Love this, Rookie mistake I just made, I'm in that boat right now, I went after it, Held a open house , Got a potential client who also was selling their house FSBO. I've been in the business for 25 days now,I actually was able to set the appointment But cost me the listing due to me being unprepared. I was so focused on getting the appointment I never thought my management wouldn't be unavailable to assist me so I went for it anyways didn't want to lose the momentum , I went with no script, But in the end they said if the were to list with a agent they will call me. It was a hard pill to swallow but all part of the learning process, That yes could have been avoided but when your single one man team makes it hard. No excuses thou I went after it. Great video by the way guys, it helps shorten that learning curve.

Exactly what Brain is saying about Zillow leads was my experience when the calls came in.I didnt know how to handle the questions and objections. I just got my scripts and only got them coz of Loida videos. I started off by spending money on lead generation and mailers that can take 18+mo plus on ROI Your video is helping me get on the right track! Many thanks!!

Hi Loida! Love this video! i wanted to ask you, since i'm becoming an agent very soon, if I'm in a listing presentation and tell the client that i charge 6% and that the client then tells me: "What will you do differently from the other agents that i just interviewed yesterday that agreed to sell our house at 5% and you want 6%, what makes you so different?" I'm guessing that before you even talk about commission, you have to have great presentation, look successful and have lots of energy.... basically you have to build value! But what if they still ask that question even after i build great value? Please let me know! take care,

As a new agent, thank you for the tips. I will definitely keep them in mind. One question. As realtors, you must know the value of staging a property to convey a positive image. That being said, why did you not crop out the damaged fence in the background of this video? : )

He mentioned in the beginning we all come from a "similar background and don't have money saved up in the beginning we just gotta make it happen" which is so true!! I want to be in the business so bad but everyone says "u have to save 3-6 months of bills incase you don't get a paycheck" which is scaring me away--I can't save over $6,000 or more to start.... So how do people make it in the beginning? Have you ever heard of anyone getting a credit card to start? And just taking that leap of faith...

Yes, a paycheck isn't guaranteed in the beginning and it'll all come down to how much you commit to prospecting. I have another video on "How to market yourself when you are a new agent" that has some tips on what you can do to get some business in the beginning-- definitely check it out! Perhaps one option for you is to start part time and hopefully get a few transactions that will earn you enough commission to eventually transition full-time.

yeah... it doesn't take money to make money... but it make things easier. The beauty is you two are in the southern california where median home prices are over $500k in most areas... so you can have a dry spell for a few months and big pop... if you're in a place like ohio wher ehomes are like $100k then... you should wholesale so you can make bigger pops.... btw great video! p.s. here's a crazy tip... I buy leads from lead vendors all the time... but I do something that 99% doesn't... I hit them up and buy aged leads... you can get these leads for like 5 cents to 10 cents a pop... and the funny part is... if you ever bought real estate leads most don't convert immeditatly... so when you buy aged aka old leads.... they are prime to convert... also... take those leads and run retargeting ads.

Hey guys! I haven’t started my real estate classes yet, I am just trying to make a plan. I do not personally know any agents so I don’t have anyone to go to at the moment. I was wondering what are the steps immediately after I get my certification/license? Am I going to have to work under a brokerage or will I be on my own? I’m so ready to get started and it’s something I think about and am so excited about doing every day. I just don’t know what to expect!!

If I'm super assertive with someone to get their contact information, doesnt that bring down the quality of that contact? I would think they would just give me their contact info to make me go away and then I would fill up my database with low quality contacts.

After watching a bunch of your videos, I want to start role playing! Do you go to your teammate and say "okay pretend to be a fsbo not wanting to pay commission this time" and then next time tell them to do a different scenario? Or how do you come up with the scenarios to role play?

+melissa silva you can find role play partners easily by asking agents at your office, posting on the real estate agent Facebook groups, ect. That'll be something you'll do once you get your license. You first have to get certification courses, pass those, then pass your state license exam.

+JessL commission is one of the biggest things that come up with sellers however there are many objection handlers for that. Clients always want to pay the least commission and expect the best results however it's your job to share with them your value and why you are a full service agent as opposed to a discount broker.

+Andréas Remis PLANT-BASED VEGAN like knowing the information of each page of say...the Residential Purchase Agreement, Disclosures, Net Sheet..there is so much lol . Pretty much any legal paperwork that your client might have a question about, you should know. That's what is meant by studying the contracts.

+Andréas Remis PLANT-BASED VEGAN yea they teach about contracts.. It's very basic. Your local board of realtors will also offer classes and training on contracts and other important aspects and issues you might come across.

I door knocked in a neighborhood full of (no offense) old homeowners who said they are going to die in their home, and are never going to sell. They said they're kid's had actually owned the home. They were sweet and all but I did not know what to say after that except let them know if they had any questions or need anything give me a call and gave my business card. Lol. What would you have done?

+Jessica Velez LOL we get that all the time! They'll give us the name of the cemetery and say "that'll be my next stop" hahaha. Anywho what you're doing is fine leaving them your info..aside from that ask if they know anyone else maybe a family member, friend, or neighboor whose mentioned about wanting to buy or sell in the next few months. I believe you recently asked me about what I wear for door knocking right? I guess you can say I wear business casual with some comfortable shoes. NEVER heels! Hahah. You have to be comfortable since you'll be walking and weather might get hot or cold. As long as you look presentable and are smiling, your good. :)

There are things like real estate scripts and practicing.... but understand that knowledge sells... if you know all hot and cold areas... the names of the areas... the names of the different types of houses in the area.... the history of the areas... the house finishes.... know all this and more and you will never run out of things to say and they will be impressed with your knowledge and that speaks professional to them.... and yes practice.... but knowledge is key and you will talk to them with confidence and knowledge to back it up... learn and study everything like you want to get 100 percent on a test... and understand objections in terms of why that is there objection and your counter argument should address that why

agree with most of it except with zillow providing legitimate leads - 99% are bogus so no matter the level of experience, it wont help you with bogus leads that zillow set you up for failure to start with while you are still paying to them! we should start paying zillow a percentage per transaction closed from their leads, make them work for once instead of milking realtors.
