere, or someone changed it to 10%. Also I was interested in who or what caused this change? @@WIREassociates

@@intheair2777 , Apparently, it was 3% for THAT year. 😛 That's why it's beneficial to know 'where' to look for that yearly %. Remember, who is presenting this info__a 'real estate' organization, which generally favors landlords' rights.

i guess my only question is are rent increases indefinite? every year itll just continually go up 5-10% so a house that was 1200$ for example will never have a cap because of the economy and inflation so this same house will be 2500 one day 3000 5000 is there nothing that has a cap?

Unless there is a law that's passed that caps it, then it theoretically will keep going up. Or a tenant could ask for a multiyear lease...that could cap it for a while.

Santa Ana resident. 30 units build before 1995. In 2021 we never received the new rent increase ordinance. Nor the just cause in 2022 nor the rental registry 2023. Rent was increased every year. Also now an additional $45 water bill which was paid by landlord before the ordinance. Again never received the ordinance. Oh and the building has water leaks constantly over the years to present. Units are all studios but some have 4 adults and children. Yet water bill is same for a single person or 4 adults and above. We have mold, we have no on site manager or maintenance person. We have no amenities. No landscape, just dirt. And city code violations have never been completed before the rent increases

They are definitely wrong in many ways. You're required to have an onsite manager for 16 or more units, not to mention the other issues you mentioned.

@djmelimel21, Sounds like the way your water bill is being charged is through a 3rd party company, which as far as I'm aware, is illegal when talking about utilities. Unfortunately, rent will always increase every year, no way around that. 😢 Where are you?__I live about 6 blocks east of downtown. 😺

I was curious to see you list 9.2% for San Francisco, considering that the Rent Board of San Francisco announced last year that the highest allowable rent increase was 3.6%. How do you account for this disparity?

Not all properties in San Francisco fall under the Rent Board's rent cap 👉 sf.gov/information/partial-exemption-newly-constructed-rental-units These properties may still fall under AB 1482 and that's where the increase will be capped at 9.2%.

The big issue i see here is that only leverage left for landlords is to actually make sure they increase rent every year or as soon as they are allowed to and up to allowable amount as per law. That will lead to even higher rents. Specially in cases were rich tenants make lot more money than landlords. I am afraid that at the end those who should have been protected most by all these restrictions and laws in long run will suffer most. Hope i am wrong.

Renters deserve more protection against greedy landlords, it's basically impossible for most lower wage workers to find a place to live in my area, average rents have more tripled and minimum wage has barely moved.

sadly PERS recipients are 'not' also subject to similar administrative restrictions with their COLA's. Perhaps sooner rather than later, SC might take up this form of rent control and deem it comes under the 'taking' clause and mandate that all jurisdictions cease doing so 'and' be mandated to pony up what jurisdictions have 'taken' from property owners in the form of $$...

Hi I am confused by oakland, CA's rent control. They said annual allowable CPI rent increase is 3%. And from August 2022 to July 2023, the allowable rent increase ceiling is 10%. Does it mean the allowable rent increase ceiling is 3% for Aug 2023 to July 2024?

You need to discuss with an attorney before moving forward...with that many roommates, the property may not be exempt and it will change the process.

The CPI index changes on a monthly basis. How do you know which month's CPI to use when calculating rent increases? Is it the most current month's annual CPI change, or is it based off of the annual CPI change of a specific month?

The chart I created is the increase you use for the entire year...from 08/01/23 to 07/31/24. The law stipulates the increase for the year is the annual change in CPI from April to April, or March to March if April numbers aren't released for the region.

Hello, 12 month lease expired and we have just been month to month for the last two years. I know there is no cap on how many times rent can be increased now, but to better understand, I would need a 30-day notice for the first increase and then a 90-day notice after that, or just a 30-day notice each time? looking to know if the rent could basically be raised every month or every other month until I decide to move out or be told to move out? Also, would the recent flood-causing repairs be considered a no-fault eviction?

Any increase of more than 10% within the past year requires a 90 day notice. So if they give you a 10% increase in January with a 30 day notice...any additional increases for the rest of the year (even a penny) would require a 90 day notice. You can't really be evicted for repairs for a flood...you should be housed somewhere else until they are done.

It depends whether the building is designated as Section 8 or the renter. If the building, then rents are capped. If the renter, then not necessarily.

My husband and his two brothers bought a triplex apartment together many years ago and they each own thier unit. Now does my husband's one unit from the triplex part of the exemption if he were to increase the rent for our tenant? We haven't increase rent for 3 years. Thanks for this clear information. You earned a new sub. Just a question, if you are exempt from AB1482 is there a limit on how many times you can increase in a year? Let say instead of giving a 20% increase, can you do a 2 x 10% increase 6 months apart? SFR in San Diego county.

Thanks for watching! No, no limit on the number of increases, just note that any increases that are above 10% within a 12 month period would require a 90 day notice. In your example, the first 10% increase would a 30 day notice and then the second increase in 6 months would require a 90 day notice.

21% increase is high. I would check zillow for cheaper apartments. I saw one on zillow in martinez for a studio apartment for $1175/month.

A fixed term lease would need to have the rent increases negotiated into the lease itself, otherwise a landlord can't increase the rent until the fixed term (12 months in your case) is over.

Depends whether a property is exempt from AB 1482 or not. 2 if the property is subject to AB 1482 and as many times as a landlord wants if exempt from AB 1482.

Nope, 5% plus CPI with a max of 10%. Some areas it is lower if there is a local regulation setting it lower.

Good point...as noted in our last video, rent increases are slowing and have gone backwards in some cases, but that is for new rentals at market rate. It's not easy to collect data on rent increases to existing tenants.

rent should be according to income and match the renters needs especially for those starting all over again. what happened to 675 or 775 rent for two bed room and studio. we need to bring this back into all community's of California.

Christian - confirmed the below with the main concern being any last ditch efforts by the city council to withdraw the increase maybe citing the reemergence of COVID RENT INCREASES UNDER THE RSO Landlords of RSO properties can resume allowable rent increases effective February 1, 2024. No banking or retroactive rent increases are allowed. The annual allowable rent increase under the RSO from February 1, 2024 through June 30, 2024, will be 7% unless amended by City Council. An additional 1% for gas and 1% for electric service can be added if the landlord provides the service to the tenant.@@WIREassociates

Algorithm pricing.Bleed the people who can barely pay the new rents, AirBnB other units, and/or leave some units empty. A manufactured housing crisis to jack prices on all of us.

Due to ab1482. I increased a month to month 5% CPI in Jan 2023 , again 5% June 2023 for total of 10%. When can i increase again? Due to crazy home insurance & reesecced due to a death of a joint tenancy. I got hit hard in kern county.

You can increase to the maximum within a 12 month period, so it looks likes you can do another half increase in Jan 2024. Bear in mind that the increase may have changed for your area based on the local CPI. Your two 5% increases were for the same $ amount, correct?

Everyone is dealing with up to double home insurance. Ouch. Can I increase 1 time including + the % CPI in Jan 2024..would like to get it to a 1 time a year.

If it's an apartment building, then it's probably subject to AB 1482 and this would be an unlawful increase.

Rents for commercial properties do not have the same protections as residential properties...you should have an attorney review your lease.

Hey Christian, from what I researched, if my landlord has his property in a “living trust” which under 26 U.S. Code § 856 Definition of real estate investment trust; a living trust is considered a real estate trust and the property (single family home) is not exempt correct?

No, that's incorrect. A living trust is not a REIT and a property does not lose its exemption status for being in a living rust.
