I bought a house as a single mom and coming up on my 1 year anniversary! It's been an interesting process to say the least, and it has rocked my finances a bit with all of the repairs. But still a huge milestone and accomplishment that I'm so blessed to have! Now I have a decision to make: rent it out or sale it. Here's a little tour of my home so far and the updates I'm budgeting to make!

Y’all…please understand that as SOON as these keys hit my hand: -My roof started leaking -That AC wouldn’t keep up -My toilet flooded the bathroom and part of 2 rooms -The water heater in the attic burst and flooded my garage So yes, I’m starting the year off exhausted and my feelings are all over the place. BUT GOD!! I made it through every single repair while also tackling my side debt. I’m STILL financially stable. I got this. You’ve got this. We got this. I came into this knowing I would get chin-checked, but had to jump in to LEARN. As they say, my mama didn’t raise no b%?|>. Ima complain all day long but I’m down for the ride! I will put up a fight before I put this home up for sale because the goal was to always rent it…eventually ❤

I feel like people are clouded by the idea that homeownership being the ultimate goal but there's a limit on everything. I'm not even talking about just financials either. It's starts to add up emotionally also,sometimes you have to step back and evaluate the entire situation.

Darn. It's crazy bc you wanna escape the rising rent with apartments but when you buy a house like you state things happen and you have to have money stashed away for maintence fees. It's crazy.

I am glad you are talking about this because many people do not take into considerations the hidden costs of owning a home. When something breaks, you are responsible for it instead of being able to just call the landlord. It can be a lot and you have to budget for a home sinking fund every year if you want to stay ahead of the costs.

If you rent the house out, you definitely are responsible for anything that goes wrong and you have to be careful that whoever rents it won't destroy it where you will have to invest even more money fixing the problems.

Yeap after owning for 8 years we are selling out home, having to special needs kids I don’t have the mental space to maintain a home outsides of cleaning it and keeping it tidy. All the other factors like landscaping, painting exteriors and dealing with any damages is not where I’m at mentally. People don’t realize when you own it’s technically not cheaper than renting when you properly maintain a house. It’s a investment of course but not everyone is ready for that. We will be saving that equity to buy a home when my kids are older and I’m ready.

Rent is rising every year and management for those properties can fall short. Take that moving money and fix your house. Your home will be an investment for your children's future whatever the size.

Hang tight sis! You've got this. Single mom here. Bought my first home in 2016 which was a new build. I sold last year and that house made me 100k. I used it to buy down my next home. I have way more square footage and sitting on an acre. Your home is definitely leverage. When i sold, i made no updates in a seller's market. You are destined to win.

As a landlord, you are still responsible for repairs (which have to be made timely) and have to maintain funds to cover mortgage for those months in which you may not have a tenant. Just something to think about.

My friend bought a house about 8 years ago in a new subdivision and had issues from the start. The builder used cheap materials as well. Long story short, she’s now selling the house. She was dropped from her insurance company because she had too many claims in a short period of time (so they say). But she had many issues with the HVAC, the fridge, W/D, stove, and dishwasher. She is now moving into a luxury apartment with her two children.

I think you’re better off staying and sacrificing. I was like you. Single mom of two children and I purchased a home when my youngest was 6 months. Monthly mortgage was $1200 and I had three bedrooms. I was stressed out so I sold it after 4 years and investing thousands making unexpected repairs. I was able to make a small profit of $15k which I used to pay off credit cards and start over in an apartment. 20 years later I have zero equity and am paying almost $2000 per month to rent a 2 bedroom. I’m hoping to retire by 70. I’m 51 now and I wish I had kept that house. At least I’d have some assets and cheaper housing. Please think about it hard before you move out. Oh I had considered renting it but only if I could stay with my parents or something because I was worried about renters not paying & losing my house. I’m risk adverse so my opinion is probably jaded. I remember those times and I’m really rooting for you lady! Keep us informed. I hope everything works out.

