Flex spaces are hot hot hot rn. I have people ask me about it and there is just not enough supply and inventory. Lots of these flex spaces are going over between $0.7+/sqft/NNN/Month.

NNN leases suck; you may as well just buy the property since all the taxes, maintenance and utilities are on the tenant; that was a hard NO when we looked for a space.

11:05 dang I geel kinda lucky now on that regard. Im nearly in the middle of nowhere but a few of these warehouses with electricity are popping up and for 800 sq.ft. for 6-700 a month isn't bad imo.

When you express interest in leasing a property, do you need to write a letter of intent, especially with terms you want to include to negotiate with? (Like first month free rent, lower $ per sf, etc)

If you planned on handling it yourself, I would do that after viewing the property and confirming their online price. Always negotiate to see if you can get a deal on things like this because the worst they can say is no. Also, you can mention it verbally because most of them will let you know straight up if it’s a possibility, but def follow up with an email. Sometimes there’s also competition for the space, so that may be a reason why they done. If you’re working with a realtor, they should handle that for you tho 🧡 hope I helped! 🫶🏽

I used Duke Energy. I think the light bill was a little over $100/mo. I did have a lot of natural light coming in from above tho. I found a provider and its actually the same as I use at home, but they also have business accts.

That's something you can do but there are considerations: 1) Electrical needs, which also includes evaluating your current electrical panel and seeing if there are any spaces/amps left to pull from it. Many houses have old electrical panels (many of those panels even have recalls on them in America) 2) Zoning laws. Depends so so so much on state + county + city. I know in my city, I'm not allowed to open a dentistry business from my garage/shed, or cabinet building, or a doctor's office, etc --- there's a list of "hard no's". And then of the businesses that I am allowed to operate out of my home/residence, they then have to follow specific criteria, like: the sound of the business can't be heard past my property line. The smells can't be smelled past my property line. I cannot have more than 1 customer at a time, I cannot have more than 1 customer per hour, I cannot have more than 8 customers in a day. If I run a day care, I can't have more than 5 kids at a time, same for an elderly care business. I also have to use the house/residence primarily as a home and only secondarily as a business. List goes on and on. These requirements would also be slightly different if I just lived 1-2 miles west, because then I would live within different city lines There's always operating out of a shed and not doing a lot of official reporting, but there's problems there in that you may be breaking zoning laws, may be misreporting taxes, might not be able to get an official business license. But definitely something to look into

I know every location is different but if I can negotiate first month free, is the only expense the security deposit (I know there is insurance of course)? Or is it like apartments where they also want final month?

Hiii! The place I was at only required the security deposit and we were able to negotiate where we didn’t start paying until the following month. So yeah if you can negotiate free first month, the only thing due before you move in would be the deposit.
