I would tell anyone, however, to buy the relief valve anyway. I did and today, I finally couldn't get the leak to stop after tapping it and playing with the handle, watched this video and 20 minutes later, was back in business! Love your videos - glad I found you again. I have been fighting a T&P valve (been there for 9 years), and am now reduced to trying penetrating oil. With hope it will come out. Oh heck, even if I 'break something', that T&P has been leaking and either needs to be replaced or a new water heater needs to go in. Send me some good wishes!!

Just the information I needed! My relief valve was leaking and no matter how much I tapped on it and flipped the valve handle, it wouldn't stop. I bought two different style replacement valves, because I had no idea which one was right (I didn't feel like leaving the house without hot water while I uninstalled it and ran to Home Depot) and thank God, one of them was perfect. It couldn't have gone easier. I should actually do this once a year, because when I did so, the first gallon or so that came out was a disgusting rust/mud mix and I've heard that draining out your tank once a year can help get the crap out. Thanks for the information.

just wanted to say thank you for this video. I had no idea I was supposed to release the pressure once/year let alone once/month. I watched your video in the first place because I assumed I was going to have to replace the PT valve and wanted to save money by doing it myself, but after watching it I tried just relieving the pressure and within a minute or two the dripping stopped. It dripping is a symptom of a serious issue such as too high temperature and building excess pressure over 150 psi... this video doesn't go into depth of the causes of opening. Never cap it off for one..never. if your water is very hot turn it down to a safe setting about 120 degrees. Most water companies install one way check valves at the meter creating a closed system and when your water is heated by the heater it expands and can push the valve open. The valve hasn't failed. You would need a thermal expansion tank at the wh. The gas control valve could also be bad and heating above 210 degrees . Just flipping the lever won't correct the issue I'm sure. 35 yrs experience service plumber contractor.

Good video. But it would be useful to mention that the water heater won't drain through the bottom drain if air is not allowed to enter the tank. So open a hot water faucet nearby, or open the T and P valve. Thanks.

Funny, I just replaced my valve (within the last 1/2 hour) and when I opened my bottom drain, a trickle came out, then nothing. I immediately realized that air needed to get into the system, but couldn't figure out how. Somehow (I don't know how), after about a minute or so, it started draining on its own. Two 5 gallon buckets later, I shut the valve closed, replaced the valve without a problem (teflon tape and pipe dope, people!), turned the water back on and everything went 1,000% perfectly, just like the video. AS I WAS WALKING AWAY, I said to myself, you know, opening a hot water faucet would have probably done what I needed! 😂😂😂

Hey, Shannon ... Thanks for a good, clear explanation. I'm cleaning an Atwood heater on our RV and simply needed to know if it was safe to put a pipe wrench on the PT valve. I wouldn't dare put a 2-foot pipe wrench on it though but apparently Mr. Bailey got away with it. ;-) Keep up the good work.

I just want to comment and say for people who may be wondering my valve had been leaking for a few days i was going to replace it but i figured id open and run it and close it a few times. My valve had never been opened ever in 5 years. I opened it and closed it a few times bunch of rusty water came out i ran it till it was clear also seemed it had some air in as well. Well it doesn't leak anymore after just operating it a few times thankfully lol

Shannon, I just bought my house, the hot water heater whistled, I was told to lift the lever to relieve pressure. Shouldn't it do it by itself??. It quit whistling but every once in awhile it will whistle. Should I replace it

My 3 year old water heater started dripping occasionally from the tpr valve. A Plummer said I needed an expansion tank. My old water heater lasted years without one of those. I just purchased a new valve at the hardware store and he said that I dont really need a tank either, that even newer valves can go bad.

I have this ringing hissing sound coming from my water heater. When I turned off the pilot and flame the sound stopped, I tried to turn it back on and the pilot will not light, the 4 or 5 small pipes leading to the water heater have caulk sealant stuff coming off. The pipes attached to the main gas pipe coming into the house. Is the problem that I need to reseal with better caulk sealant on those pipes, will the pilot then light and be fine after that? Is it like the water heater will not light if there is a leak, if so how would the water heater know its leaking is it because of the pressure coming from the pipes is to low? Could the pilot orifice be clogged also? Thank you so much you guys that do these how to videos on KZbin helped me and other people many times

Can shut off the hot water side too, or if someone turns on a hot water faucet, it will allow water in the hot water pipes to drain back into the hot water tank, and drain out the hole while fixing - a unexpected face full of water is always surprising ;-)

I replaced one today. It came with Teflon tape on the threads, and the guy at Lowes said to add more tape to it if need be. No pipe dope needed.

my water heater is 7 years old and i've noticed some puddle of water around it and it is apparent that it is leaking from the pressure valve. in your video you also mention that at least the homeowner should release the pressure once a month, I never did that. In this case, should i just change the pressure valve?

Yes don't fiddle with them if they have never been used before or they will start leaking and never seal up again. At this point I would change it out to a new one

Depending on your water quality and if it had regular maintenance your heater may be getting near its end of life or it could have 5 yrs left, hard to say. One other thing can effect that pressure relief valve besides just getting worn out. If you recently had a back check valve installed on the main water line coming into the house they can cause excessive pressure to build up because as the water heats it makes pressure in the tank and usually that pressure can back up into the cold water side a bit to help relieve it.Sometimes a backs check valve will cause the excess pressure to blow the pressure relief valve on the tank. If you change the valve and it continues to trip then you may need a pressure relief tank installed in the line near the water tank to help dampen the build up of pressure. they do tend to do that ,but if its not too much and you can leave it for a couple days it will likely stop. catch the drip in a bucket on the floor.
