Love this video, finally someone who breaks down the actual quotes.. as a first time buyer with no industry contacts it’s sometimes difficult to wrap your head around what the costs might be for a fix up property

I agree... your costing are missing so many things you mentioned while doing the walkthrough.... and other things you forgot from holding costs (finance, utility bills, insurance etc) to skips, certificates etc... not sure if you did it 🤔 but show a video of the after and confirm all the costs as I a, sure you do not want to mislead your viewers...

Like some other people in the comments I am a little weary of the prices given for work estimates and some of the minor details regarding certification for works etc that are not included, however I’m not going to say they aren’t achievable as I work in the commercial sector and kitchens from places like howdens are practically handed out to companies like the one I work with because of the the amount spent with them. I would say as some one who works in the building industry that all of the prices given in this video are achievable for people who have connections or deal with tradesman regularly , however I would also say that the average homeowner or a first time flip investor would not achieve the costing shown with a high standard finish The fact you are showing the amount of details you are in regards to the way you source, purchase, refurbish and sell properties is great

Think take out kitchen wall full open plan breakfast bar or island separation IMO that wall is ugly. If you going to do it do it right sure it’s not a supporting wall

Nice, I think you forgot the cost of the bathroom? Also the £4k is for fitting the kitchen - what about the cost of the kitchen? Has that overall value included the cost of all material? Do you recommend just getting a builder to do everything or get individual people to come in? So electrician, gas engineer etc if so - what do you start doing first?

I appreciate this video, but I think it's worth noting that these prices are for making it LOOK nice and newly-renovated so you can maximise profits from a flip. If you wanted to actually live in the house long term, you'd want to spend quite a lot more for better quality, or you'd regret it in a few years. Like even a fairly low-end kitchen would be £8k.

Love the numbers but the work vs end value is a little close? I just completed my first flip and I got £21k net profit from a £43k flat in Dundee that sold for £80k after a £16k refurb + kitchen to bedroom switch. You're refurb prices are really low though compared to mine which I love! Did you get any discount on the property? Awsome video!

Thank you for your message; the area that this building is in, is very sought after. Rental is fantastic. I would put this on a long term contract with the local housing authority and finance it based on a commercial valuation. So I might achieve more than what I said in the video 🙏🏼

By saying change the central heating - what does that include? And what would make you change it completely?

It includes changing the old boiler to a new one and replacing all the radiators and pipes in the property. When you go to the property you can see wether it needs updating or not and if you are unsure then I would advise to get a professionals opinion 🙏🏼
