One major thing when buying a gas station is to find out how old the tanks are. They have to be replaced every so many years and that's not cheap, It's $250k. to replace one of those underground tanks, so if you have 3 different fuel types that means there are 3 different tanks. I believe each tank after the first is cheaper because you already have the parking lot torn up to replace the first one Tanks have to be inspected every 3-years and replaced every 25-30-years. Some gas station owners will sell when they know it's coming time to replace the tanks.

@@ChrisWashburn Yes, At the very least for upkeep and maintenance. And that shouldn't be an issue if you run your business properly. If you keep your business up you should easily make that and more each day. That station they looked at isn't making that type of money because it's half run down, you can run a place like that but you're only going to bring in the grifters which are not going to spend very much money there, you need a nice clean place that stays busy so that you run a few hundred costumers a day.

My family is in the gas station business its only worth it if you buy the land and lease it out. The money is in the land the convenience store doesn't make a lot of money and you only make like 25 cents profit per gallon. And every tanker of gas could be around 30k. It's not worth it to lease it and operate it all the money goes towards the rent. I wouldn't buy one in 2021 personally, too close to the EV revolution. Unless I see potential for the station to be replaced in the future with a condo building a be bought out something like that and u only make money on that future replacement of you own the land.

Good idea about the partition in the backyards of the units. This gives the tenant an area to raise plants, put out a nice reading chair, and possible yoga area. This new found area translates into longer stays and less time w no tenant. Buy the property, build the partitions, and incrementally raise the monthly $55-$65 IF AND ONLY IF it’s currently LESS THAN market

First off, the car wash requires a special permit Second, all tanks leak, and the owner is responsible for the Clean up. Banks usually require soil and water sampling, to make sure they aren't buying an environmental liability. Gas station cleanups can be expensive. Third the tanks need to be pressure tested. A Gass station can be a good purchase, but the environmental can quickly put the site, upsidedown with your profit. Get soil and water sampling and testing done, before purchasing, to protect yourself and your profits.

The first thing I always like doing before investing into anything that requires constant care is the monthly cost to operate and have it up and running. There is this untouched opportunity in real estate that I actually came up with that can take advantage of this housing crisis, I see a lot of money reeling in these kinds of people because they are easy all set and ready to go there is no need to worry about them not having the money or the property. I would get int more details about it but this is a comment, the most important thing these days to keep things going is to keep things live. Marketing is another one, I spent my entire life learning about this from father to son, to son hitting 40X. You got to have the drive, because everything becomes boring. Everything becomes boring, the money, the property, the waking up and dealing with the constant tension because you know someone screwed up and your going to hear about it and you just want to get the money part over with so you can move on. That is the main thing that really gets things tense then boring quick because people in business are constantly taking there work stresses home. It creates this knot in the shoulders that is why massages feel great but if done incorrectly it can cause the knotting to get worse. People do not understand that it does not matter how much money you have everyone feels the dip just in a different way. A guy with under $3,000 in cash if he lost $2500 and is left with $500 that guys feeling a pinch , now a guy that owns a business and has $300 Billion in the bank, and loses $150 Billion both are screwed. If a person is losing more than 50-60% in little over a month they need to be worried. That capital which is in their bank accounts they have to find a way to stop the losses because when you start losing money that means that the replacement $ is not there, its not coming in. Reality is going to set, a decision has to be made. What do know is constantly on the mind who do you trust because once you start losing a lot of money your friends will too, everyone will that's just how the business World is, you win some you lose some, and you always got to have min 6 mons covered. You also have to watch the government, some have never seen money like this and they will come after you emanate domain is something that can used if they need your property or if some shady back door deal is taking place and his buddy wants to purchase it but can't because its not on the market and they want more than just your, they want a couple blocks they have they money their industry can be anything. There use to be a hotel on Cypress by the railroad tracks it was up for sale at one point I think someone bought i but the people that owned it had a issue. What a lot of hotels are lacking are a couple things, prices need to be outside on the property, they also need to know why they need to stay there not why they should. They also need the choice, they need to know the price do not be ashamed of your price let people know what it is going to cost to be there. Most of the business probably comes from the airport or people on vacations, it is rare for hotels to have locals from there area. You want the locals just as much as you want the out of towners. When you market for the locals it attracts the out of towners they want to get the deal of the locals. The deal is what we call a package 7 Nights Stay for the family Starting at $1999 Includes Water Park Access (Pool),The Dry Deck (Chairs that fold flat to soak up the sun), The Museum ( Large Printed photos behind glass with lights and shiny floors), Also you want to find a amusement company willing to park there equipment on the property to make it have this life feeling. It must always have something that attracts and demands attention. Distraction brings attraction, people love people distracted whatever it takes to get there minds off whatever it was that was bothering them. It distraction must be just enough away but close enough to walk. Things need to look modern and exciting. You can have a modern that feels to out of reach and it it important to choose which one, remember one comes with more headaches and it may come with more profits and risks must be weighed.

I own a few carwash’s, that hose that’s spewing water in the carwash is the reclaim system that recycles the water, it is normal for it to be doing that, the water goes right back into the tank

People don't get it that there are moments when Ben is on and is hustling and there are moments when Ben is chilling. To make sure that people listen to you and are understanding that you are serious it is important to be loud, to swear, and to get passionate. I do the same thing with my places and when i talk to relators, but i suppose that comes from already owning and paying bills on properties. Agents always assume its your first purchase and that you will be jus excited for a box with 4 walls.