Yes my mom regretted selling her first home. She too was overwhelmed about repairs etc. She purchased a new build a few years ago and has accrued over 100K in equity. She lives outside of Austin.

@latashabryant689 I'm 43 and thinking of buying but the mortgage prices are $2,300 or more and I'm single. I'm also risk adverse so I'm worried that carrying a mortgage that high I won't be able to pay it off before retirement. I'm curious what you would do?

@@michellegladden9200 since you have not purchased the home yet I suggest you seek a financial professional or someone you trust to go over the numbers with you. Someone who is doing well with money and you admire. I don’t know your debt to income ratio or what you earn. It’s a big decision so you need to be certain about it before you purchase. If I had any doubts I would not do it. Hope my two cents helps. Good luck!! 🍀👍

I agree the importance of having assets is real. When I sold my first primary home because I hated living alone in it, I made sure that my next move was to buy my first investment property. I always advise my clients to turn their first home into their investment property instead of selling it. It's much easier when it comes to obtaining a mortgage and the amount you have to put down. You don't have to live there but that doesn't mean you have to sell it

Girl I feel you. When I was around 30 people kept asking why I didn't want to buy. I'm like I'm a single woman with a father whose 70 plus years old. Yeah a mortage on paper was cheaper but I kept thinking, what if the furnace went out, I had a roofing issue or a million other things. I could afford to buy but not the upkeep if something serious happened. Also, I was thinking whose gonna mow the lawn, trim the bushes etc. Now I'm 36 and have 2 kids and a stable partner. I was looking for us a luxury apartment but was blessed to find a luxury home. It's getting me warmed up to home ownership because we pay for literally everything, water, garbage, lights and we're responsible for yard/lawn care BUT if something goes wrong I get to get on the phone to the owners. Let me tell you if it was just me and my kids I'd have been in a luxury apartment feet kicked up, sipping wine. I've learned people will hype you up to jump in situations but nowhere to be found when the bills come due. Do what's best for you hunni.

I bought a house about 23 years ago, but after awhile the repairs became a lot. I’m not diy abled it generally turns into a mess I have to still get help to fix. Then finding a person that doesn’t see a single woman as a place to over charge is also a struggle. My daughter and I moved into a duplex that I rent 2 years ago and I love it. Something breaks (except the washer/dryer) it’s not my problem I just put in a ticket and 24 hours later it’s done.

I bought a house as a single woman no kids and had to have the foundation and plumbing fixed multiple times. The financial drain was dire and the anxiety of wondering if I could afford the next repair was to much. After 5 years I happily sold my house, invested the equity, and moved into a luxury apartment. ZERO regrets

@@JShaw-fw5ct I agree that’s one path that works for many but in the time after I sold my home I’ve been able to invest so much more in to my portfolio with the money that was likely going to be used on home repairs. There’s many paths to achieve this.

😒She have no kids 😒It was financially draining 😒Once she paid off the mortgage, she still must pay property tax 🙂She did what was best for herself...in the end, she's happy

Girl I feel you. I bought a house in 2021 as a single woman no kids and by the grace of God this 1953 ranch is representing for the 99 and 2000s. It has not given me not one problem and I’m home everyday working. I hope she keeps ticking because I would definitely move in with my aging parents and save my money if she start acting up. My saving grace was she had new plumbing, roof, electrical, hvac and water heater was only 4 years old. With all that for 140k I had to see what was up.

I purchased my home as a single mother as well. I sold it a few years ago and it was the very best decision I could make. There is a lot to home ownership that people rarely discuss. Maintenance issues number 1, but also property tax and home owner insurance hikes are not fun. I’d rather rent for now.

That is so true about the property tax. Our started out in the hundreds of dollars and now it’s in the thousands of dollars. So many things they do not tell you about home ownership.

@@myfriendpam Tax on a home is never going to be "hundreds" of dollars. Your tax assessment is based on the value of your home. When you buy a new construction, sometimes they only make the initial assessment on land value, but your loan officer should tell you the true amount of your taxes and that should be accounted for in escrow.

