laughing about lesson 10---so true!!!! We had one guy bypass the front door of the house completely at midnight, despite clear instructions given him in advance and a well-lighted pathway. He instead blundered all the way around downhill to the back of the house where another apartment was, and banged on the door there at midnight, waking up our other guest. The other guest gave me a bad review because he assumed I should have given the wandering guy better instructions; but the very first sentence of the wandering guy's instructions reads, "walk up to the FRONT door". Nothing ambiguous there. He was just an idiot.

Hi Dave, thanks again for a great video. I am currently only planning to manage my own 1 bed apartment. Do I need property management software just for that one place? Apparently you can refresh airb to see an updated calendar if someone books on another platform. The total revenue has this far been 32k with someone else managing it. So every expense like software counts. Also, do you call every guest who asks questions about booking on airb&b to offer a direct booking instead ? Is this frowned on by the platforms? Do you have any videos about how to handle VAT for Airbnb? Adding all these taxes, like corporation tax, and now possibly VAT, makes the profit margin very small-almost to the point where renting out on Airbnb doesn’t seem worth it.

I need to be careful as I'm not an accountant so can't give financial advice. Vat is horrible so you either need to stay below the threshold or smash through it
