You are right sir ,frequent sale purchase of real estate is mentally disturbing as you have to deal with agents ,society office , govt offices , bankers .then 7 percent stampduty you have to pay for new purchase ,plus new project may have added property tax , inflated society maintenance cost . Then finding tenant for newly purchase flat becomes a new challange .

I'm usually overburdened due non efficiency of subordinates and passing the ball nature of my seniors. No holidays, No personal time and tonnes of responsibility. I feel I can earn more than this by jusy being a freelancer and can enjoy all the missing hobbies (traveling, reading etc.)

@@Shivam_Patel11 answer may vary person to person. but for a talented and sincere person, there are better options. for me, I'm overburdened due to inefficiency of subordinates and passing the ball attitude of seniors and I can't do anything about it. i just have to carry a lots of responsibility with almost no holidays, no personal time and what not. people stay absent for stupid reasons but a sincere person can't. one can earn more and have a bettrr work-life balance in any good non governmental organisation. you maybe surprised to know that a govt employee must obtain the noc from department if he wants to go outside india. so I couldn't plan any yet. so, better work-life balance, time for personal hobbies (traveling, reading) are the major reasons for me.

I am confused between Mivan construction vs low density projects. In Hyderabad you get one not both. Mivan projects come with 40+ floors and come with high density and low UDS whereas there are low desnsity projects with higher UDS but they ain't Mivan construction. It is a tricky choice in this sitution.

As Civil engineer I can confirm that MIVAN is currently the most feasible method of faster construction for tall buildings. So it can be high density or low density.

Thanks to Guruji, whatever little I have learnt, I can speak on that basis. Worked over, South of any city generally comes up as the poshest locality.... South Delhi, South Mumbai... Even NewYork is southernmost part of region... I'll request Guruji to explain the possible phenomenon behind it.... But South of any area, generally does well... Now, for a long time, Suth City II, sushant lok enjoyed this privilege... Then further southward development took place and sectors 63,63A etc became quite premium...... So, by this logic, Sohna should do really well but you'll have to be patient and give it time. It has geographical advantage with limited sideways development because of aravallis, and proposed wildlife sanctuary..... So the greens should stay around that area. Confluence of 3 important roads...KMP, Sohna elevated and DMIC gives it unique connectivity....and a proposed road joining Golf course Extn which I think will join at sector 29.... will again give lot of advantage. Overall...Sohna seems poised to do well.......