In the summer months when it’s extremely hot outside keep your windows closed! The air conditioner has a hard time regulating the temperatures when it’s open! Also, hose down your outside unit monthly. Pollen gets on the unit and it has to work extra hard to cool down your home. Additionally, make sure all your vents are opened up. Hopefully those suggestions help!

I paused the home search last spring 2023. I began to think of all the hidden cost like repairs, property insurance crisis, interest for the loan. I was at first devastated. I decided to rent in a beautiful area, and the rent is affordable and I’m so happy. I’m saving at least $1500 a month. OH AND maintenance has been to my home 8 times at the apt. in the first 3 months. AC issues , water leaking in the bathroom sink… All is good now, thank goodness there was no charge. I will be retiring in about 3-5 years and having a 30 year mortgage, adult children in other states with their own lives renting was the way to go. We’re in a recession and it is not affordable or realistic. Being a home owner was the American dream, for me renting and living a stressless life , being happy is key . Excellent video, thank you for sharing your experience and sharing this most valuable information that realtors do not let you know. You are helping so many contemplating purchasing a new home. Thank you for this. I dont think many homeowners are vulnerable even if its hard because they don't want to make it look like it's hard but it is. I dont see anything wrong with renting. I prefer it.

I’ve been in my home for 5 years. This is my first home, single mother and bought a fixer. Today was the first time I allowed myself to look at apartments. I feel guilty because I chose this for us and my son asks when we are going to move daily. I have to accept that I am in over my head and I fell for all the home renovation/home buying hype from tv😂. I say this to say that I had to watch this because I can relate to your situation in many ways and wanted to thank you for sharing this!

Well I realized how important LOCATION is with real estate. I had to get used to feeling isolated and get comfortable with where I was. Adding having to make expensive repairs has made this feel like quite the journey. The first couple of years involved making the house livable. After I maxed out my budget…stressful is the word that comes to mind as I brace for the next hurdle. However, reading some of the comments here has made me start to reconsider giving up as this is still an investment and can be worth all the trouble down the road. Good luck with any decision you decide to make though.

@@thatssotracyofficialHello, if you can keep your home & manage it don’t sell. You will always need a place to live. Rents will always go up & never come down. Keep your home, save, invest & tackle the task by what’s most important first. I purchased as a single lady, my kids (two) are grown & out of the house. A the time I purchased I was still married to my kids father, but I purchased alone; we’re separated now. Thank God, I did it alone. I’m in California & even the area I’m in you can’t get a 2 bedroom for under $2000 (if so you are super blessed). But, just like people save for vacations, that handbag, shoes etc…. You save for the maintenance of your home.

I have owned my home for ver 10 years and I’m over it! I am ready to move into a luxury apartment as well. My husband refuses to rent so it will be a fight, but they can keep this “American Dream” crap and kick rocks. Lol. Your not alone- TFS❤

The goal should be, to own your home (pay it off). No principal and interest, of course property taxes, HOA fees, insurance and maintenance. It’s much better when the house is paid in full.

Unless it’s absolutely straining the budget I highly recommend never selling. Renting it out is a good option (if you can cover the mortgage say a renter doesn’t pay, because they really don’t always pay, and ANYTHING can happen). I love following your journey, good luck!

Personally I don’t think rental is a good option for you. You can barely afford it. You can’t count on renters to be consistent. Also you still don’t lose the headache of maintenance. Probably getting out of it would be a wiser choice. But this is only my opinion. It’s been hard to see you struggle through this.

@@mariannedressler6784 Maybe I’ve been a bit too dramatic in videos because I wouldn’t say i am struggling at all. I’ve persevered through every repair while also tackling my side debt, but it’s for sure been a learning experience I knew I’d have to have!

