Thank you for putting this information out here. I just finished pumping and wet vacuuming out a small basement crawlspace area. Pretty sure the two floor drains were the source of flood after heavy rain. Since only a sink i dont use, and an ac condensation line feed these shallow drains, i plugged them with 3" plugs from home depot. I now think this is the proper product. Also have an outside drain right outside the basement door which might benefit from this too. Bought this place as is....70 yr old fixer. Lol, just like me. Again, Thank you.

I have this same product for a shower drain. It is my opinion that the spring should be completely removed. There are product photos out there that show the spring removed. My valve came in a box and it made sense to have the spring on there to protect the rubber plunger. If you notice the spring pulls off very easily. Some reviewers on Amazon even remarked that the spring rusted. It is not necessary. You want the water to flow down unrestricted and you want the plunger to rise unrestricted. The only adjustment necessary is the screws that compress the O-ring so that the assembly can be lowered into the drain and then held in place when the screws are evenly tightened. Just my 3 cents.

If you remove the spring, won't sewer smells rise into the home? I have this same type of product (different brand), and when i remove it, smells rise. Won't removing the spring leave a permanent gap for smells to rise up?

@@JonathonNeville dump a bucket of water down that drain, you may have a dry P-trap that is allowing sewer gas to come into the building.

I apologize if you have already mentioned it, but will this preventer cause sewer to back up in my showers and toilets?

A sewer backup will find the lowest path of least resistance to flow. If your floor drain and shower drain are on the same level, sewerage could potentially back up into your shower drain in the event of a sewerage backup.

Will this product stay in place during sewer backup? The pressure from sewer backup can be pretty high and not sure how this product can stay in place and not get pushed up.

I cannot answer that. The product has three stainless steel screws that you tighten down, that expands the body against the inside wall of the pipe pretty tightly, it will take a great deal of sewerage pressure to dislodge the device.

So I have a bigger floor drain and the washer empties into it. Every time a plumber installed one of these the rubber part would come off and get lost. Hopefully made it put of the house. I'm guessing the washer water unscrews the rubber part somehow? Is there another type I could use?

The one I would recommend has a spring loaded check valve, instead of just a rubber boot. The force and flow rate of the washing machine drain pump might be why that rubber boot keeps getting blown off of yours.

What to do if the P trap water level is as high as the bottom of the device

You can move the device up a little bit. Or you can try a different style Backflow preventer.
