Uncle G brings it for free every Monday with captain Ryan. Today on the show Grant advises to not chase your budget. Finances are won on offence. When you don’t have money, you need to get other people’s money. Who’s got your money? Don’t buy deals you wouldn’t look at if you had a bunch of money.
The fact is, we all get stuck finding money no matter how rich you are, so the thing to keep in mind is the deal is what matters, not how much money you have. Most people do deals based on how much money they have. There is no such thing as no money down because you will have to exchange something with them-sooner or later the money will have to come from somewhere. Where can you go to raise money? It’s out there, you just have to find it. Act as a broker and act like you know what you’re doing.
Here are 3 things to ask before going into any deal:
1.Ask a woman to tell you how she felt around the property. Just like when you go into a room, you know how it feels. How does the property feel to you? This is subjective, but ask yourself this.
2.Go over the numbers, the T12. This is objective. Do the numbers add up and make sense?
3.Go look at worst case scenario. Go look at the worst year ever. Will it still break even if another 2008 happens?

Gain control over property for cashflow using other strategies and then over time you will develop enough money. I have 20 properties in my portfolio but only hold legal title on 10 of them. The others I control through lease-options and corporate letting

Everything he says is true but only for those that already have built portfolios....I am just starting out, after I bought a 4 bedroom house, rented out 2 of the rooms, and started to see a small cash flow that made a difference in my world! We saved up and bought a second condo 6 months later, in which we rented out completely we started to see more cash flow! 💰 now we are saving up to buy another investment condo....hopefully in a couple years when we reach that point I will come back and watch it again...my whole point is, start small and this is the bigger picture 🌈 stay blessed

mightbegenius You gotta start getting out, go to real estate/property events, talk to everybody anywhere, either the train, at work, at the bar. Make sure people know what you are doing and if you have a good deal, you might just find an investor. Finding the investors is definitely the hardest but if you don’t put yourself out there and look for them, you not gonna find them.

Of course you will need a job to gain some capital; that capital is used to build credit, payments history and showing loaners if they can trust you or not. Once you establish that, than someone can loan you money to invest into your very first deal. (simply put)

I'm barely getting into real estate sales and personal money management (real life) I know a fair amount of terminology and I am happy that I can at least understand (most of) what you are talking about!! But try to remember the beginners, And maybe break down the Calulations into layman's terms on the 1st pass over them. (Like Cap Rate, Noi, Percent of Percent.) Personally, I am following along, but I can imagine a large amount of viewers - Losing Focus at the point of numbers just beginning to fly up on the white board. Hi Mr. C. My name is Troy and I'm a Marine Vet. I just had a knee replacement surgery yesterday and I am kind of bed ridden. I've watched your video, taken notes feverishly, then I stoped the video and cleaned my notes up as I understood more. I worked the math out as you gave direction to Ryan and I made a glossary of terms as well. This shit has me excited!!! I'm going to do my 1st deal in 90 days. And one day you're going to do a deal with me. This is the 1st video of you I have ever seen. Please help me to understand: 1) at 56:09 how do come up with needing $1,000,000 for the loan? 2) at 57:19 you tell Ryan to compute .058 of $2.7 mil giving you $156,000. You then subtract that from your NOI of $272,000 giving you $115,000. Then you come up with earning 11.5%. But I don't understand this computation? During this period you also call something the "debt on the deal"? Thank you for your time and thank you for motivating me.

A lot of lenders will not lend you money if your down payment is based off of "gifted funds" as well....just save 15% of the purchase price and get started

