You would be surprised, condos have been appreciating a lot. I used Homer AI by Ohmyhome to see how much my condo had appreciated without having to talk to an agent. I ended up selling and getting a BTO, but it was nice to see how accurate of a valuation it gave me.

I think get a strata landed freehold which has bigger built up is better than a small landed like Macpherson and Thomson.

The problem is not many freehold cluster around...the goods one hard to find. 99years one Thomson grand have already...

@@alanweeproperty I viewed a landed with land size smaller than 1000sqft at Macpherson. It is not quite liveable, the ceiling height is like 2.2-2.4m. I probably can jump and touch the ceiling (I'm not tall). The owners in that area mostly either live there at least 1, decades, or are investors.

Alan, very nice sharing. Always love the Singaporean way of speaking, chap-pa-lang mixture of languages/dialets used. Can do a similar analysis on west coast areas. Around West Coast Rise/Ave/Garden, Faber Crescent/Drive, Sunset Terrace/Drive, Pasir Panjang?

Landed property is now $3,500 psf . Land Can built up to 3.5 Storeys with Basement! Total is like “4.5 storeys “So is consider very low price to enter. Will go up to $5000psf for landed in 5 years time !

Those smaller inter terraces are too small until they might not have car porch. Pricing itself also rather steep as well.

Those landed houses behind joo seng at jalan mulia, jalan setia, jalan muhhibah and etc is not cheap for their asking prices! And very small houses and freaking narrow road. All the cars park along the roads are so congested and hazardous to road safety.

I'm excited too when I saw landed with much lower pricing than others. But once you viewed, you will be turned off immediately. Only for investors. But it is dangerous to buy places strictly for investors with zero homeowners. Bear in mind that people who want to live in landed want 'space'. The land ownership and freehold status are secondary.

Enoyed the video! I think I would rather go for a freehold condo than a small inter terrace. Some older condos have massive land size- when divided among the number of units is probably larger than one of these type II terraces! Alan what are your thoughts on those semi D/corner terraces that are on bigger land but cannot rebuild into a detached? Either because of small frontage or just under 400sqm.

Buy out your neighbour. So that you can get above 400 square metre to become detached. Then donate remaining land to the next adjacent neighbour so that he can hit 200 square metre to become corner terrace. Then everybody will be happy

@@junjun906 ​ Some old estates have inter terraces >200sqm! So might not even have to do that. I was thinking about two adjacent pairs of semi-Ds(so four units total) that can be redeveloped into three detached homes. Losing one home in the process but remaining units are all detached.

There are so many unsold landed properties right now in the market. It is definitely a bad idea to buy landed properties here especially when the rental yield is so horrible. Worse of all, you actually asked people to buy those 800sq ft plus landed. Anyone dumb enough to buy those will have a tough time finding a buyer next time.
