There's definitely a market for this visa but it's catered to the top 10% wealthy who can afford it. The sentiments on ground of retirees already here for some years are looking else where. The real estate in thailand is struggling to pickup(Bkk post) due to the visa policies and foreigners are choosing to rent instead of buying cause of the rules. You made a valid point on gradual increments but greed seemed to be apparent. In the meantime the other SEA countries like are capitalizing on it. Let's hope things work out in Thailand's favor.

I know you're promoting real estate too, so these proposed tax rules on funds remitted into Thailand would have huge ramifications for those who want a long term visa as they're prospective buyers of real estate . Let alone spending a lot more than short term tourists . I think real estate developers, agents etc should form a lobby group or an advisory group as this visa has more impact on the Thai economy than just tourism or tax revenue . It seems to me that there is little liasion between various departments within the Thai government .

As always, thank you for a very concise video regarding the new “Bronze” package. I was fortunate to have gotten into the Elite visa system in 2022 and was quite happy with my choice. With that said, because of the changes made to the Elite visa and being rebranded into the “Privilege “ packages, at the end of my Elite visa in 2027 I will see what my options are at that time and may decide to move on. 🙏

I have the Elite Visa. If I had to get it now, I wouldn't. I would get the DTV hands down. Almost the same as the 5-years Elite visa at a fraction of the cost. 650k (previously 900k) VS 10k. You get almost the same deal for 1.5% of the price of the Elite visa. It does not make sense to get it nowadays unless they granted a tax exemption as for the LTR, or other perks that are worth the money. They cannot justify the price anymore.

@@JettGunther 5 years. Once you enter Thailand with a DTV you get a 180-days stamp. You can extend it for another 180 days at immigration so you can stay up to 360 days in Thailand without leaving the country. Then you can do a border run, enter again Thailand, get another 180-days stamp, extend it for another 180 days, and repeat the process for up to 5 years of validity. In a nutshell: every time you enter Thailand you get a 180-days stamp + an 180-days extension if you want to extend, during 5 years. A few of my friends already got it and it is what they told me. Also another youtuber (can't remember the name now) interviewed someone at immigration and that is what he said . I will try to find the video and let you know since he clarifies everything regarding the DTV:

If what you said is true, then they've upended any reason to get any other visa at all. From discussions I've had with "people in the know," they said the DTV has gone overboard in its leniency, being too much of a free-for-all and bringing in "all sorts of folks," and so there's talks of re-examining it to make it more strict. That's all I know. Let's see.

As for making it more strict, well, I knew that would happen since the DTV was available. Easy to get, cheap, and prone to abuse. As it happened in the past with the volunteer visa, then the ED visa, and now it'll happen with this one. I told my friends, if you want to get it, do it now before the make it more strict.

Great job as always. I am preparing to come and live in Thailand but the choice of visa is just a disaster, especially for me being 34 years old. I was interested in the Elite Visa program but as no work permits are granted unless you have made a very large investment to become Elite Visa Plus One which ends on December 31, 2024. However, the price of Elite visas is expensive. compared to the advantage it gives. It's really a shame. Now I am forced to take a DTV visa which does not suit my situation but unfortunately I have no choice. Visas are a very big weak point for Thailand which will force people to live elsewhere more and more.

I bought my 20 year before the price increase. I still don't live in Thailand yet but it was worth losing 1-2 years off the time to get the lower price. I also wish there was an exemption on foreign sourced income. I pay taxes in my own country that has a tax treaty with Thailand so shouldn't be an issue but I wish I didn't have to think about it at all.

There are ways around the new tax. Any savings you had pre the new rules can be remitted tax free (just keep them separate from new income). Further, you can remit unlimited funds into Thailand in a year in which you are not a tax resident in Thailand (i.e. a year in which you spend no more than 6 months in Thailand) and this money won't be subject to the tax.

Thank you Jett. You explain things very simply and understandably. Appreciate you. Before I make a commitment to Thailand I would need to have a long term visa like the 20 year elite. Otherwise doing it year by year is how I will proceed if I relocate to Thailand. With the constantly changing visas and requirements and costs, it makes me want to choose a long term option that I know will last. Especially since I am at retirement age. I am getting too old to understand all the details and jump through the hoops. If Thailand would accept me, I would be a cash cow into the country, just living in a condo and spending my money I made in another country in Thailand. Retired people are no problem for Thailand really. We are a big monetary benefit.

I was going to get it and buy property but because of the ongoing changes and tax situation i decided to take my residence to the Bahamas instead and now will not bother with thailand for retirement. For me to much uncertainly plus no freehold property like in Bahamas and my permanent residency in Bahamas is for life and no need to ever go to immigration again plus bahamas more stable for investments. Plus tax except.