First I want to say congratulations on purchasing your home, as that is MAJOR! You freaking did it, and did it by yourself mama. I 100% feel you on living in a home as a single mom and feeling like your family isn’t complete. I’ve also spoke of some of the struggles being a single mom and a homeowner in some of my vlogs but this was a great vlog dedicated to this! Now let’s get to the nitty gritty…as a homeowner, luxury apartment me please! The amount of repairs I have had to do on my home is very much so giving ghetto. Take me out. There’s no maintenance man to call unless you have a trustworthy handyman. One thing that kind of saved me the stress of calling and finding trustworthy service providers, was getting my home warranty. You’ve got the right mindset about renting it out to create additional income for yourself. But no matter what you decide, do whatever is going to be best for you and your babies! ❤❤❤

I totally understand. The apartment experiences are probably better in your state. NYC apartment living is a nightmare and I fought hard to get out for the sake of my children, if I gotta move it will be to new state and start a new life…. I refuuussseee😩😂

Me as well… I have been a homeowner this year will be 6yrs and refuse to go back to high apts. I feel like you have to pay the cost to be the boss and everybody ain’t up for that which I completely understand 😊

Definitely have a realtor do an assessment and see what rentals go for, being a landlord is a lot. If you could get a management company that would be ideal. Of course they want a fee too. You did an amazing job getting into homeownership, we can always change our minds. Wishing the best solution that works for your financial and mental wellbeing

Thank you! I used a rent estimator (centimeter I think) but I'm praying when interest rates go down I can refinance so I can break even if it's rented. I'd love a management company but my dad is retired and looking to get into rentals so it's like the stars are aligning lol

I appreciate your honest and transparent perspective. I also purchased as a single woman, and just marked two years in my home, and still working on getting my decor together lol, great job btw!! People have asked me if I regret my purchase/have buyer's remorse, and I thought it was an odd question, but seeing this, I can get why they might be genuinely concerned. I actually moved from a luxury apartment, and I'll admit, I do miss the convenience and amenities, especially the maintenance team, the concierge/mail service, and the trash chute, especially in the wintertime lol but no remorse. My home is brand new and has been pretty low maintenance so far, my mortgage payment is less than rent for a studio (non luxury) apartment in my zip code, and even after I factor in the maintenance costs (I've had a plumber and electrician come out this year), I'm still able to save more, inc a hefty emergency fund. Plus, it's just me, so I have the opportunity to house hack, which is another saving opportunity. But it was a huge reality check when issues started coming to light. It's good to have realistic perspectives to consider when it comes to homeownership, because a lot of us get into it with rose colored glasses.

The way you lit up about living in a luxury apartment may just be your sign. Nothing wrong with keeping the property as a rental but you still need plenty of cash reserves as maintaining your higher monthly budget plus another home as a landlord can be just as devastating or a hassle. Pray on it and let’s see where God guides you.

I moved from a 3 bdr 3 ba luxury apartment w/ exceptional amenities in Florida to a 4 bdr 2 ba rental home in NJ...I wish I could go back. I don't even own the house and I'm coming out of pocket for so much and the care and maintenance is overwhelming. I went from comfort and having money to save and enjoy to living paycheck to paycheck and doing nothing. I'm a single mom and my 12-year-old frequently mentions how bored she is and misses Florida. I'm not too happy either. I'm weighing my future options as well for a better quality of life. I don't know about being a landlord...seems like a lot of headaches would come with that. I enjoy your channel and I think you will make the right decision for what will be best for you and your family.

That was a big move! Did you move for work? I moved from Ohio to Texas 11 years ago. I want to buy a house but my husband reminds me of all the things being mentioned here. I still think ownership has more benefits though.

I am blessed because I'm with the same employer and just transferred back. My present life circumstance does not make home ownership a viable option, along with the state of the economy. I would only purchase a home if I was debt-free and had substantial savings.

As a single mom and a homeowner for the past 2 years I can definitely relate. It’s super lonely. The things that I like are that my house is a new build so I haven’t had any issues outside of the landscaping. I also rent out my spare bedroom. Single family homes can definitely be money pits unless you rent or sell.

Thank you for your transparency in your home owner journey. I feel like depending on what generation you grew up in there is a lot of pressure to own your own home. I have only heard recently in the last few years that it's OK to rent. Everyone has different needs and renting is sometimes the best option.

