Really sorry for the loss of your mom. Very hard to go through, especially so young. It all sounds hard and compex, I hope you can get through it all to a place of peace soon. All that property tax must be intense especially since it sounds like you only rented yourself! I myself pay property tax through my escrow account on the mortgage.

Thank you for the kind words - I'm about 1.5 years out of college at this point. Combination of mostly luck and some skill is how I got to this point financially.
