Cheers for this, I been tryin to find out about "computer lab maintenance report example" for a while now, and I think this has helped. Great video, I got my first commercial property and I wait under bed. It's a small property took me about 56 minutes to trim cut and blow but I can upsell later on on trimming bushes, and raise a price later on next year. Thanks

What i dont understand is how much would you be making as the owner of the business for that kind of quote because i only see how much you would be paying your employees but i would imagine that there is more to it than just that like gas wear and tear of equipment right. Thank you very much in advance.

Ideally you're not paying your employees 100% of that $50 per hour. Like 20-25 tops. The rest goes back into the business, and whatever's left goes to you.

How would you recommend a solo operator find or focus on larger properties? I do my best and enjoy the work that I do on larger properties. The small, fast paced neighborhoods with 5k or less sq ft lots aren't my thing. I do have a number of them around me but the multiple acre lots is where I find im the most profitable but not sure how to cater to them or find more, my business is fairly new.

Try and do EDDM marketing campaign to the neighborhoods that contain more of those larger properties 👍🏻✅💰

I see you calculated for $50 per man hour. Is that what you're actually paying your help or does that number include a markup? In other words, are marking up your labor cost on contracts by a certain percentage in order to turn a profit? Where is your profit coming from?

It must be a regional thing. Because if I present all that to a potential prospect it normally scares them off. Here its very specific. They just want a price on the mowing and trimming anything extra they will ask you or you present it when its appropriate and basically do a separate bid for that service. I try doing it these other ways I see other KZbin channels say and it just never works out.

It’s “a la carte” just FYI Also, if a service is done ‘weekly’, shouldn’t it be 52 times a year? What am I missing here?

HI Steve! I am assuming that there is an "off-season" where the grass doesnt grow or need mowed... sorry I didnt make that clear. In some markets where they mow year-round, then yes, it would be 52 times per year.

What do you do if you are halfway through the season and realize one of the line items is taking way longer than you figured or the apartment manager adds on to what they originally requested. Is it easy to do a change order and add to their monthly cost

Usually just being honest with them and explaining your costs and need for price increase will help. If they aren't understanding, probably not the type of person you want to be working with.

Do you need some sort of license to get commercial jobs? If so what kind? I live in San José California

Typically you have to have workers comp if you have employees and a minimum of $1,000,0000 general liability insurance that will typically run about $1600 a year. In 2020 the state of California did change the wording for their C-27 Landscape Contractors specification and it now says “manage”. In some of our commercial sites we had to submit a copy of ours this year when we hadn’t had to before. I’m from the Central Valley.

Question, Do you always estimate on a 2 man crew? I guess supposed you’d get a 4 man crew out one day. You’d be looking at less time. My question really is should I base man hours on a 2 man crew?