I bought a house in dallas in 2016 and did renovations to make it my dream home. The upkeep was just too much for me. I sold it in 2018 and made 40k profit. Im renting a townhouse now. I love it. Gives the privacy of a house, but i am not responsible for maintaining it.

Any home, new or old, can have issues at anytime. Try not to use all your savings to buy a home. Also connect with other homeowners to get info on a good handyman/woman so that you can save money on some home repairs and maintenance

This is a great video! I bought a 1976 fixer upper thinking I was Johanna Gaines. And I would be able to remodel and customize it. But friend everything is so expensive. So I totally get what you are saying. Many prayers as you continue to figure things out. You’re doing an amazing job. Everything is going to work out perfectly. The best is yet to come!

I empathize with what you’re going through. It’s normal to feel frustrated and overwhelmed. Like with everything in most life decisions, there are pros and cons to homeownership. I’m a single mom as well. I was blessed to buy a new construction about 6 years ago and so far, I’ve had relatively minor issues. Thank God! I feel purchasing a home warranty plan is a good investment. Also being proactive with maintenance (like a car) such as AC tuneups, dryer vent cleanings, check the gutters, checking the integrity of the roof, may also prevent costly repairs in the future. I briefly rented my home and moved to a “luxury” apartment. The rent was almost a 1000 more and it would sound like my upstairs neighbor was moving heavy furniture around every weekend. I’m now back in my house and enjoy paying my affordable mortgage. I agree home ownership is a lot of work and I pray that you make the decision that feels right for you.

So I’m a single mom of 4, I have to grown boys and 2 school age girls. I myself is in the process of buying a home. I do understand everything that you have been going through has been frustrating. But one day you will own that home! Through blood , sweat and tears it will be yours one day with it being paid off. You will never have any owner ship in an apartment. You will always and forever walk away with nothing. I learned that in the home buyer certificate class. One day you will look back and see all your sacrifices worth it. Plus you will have something your kids can inherit.

I understand where you are coming from. I bought my first house in 2002, it was brand new. I sold it in 2008 before the crash. I was ok with that at first, but now i wish i would have kept it. I could have rented it out. Second i would recommend buying a new construction due to the home warranty and things should not breaking for many years. Now, for your A/c it seems its not big enough for the house that you have or you might want to check the duck work that is in it. One more thing put at least 300.00 a week in a separate account just for maintenance

Girl let me tell you. I had fantasized buying a home. I bought something cheap and affordable for me and my family. Repairs are rough and I kinda miss my old dump some days as a renter. I also am so lost because I am on a low income…I am also not use to doing all the things it takes to be a home owner. Not what I expected

Oh my gawd!!! I found you, for a reason!!!! I’m 48 with a 14 and 10 yo , no family or support system. I bought a 2400sq ft brick cheap ( for a reason! Needless to say, I had these same countertops on some bad, falling apart cabinets. They weren’t even attached to the walls. My kids and I took all the cabinets out and found a great deal on new ones. We installed ( multiple times, because we had never did it!) then needed countertops. I ended up finding a local sawmill and got 2” thick live edge slabs that I sanded and sealed , myself . Got a neighbor to help me lift them onto cabinets and wal-lah! It looks great as counter tops! It was only 200 bucks! But I’m right with you on community. And finding a new area. But I don’t think I will sell. Just because realty never depreciates. Then again if I found the right opportunity…. I feel ya. I’m back in school, right now, so I know I have to level up , first in order to get to where I can make more money in order to do whatever I choose. I’m watching you! And right with you! Beautiful house! I think you could swap the bed and side table in your daughter's room to open up the space a bit more then scoot the TV over to the corner too, move the plant out into your room and you could maybe fit a small vanity next to the TV under the window.