I have no idea why anyone would even bother with this visa anymore. 🤷🏻♂️ I was living in Thailand on a legal ED visa and applied for an elite through an agent back when they were 500k. Found out months later that they would no longer approve anyone with a previous ED visa. Agent said 8 out of 10 had been denied. Gave up, moved to the Philippines. ❤ If I ever decide to move back I’ll get a DTV. Less hassle and nearly free in comparison. It is kind of funny watching them “drop the price” now. 😂

I've considered using your company in the past, but if you will just shill for anything for a few bucks, it shows that in other dealings you will not have MY best interests in mind - just $$$. Very disappointed. People love Thailand, and want to organize their future, living there. Yet, this immigration business, changing constantly, creating barrier after barrier (Taxes, Insurance, Constant reporting etc.) is so controlling, chaotic and unstable, it makes it impossible to invest in that future. Thai authorities mistakenly think that all of us spend our lives drunk sitting in pole bars/red light districts. Most of us are respectful, decent people adding a lot of $$$ to the Thai economy, living our lives there. You should try communicating that message to the immigration authorities.

Find me another subagent who is more openly critical of this visa than I was in the section 03:00 “Then it kinda sucked” “this immigration business, changing constant, reating barrier after barrier is so chaotic and unstable, it makes it impossible to invest in that future.” The Elite Visa is EXACTLY the thing that bypasses these immigration headaches you mentioned. Got mine in the spring of 2022 (using your link) after spending an entire afternoon at the Chiang Mai immigration office to get a 30 day extension. I decided that was the first and last time I would ever visit an immigration office. And I'm well into retirement visa age. It was money well spent.

The requirements have always remained the same. In terms of benefits, any future changes are not retroactively applied to existing holders of the visa. For example, they used to offer a lifetime elite visa. And despite having canceled that, anyone who bought it still has it effective for life.

I hold a 20yrs Elite Visa. Currently, sadly, it is a regret. The offer changed with the new Elite visas first, then the landscape changed once more with the cheap DTV. One thing is sure, that Thailand frequently changes their visa and immigration offers. Maybe some point in future Elite visa will hold a good value again, for right now it is money wasted.

@@JettGunther do you think so? wrong! the 90 days report drop off free doesn't the case anymore. the advertised discounts, like members for lounge at airport, if buying for my fiance entry, have zero discount; a lot of the offers coming up more focused on the "new" memberships vs the "old" ones, and their offer to switch to the point system was a bad joke, for wanting like 70k a year on top of the million paid?! top this with the visa free entry extranded to 60 days, the DTV, the tax issues announced soon after purchased, i see no reason if i could go back to go the Elite visa way, really. again, this is an opinion, but least a first hand one, since i had actually forked out a million baht for the 'privilege' :)

The Privilege visa needs an exemption on foreign sourced income to be competitive. It is merely a tourist visa, with no work permit attached, no social benefits, and no path to PR. Those that can afford it want the freedom to import foreign funds without a tax nightmare. Having to enter the Thai tax system, declare and be tax up to 35% on remittances, makes a long stay in Thailand unattractive and full of hassles. All the talk and uncertainty of worldwide tax means Thailand is becoming a no go zone for high net worth individuals seeking a long-stay. At the moment Malaysia, Philippines, Singapore and HK are the Asian countries high net worth can consider for a trouble free long stay, as there is no tax imposed on foreign income and no talk of worldwide income tax. We can declare and be taxed where we derive our income without needing to declare and be taxed a second time during our long stay. I think tax changes in Thailand are going to be the death of this visa not the cost of it.

Because as far as I know, no new policy has been passed, nor are there any substantial bills in parliament regarding this. All that's been officially done was the closing of the loophole where income brought in the following tax year wasn't taxed. But that was a closing of a loophole, not a proactively new tax policy.

Price would still have to be lower to consider this great, considering all the stuff that was taken out and the DTV competition, but just my opinion. 850 thb in Bangkok for someone to come pick up the passport and do the 90 day reporting for you? I hope nobody's doing that. I've been living in Pattaya for a couple years and doing the 90 day report online (which is free) and never had an issue (I always do 14 days in advance just in case). I take a pic of the approval email on my phone. If I did have an issue, there's visa agents here who will handle it for 100 thb. 5 min walk to the office to drop off the passport. To each their own though.

DTV basically stabbed elite visa holders like me. Basically we paid 30x more than DTV. That is just bad PR. They need to cancel DTV.

Which tax law? I'm genuinely curious. What am I missing? Because as far as I know, no new policy has been passed, nor are there any substantial bills in parliament regarding this. All that's been officially done was the closing of the loophole where income brought in the following tax year wasn't taxed. But that was a closing of a loophole, not a proactively new tax policy.

@JettGunther I know quite a few. Correct, but the visa agents pushed the narratives. It was even on some of their slide decks. These are one of the bigger investment visa holders by way of volume, and the tax proposed changes will impact this sector.

Jeff, the 1 million Baht 20 year Elite visa (Superiority Extension Membership) never contained a free limousine service from and to the Airport. This was only included in the 2 million Baht 20 year Elite visa

We are not all millionaires,but a lot of people have money to live a comfortable retirement or semi retirement in Thailand ,and contribute to the Thai economy,a simple 3-6 or 12 mth semi retirement type visa ,with a rental agreement and Return Airfare in place ,most people come to enjoy the beaches ,weather ,food ,shopping ,golf etc and just want to rent a house or condo and enjoy Thailand for what it has to offer

This visa is good for rich peoples because they don’t need to do work ,but for normal peoples this visa is little expensive if they don’t work they can’t survive .but other things in Thailand is really good .come and enjoy.love from Bangkok ❤❤❤❤