Grant, Thank you for sharing your story. I am a recovering addict and your story has inspired me very much. My daughter graduated from hs this year and I am at a place in my life where I can invest my time and the small amount of savings (abt. $5k) I have at the moment. I am super motivated and know that anything is possible if I stay focused and surround myself with positive people, like yourself. I would love to come to one of your conferences and also bring my daughter along. She started college this fall and has already dropped out. I have always told her that I wouldn’t be disappointed in her if she didn’t go to college immediately or ever, for that matter. I know at 18 yo I had no clue as to what I wanted to do with my life, yet I went to college anyway and now I owe $50+ in student loans. My daughter is also motivated and extremely talented. I am so proud of her for having the courage to follow her heart, with the risk of feeling like she has disappointed her closed minded grandparents (who have been a huge part of her life throughout the years). I am probably sharing way too much info, but it’s worth the risk, today, to try and get any advice/help I can get. I have been watching Tai Lopez’s KZbin Channel and that’s how I found you. This is the second video of yours I have watched and you seem to genuinely want to help people. I admire you for giving back and sharing your story so openly. You prob have no idea how many people you have helped/are helping. It has always been a dream/vision of mine to own rental properties and also flip houses. Because I have such a small amt of cash, would you recommend that we first find one or more products to sell on amazon/shopify, etc. to earn more money before even thinking about real estate? We are at least wanting to invest in one of your classes/test groups, but I wasn’t sure if that would be one for e-commerce or real estate? I am currently 19 years old and my family went through the same as yours in which my father passed away when I was 10 and my mother had to sell our house. I listen to you specifically for real estate advice largely because of the familiarity within our backgrounds. My only question would be how exactly (if you want to start investing at 19 with very little college debt, but on a college budget) would you find the funds needed for a down payment or the faith and trust of investors to actually invest in a 19 year old?

People who state that you can't do a deal with no money down just haven't done it before. My first real estate deal was in 1997 and I was paid $15,000 to take over someone's mortgage. So that's better than no money down.

Something simple but it hit really hard: Why is it easier for the bank to approve you on 3.7m than 250k? Because a house doesn’t create income 🤯 I’m tying this back to your interview with Brian Rose, houses are a product created by banks to give you a reason to go get a loan 🤣 and they branded it “American dream”. You’re the first person I have ever heard say that out loud. My man 🤙🏼

So 6% is the preferred return, but you paid out 65% to your investors? Does that mean that you paid 6% per month, quarter, year for each investor. Then in the end when you sell the property 65% of the deal was divvied up between each investor and you keep 35%? For instance..... NOI: $100k/year $6k goes to each investor A, B, C, etc Then you sell the place and make $1 million. $650,000 is divvied up between each investor. You keep $350,000? Hope this makes sense, Thanks

This is what Grant is saying. They are guaranteed at least 6% ROI. If the apartment does 15% a year, that is 9% more than the preferred (6%). They split that 9% into 65/35 which makes it 5.85% for investor and 3.15% for the team. so the investor would get a total of 11.85% ( 6% + 5.85%).

@DontMaskTruth Maybe you people dont see the big picture. Bear in mind Grant paid for a degree that maybe helped him get a job that earned him money. However he was trading time for money and the amount of money he earned was capped by how much time he put in and not based on his skills. He wanted financial freedom so he made a plan, a target and hit his first target which was earning enough money to start investing. I would suggest saving up million dollars so you put down payment on 10 units. Pretty good first deal right? But where will the million dollars come from? That is for you to decide. Its pretty easy if you think about it. You dont have to get the latest iphone or the flashiest car.....yet. A good way to reach the million dollar target could be by investing in the stock market or by asking your family members for money. Every little thing will ad up and you will hit your target. Maybe you could hit the target through drop shipping. Look stocks and drop shipping are short term investments unlike real estate. the good thing about real estate is that it is like a well-paying dividend stock that rises in value. See you get rent every month and that is giving you CASH FLOW which is important to have financial freedom. When the price on your property goes so high that it would be hard to get that much money in under 6 years that is when I would sell my property, however its not that easy because if it was everybody would be rich. However if you listen to Grant, because he's done it and you listen to the stuff he has to offer instead of looking for every little negative thing like oh his tv is not put up straight, oh he didnt button up his top button or going as far as to call him a scam artist because you are not able to achieve what he has then you will succeed. Take the positives from a lesson, learn from the negatives and improve so that you evolve as a human being. Grant has achieved what he has because he believed in himself and he had a plan. There was a lot of hard work and perseverance behind his success. If you get inspired to the point where you feel like you have a plan then trust me, all you have to is believe in yourself and you will succeed. Grant inspires me every single day and I even watch him in school. I am 16 btw and please ignore my username and profile pic as I made this account when I was 9 XD. When you bring a deal to an investor and that investor is going to make a lot more money on that deal than the little change he’ll throw you because you did all the advertising and all the hard work to find that deal under market so he can make a profit. Because many investors are looking at their overall return. They can just put the cash into your deal as well as 5, 10 maybe 100 other deals. And he makes money doing Nothing. Period. He puts up the cash and makes profit for no work at all. That is why.