This video explains truly, what it means to be a home owner. I purchased my home, too, as a single mother. I only expected to stay a few years, but the economy changed. My home was a new build, but not knowing what you're getting into can be costly. However, with inflation, I don't regret the purchase. With any home, there will be improvements we need to make. Crazy, all mine started around the time I started working from home. We could use more space, but I'm trying to be savy with everything. Thanks for the video, love! I am glad you have share your thoughts about home ownership. Because I think some people don't understand how homeowners have to be responsible for repairs. The cost of renting is expensive 😫 as well. Renting is not for the weak especially when rent goes up about 200$ to 400$ when resigning your lease 🙄. Your home is very nice and it is some mild things you have to deal with your home....take your time and do your home repairs.. Congratulations 🎊 👏 💐

If you rent it out, you will have to do repairs? Renters may not take care of the property, so it helps if you have a handyman you trust. I moved every 2 to 3 years and got refueled on the excitement of it. Don't make the mistake of getting to retirement age and still have to pay a mortgage and/or paying rent. Retirement income is generally less than what you made while working and it's not going to increase. It helps if all you have to pay is taxes and maintenance. When you work from home it can be isolating, it's not the best fit for everyone. Possibly you can go back to working in the office. I suggest you speak with someone you trust, possibly a counselor. If you're paying more than $500 a month on rent, what a loss.

Thank you for being honest about downsides of being a homeowner. So many look down on those who choose to rent instead of buy, but really, when you think about it, there's just as much risk in being a homeowner as there is in being a renter. For my current situation, renting is best for me. I'm strongly considering switching from a rental home to a townhome, to reduce some of the costs (lawn maintenance, water bill), but I'm giving it another year, in the hopes that this year I'll be able to reduce some of my debt.

Being a homeowner is a lot of work. And there is a lot of expenses with homeownership. Home is blessing when you are young and energetic and can do all yardwork, house cleaning and several of repairs yourself. As you get older, home can easily become a burden. You do what's best for you and your family.

I feel you 💯. I moved to a different state and bought a house as a single woman with no kids. I truly miss the community and events in luxury apartments. It’s hard being in a neighborhood and meeting ppl. No one leaves their houses 😅 plus I work from home. I been toying with the idea of renting my home out and going back to a luxury apartment as well.

The ultimate purpose of buying a home should be to “pay it off”. A 30 year mortgage (example) is no joke. 360 months. As a “homeowner”, there will be repairs. If you buy a house with little maintenance done/ fixer upper and you don’t know how fix anything. You’re opening the door to expensive repairs. The roof, HVAC system, hot water heater, sump pump,garage door and leaky/ running toilets are the biggest problems (have these checked out before buying a house. I’m a homeowner, 57retired (4 years until I pay it off) I’m an electrician and HVAC technician, I go into customers homes and the repairs I mentioned above, I see this all the time. At the minimum, you should have/know a handyman. Don’t go in blind and talk to people who own about the true cost 👍🏾🙏🏾 have an emergency fund $5-$10K minimum for repairs

Its not the house its the 1 person income. If you sell use the profits for a downpayment on a duplex, 4-plex, or 8-plex. Split the rent between renters and add extra for insurance and unexpected repairs. You can raise the rent every year. Or you can rent out a few units to short term rentals for traveling nurses or celebrities.

I am a single mom of two and i thought for a long time about buying a house but after working two jobs and experiencing burnout just to save and invest (getting a downpayment together) i decided that i needed to quit the second job and put myself first in 2024. In ontario, even little condos are over 1 million and I'm not paying to live in a box smaller than my apartment

I bought a townhome almost 2 years ago as a single woman here in Florida. It’s just me and I’ve had to fork out for new appliances, AC serviced twice, carpet removed upstairs and new flooring, and next month I will replace my roof because our HOA doesn’t cover that. However, I do pay for a home warranty so that helped with the AC repair but it’s still a lot and I want my home to be an asset not a liability. I know I will sale eventually because I never wanted stairs. I’ve thought about going back to apartment life as well. I loved living in apartments and had some really great experiences. I agree that you have to do what’s right for you.

Also if u sell, instead of doing so much work, just offer a seller credit for appliance replacements and upgrades. Buyers find the ability to get their house cheaper more exciting for some reason. Cuz if u replace and upgrade stuff b4 hand, theyll still try to offer less. A credit makes them feel like theyre getting free stuff, a discount and they can pick out the appliances on their own

I’m so glad I found this video. Going through the same, except for we are in NYC and bought at a pretty high price for what we thought was mostly updated, the covered up a bunch of shit and we had to delay our move to the house etc. We technically can househack the basement but gotta make renovations to that too. I told my hubby we’ll give it 3 years and re evaluate, but I definitely miss my apartment and not ruling out the potential of selling or renting and moving to an apartment. Looking at your daughter's room..I have an idea. You could do a bed where she can have a desk and dresser at the bottom that would give her a place to study and store her clothes and accessories on the other side under the bed until she gets to high school. I've been through a similar situation being a single parent and homeowner and landlord to another property. It's tight sometimes. I would not take any vacations for 1-3 years and put that money aside to buy a larger home with 12x10, 2nd bedrooms and 2 bathrooms. The paint may be coming off because the painter may not have sanded and primed the cabinets with kilz before painting the cabinets or walls.

Completely feel this video! My home is from the 40s, and I bought it as a single mom. its less than 1k sq ft, and the last owner was a older man who I can tell DIY'd everything. Allll of the appliances are from the 80s, which of course I didn't know until I moved in and the central air went out as soon as summer came. Then the toilet wouldn't flush the water down, because of all the mineral build up. And now my tub won't drain. I want to do my whole bathroom over. My kitchen is next, which has your same issues.

Congratulations! You have to make the best decision for you and your peace of mind. In the future. Not saying that you didn't do this. If you buy a home in the future, always make sure that the realtor puts a home warranty in the contract. It's usually like four or $500 a year. And they cover your home whether it's new or not. And then you just have to pay a copay for major repairs. And it's usually like 50 or $60 and you can renew it every year that you have the home. It definitely saves the calls when things go a ride like plumbing or roofing or stuff like that. They do have things that they don't cover but majority of the major stuff they definitely covered. Just have to do your research. And also never buy a home. I don't care what it is without an inspection. Even if it's new. I purchased my first new home as a single mother after going through my divorce and I had inspection throughout the whole process and I think it really saved my life. But when you're ready to move on you're ready to move on!

I whole heartedly understand! I have bought two primary residences, and moved out of them both within a year or two at the most! I found it to be very lonely and I personally as a single female I enjoy apartment and living specifically in a high-rise. I love the conveniences and amenities that urban living brings versus a home in the suburbs. Move and do whatever you have to do. I have two investment properties that I do midterm Airbnb with and they have been very profitable so that's another option If you're thinking about keeping the house and you don't want long-term tenants.

I think 2024 should be a waiting season for you. Wait on the renovations and wait on the move. Continue to save for all future possibilities and see how the heating goes in the summer. If you decide after waiting you still wish to move, sell as is. If you decide you want to stay then take the money and make the renovations you want for you and your enjoyment. My first home was a fixer upper but liveable. I lived with it for 3 years until I built up enough savings to renovate and afford future repairs. It was so worth it. I find that what makes homeownership so stressful is if you cant afford those once in a blue moon repairs. At my first house I replaced the roof, the hot water heater, and HVAC. But it will be YEARS before I have to do those things again. My insurance and taxes never went up more than $80/month unlike the $200-$300 rent increases I endured. There are so many options and possibilities. I'm praying you have the patience to rest in the moment and to fully consider them all. -single mom x3 with two homes

Definitely consider "renting" through Airbnb 😊. Less hassle and legal stresses with going through the app (insurance protections are already built in and you can easily vet who you accommodate through their reviews). And, most times more money than traditional renting.