Sounds good but, some of us have to find another way. When most of folks work wherehouses and factories, with no 401k's this is not realistic. Learn the game, save 30% of all my income, and learn the business inside out seems like a way to go for me. But the banks don't know me like that, they are not sending me out with 1million bucks, no matter what I tell them. Which leads me back to the 70/30, need good credit. The bank has to see you are responsible with money.

You have 24 hours in a day. 7days a week. What you do with those 24 hours is up to you. Do you simply work 8 to 4 or 9 to 5 or whatever 8 and come home and drone out or do you do something to improve either yourself--self improvement and development is always money well spent. Additionally, do you spend your other 16 hours riding the couch, social events, chilling with friends, partying, surfing the net and other time wasters?? OR do you for example work another job, go to night school, go to school on line, etc.... Do you do things to make a difference or sit and dream, blaming and regretting things or wishing?? Remember: as long as you keep doing what you've always done, all you'll continue to get is the same old results. And it's asinine to expect things to get better!! You must change what and how you're doing things right now, from this moment on, to doing things of influence, potential and being intentional with your behavior and attitude. Living a life of purpose! Otherwise when you hit your golden years, you'll be a person on a minimal retirement, having more month than money, wishing and regretting.

I'm noticing in the comment section that some people are asking how can they make it into this type of real estate with little money. The answer is you can't. What people need to realize is that investing in real estate is a "rich man's" game for lack of better words. Put simply u need a lot of capital to make your investments worth while. It is what it is. It's similar to the stock market. You need substantial investments for it to really pay off. If you only own 4 or 5 stocks and you hold on to it for a couple of years your profit won't amount to much of anything vs. owning 10,000+ stocks. So you either save up capital or don't bother getting into this business.

GC, no bank on the planet would let someone making 100k ever buy a 2.5 million dollar apartment complex because there income would never amount to the money necessary for debt...that being said, how are non-millionaires supposed to "start big". If we save 100k like you always say and use that as 25% down, that's a 400K property which is about a 4 unit (keeping in mind that even 100k would never be enough for a 400K property). That being said, I would love to see a show on how to scale from a 4 unit to a 16 and then 32.

I would love to know this answer and I don't think many people know, or share if they do know. I will say many people fall into a wad of money at some point in their life. Car accident, or various forms of law suit settlement, family deaths where assets are sold, insane home appreciation for those who purchased 30+ years ago. I see plenty of 12-16 unit deals for $300-$450k in the less expensive areas of the country, where such a wad of money could be enough to kick start you into success if you're prepared ie. luck meets prep. $400k for a 4 unit isn't cheap. What area are you referring to?

I got a no-money down loan for a duplex. No money down. There were various fees, not much, on a place that cost me 120 grand. Two units. Rent I collect per month: 1,000 bucks. Mortgage: 1,160 a month. 12-year mortgage. I'm three years in now. Units always rented out. At the end of twelve years I'll collect another two years worth of rent and break even. Then I'll sell and whatever I make is gravy. Profit. Got that? I repeat: No money down. How? I had (still have) other properties in my portfolio. Paid up. Finished. Pay attention! You people are not Grant Cardone. Get Real. Even better: GET REAL ESTATE Also, property managers charge 3%, not 10%. Don't buy in junky areas. Less than 16-units is ok. Do what YOU want. Not what Cardone does. Not what I do. Do what you can, man! Baby! Baby! Custodians living in the building? Really? Dude! Dude!!

Source deals for investors. At the beginning you're not supposed to make money for a while, whilst HUNGRILY chasing the money. It's all about learning and figuring shit out. Then having investors and knowing how to invest. Find a mentor as well. Go fucking shadow an investor.