Beautiful home. Quick suggestion if u think this applies to you. Bought my house painted this colour and like your place wasnt getting much light in the house. Consider painting the entry area white. That will make the light reflect on the walls and the place will seem less dark. I did that for my passage way and it has really lifted my mood and warmed up the place. Did the painting myself with my 7 year old

Between property taxes, grass man being inconsistent and maintenence issues... LUXURY APARTMENT ME PAAALLLEASEEE. As a single mother i feel rushed to buy something for my kids but ive had horrible experiences, even renting a house. Ill take a nice apartment with attached garage any day. I do own a couple of duplexes that i bought off the land bank in memphis. Cash flowing like hell cuz i only paid 8k each. A rental portfolio while renting an apartmnt is the cheat code

I think the situation is different for everyone. I have a home and it been a great process. My mortgage was cheaper then rental prices in my city. Plus the amount I was saving allowed the home to be paid off totally in 3.5 years. I had to do some repairs but no different than issues I had when renting. I have a home warranty that helps with repairs when needed. I even thought about buying a second home and renting it out but changed my mind after hearing about all the squatter issues going around and the thought of tenants who refuse to pay. The stress associated with being a landlord was not worth it.

I bought my first house as a single mom about 4 1/2 years ago. I did not have a lot of guidance and it ended up being a nightmare, starting with having to have a whole gas system replaced. Long story short, I sold the house and bought a better one back in my hometown, where I had more connections and support. I understand your feelings about this, but I really think you have something good right now and might be making a mistake if you give it up. I rented a nice apartment for several years prior when my kids were small, but even with the home repairs, it is such a solid feeling knowing that I am building equity and am a homeowner now. I actually did own a duplex at one time with my ex and my mom is a landlord. Tenants can be awful. I have heard more bad stories than good. With the rising cost of rent AND higher mortgage rates, I would stick it out, try to improve the home, and find ways to connect with others until I was able to find a little bit better house. Just my thoughts ❤🏡

Love the home tour. I kept my home after going through a divorce. We actually had it built which is likely why I love it so much… it’s exactly what I designed and wanted. I will admit I too spent over $8K on an indoor and outdoor unit in 2023… but I love owning my home. Once I have it paid down to under $100K I will consider leasing it out and purchasing a new home.

a home buyers warranty renewed yearly covers repairs. i have a $75 deductible. water heater, heat pump, kitchen sink plumbing and a few other repairs needed over the last 20 years were covered. also covers roof repairs❤❤ just wanted to share. hope this is helpful. wishing you all the best ❤❤

This was eye-opening for me. I have been thinking or debating between working on my finances to get my first home now as a single woman, not married, or have children, but getting a home will be a HUGE responsibility for me especially being by myself and only one income. Things break, leak, needs painting, cleaning etc. You have down payment, inspection costs, etc. And that's just more money to put out. I mean, to fix a roof alone is $5K plus, so I'm just gonna stick with renting as long as I can and just listen to The Most High guide me. Honestly, I don't know what He has in store for me, but I'd like to have a family and have the house as a home for my future family😊.

As for the heat, Check for rats in the ac ducts they eat holes in it. Roof insulation? The countertops are laminate Formica (yes cheap, standard for development homes in the 90s) It is a lot for one person but I value the equity for future security as I get older and personally for me renting just feels like throwing that away. But yes house hacking is the best way to own, I’m currently renting out a section of my home as an apartment. It doesn’t cover the whole mortgage but it covers half.

I’m sorry this happened to you. Do you have a warranty? Some of the things you mentioned depending, may be covered. A home is always a liability, because eventually you’ll need to make updates. I’m so sorry this happened. You’ve got this though! And a home is wherever you lay your head! Don’t feel sad!! ❤❤

Yes girl I just moved out of my SFH and am in an apartment now. I was so over the repairs and maintenance and I am now renting my old home out to someone else. I also have other rentals I own. I will buy another primary home in the future but maybe a brand new construction especially if I am still a single mom by then!

So glad you shared this! Purchased my first home almost 2 years ago and the repairs have been weighing on me. I sometimes wonder if I made a poor choice and I want to rent it out eventually too and use a property management company. I actually love the house, location, and inexpensive mortgage but I just don’t know where the money to renovate is gonna come from 😩
