The house actually looks pretty good from the outside but inside. Uhg. It is pretty nasty. The house has good bones and should be a great flip but it is dirty!!

Hey Mark. If you convert the fireplace in the basement to gas or some kind of direct vent unit you could probably eliminate the chimney in the closet without ripping out the fireplace. I would rip out the weird wall with the single and double doors in it and make one big family room with the walkout and then put a bedroom in the unfinished room. The walkout and bathroom in the basement might also bring the possibilty of a master suite down there? you could make the unfinished room a walk in closet and not need an egress window.

I believe the insulated fireplace flue needs at least a two inch or so gap between it and any combustible to meet code. You could fix the flue in the closet by cutting a gap between it and the floor, and repeat at the ceiling. Then you could block it off (and hide it) by enclosing it with drywall.

Keep the fireplace and partition off the chimney in the closet so that it doesn't come into contact with stuff in the closet. Sure, its going to make that closet smaller but the owner can put in an armoire or something. Tearing out that fireplace will be expensive and wood burning fireplaces are in demand now.

Maybe installing an electric fire place in the basement. Then you get to keep the beauty in the basement room and remove the "chimney" from the closet. We have an electric fireplace in our basement and it works out well, as basements tend to get chilly.

I love it, always like finding change in flips that makes it seem like a cheaper deal😂 also make that laundry room smaller and use the egress in there for bedroom finish out if there’s enough room under the stairs.

Mark, this looks like a really good deal. That's a dirty but really nice house; a keeper. Cleaned up, it'd make a good rental too. How about putting that chimney on the outside of the house? Wonder if that would be cost effective.

On the good side ... there isn't fist holes in the walls or doors. Or things ripped off the hinges. Deep cleaning, paint and detail should come out OK. Oh that throne on the lower floor ... WOW. You do your magic and should be good flip.

Mark, IMHO, you have what "barkat", in that, in everything you have great good fortune 👍 This seems ideal for your purposes. An easy flip, your ideas for converting that downstairs area into another bedroom 👏👏 It would be a shame to close off the only backyard access, from inside the house, I mean. 🖖🙏

I like this (dirty) house. What would happen if you literally just cleaned it up and replaced the carpets and painted the kitchen cabinets and redid the toilet throne? Wouldn't your profit actually be as much or more as a larger remodel, given the additional time and costs? Wouldn't someone buy it and then fix it the way they like it gradually, over time?

It could be yes. Adding another bedroom and fixing the bath could add $15k to $20k but it might cost that much as well.

Love the No Solicitors sign. The basement can be made into 2 bedrooms one where the fireplace is divide it into so ya can have a little hallway between the rooms. That downstairs bathroom needs redone

Keep the family room with the fireplace & move the laundry to the empty space. Great storage & utility room. Bathroom needs a shower & update. Make that room with the sliding doors an office.

Nice purchase. Another good project there. I would demo the basement fireplace to free up the space it takes up and because the flue pipe situation is an old, non compliant set up. Admittedly I am jealous of all the work to do. I like to stay busy!

You could keep the FP hearth as a nice feature and put an electric unit that mimics a fire place on it and get rid of the closet flue.

The Hoarder house was a lot of work to clean up from inside to the backyard. Looks like the carpet seen better days. Just have do some updates to it. At least they left you rolls of paper towels to toilet paper. Even a broom to dust pan. Fire place needs to go because of the chimney in a closet. Adding a extra bedroom downstairs be a good ideal. Left you a vacuum to use as well.

How will you address that downstairs toilet? Do you have to have a pump to get stuff up to the street sewage level? If you can make that a full or 3/4 bath and steal some space from the family room, or possibly the hallway (it looked wider than 3 feet to me but it's hard to judge from a video) for a decent sized closet this could be a pretty nice house. I'm torn about the fireplace. That would be nice to have if power goes out in the winter so you don't freeze to death, like some folks did when the ice storm hit Texas.

Clean it, paint the kitchen and the wooden furniture in light blue or light green (or white/cream), rip the carpets out and put some vinyl or tiles instead. And hire an architect for the re-designing of all US houses, please! The toilet on the first floor could be converted in a bathroom with walkable shower, that would look like more space.

@2:44, that a strange location for the kitchen given the proximity of the stairs. I would go for updating the cabinetry (if possible) rather than replacing with cheap, generic "Shaker" @5:39, they don't seem to have employed the cleaning products. This is the first video of yours that I have seen and don't know what you typically spend on flips BUT I would be inclined to move the cooking/dining/washing/utility room downstairs, and make the ground floor living and sleeping.

French doors at the basement below and from the back yard deck kitchen area. That bathroom in the basement will be $$$. Septic level or city sewer from the toilet? No one wants a bedroom without a bath on the same floor. Kitchen. 2bd 2"ba. new ceiling insulation mold above one bedroom corner. Open living kitchen granite larger area upstairs. I'd like to see the gutted proposal.

I like it Mark it has excellent potential. Fireplace should’ve had a chase built on the outside of the house if egress is there for it. I do not like that chimney as it is for fire safety reasons as there’s no fire blocking mechanism a chase there even though it’s double walled flue piping, that just screams disaster if one should ever occur. Other than that it’s a damn good property! PS I can see through the dirt and grime as that doesn’t bother me at all! 👍👍

I like that bathroom setup. Saw cat toys. Would your kids be interested in going thru the quarters looking for silver? Maybe a finders fee. If it would be a good return, build that bedroom.

A 1964 nickel is not silver. The only nickels that are silver are the war nickels, which were minted between 1942-1945. These are 35% silver. Dimes, quarters, and halves that are 1964 and older are 90% silver. Halves from 1965-1970 are 40% silver.

I think you have to consider the front entry room as both a living room and a dining room so you have to keep the basement room with the fireplace as the family room and not another bedroom. I would remove the wood burning fireplace and vent in the closet and replace it with an electric fireplace (no vent required, right?). I think it's worth converted that other basement room into another bedroom. The owner can either use it as an office/man cave or bedroom and for resale value it would be a bedroom. It seems to have a wooden fence on two sides and chainlink on the other side. Either put a wooden fence there as well or hedges, probably tough in snow country. The backyard is large and decently private. I'd add a patio and some structure near the house (Deck with a roof). The bathroom on the main floor is nice in that it's two rooms but it's too bad the toilet is still not hidden and it right against the tub/shower. No room to do much about that I guess unless you could make those two rooms into one and somehow hide the toilet. If you make it nice enough, it doesn't matter than it's not technically a master bath. The worst thing about the house is just how cramped the living room/kitchen area is. It's really more like a kitchen and dining room with no living room.

Master or Primary Suite, what's your opinion on that subject. I say Master. You can almost do a master suite in the basement, if that's profitable, take over half the family room and the room with the patio door. Then, that unfinished room connect it to what's left of the existing family room. All your really doing is moving one wall and opening up another, where that fireplace is. Yes, it's probably a load-bearing wall, but the beans that would be required shouldn't be that big of a deal.

Sorry to break the news, but your 1964 nickle isn't silver. However, nickles made between 1942 and 1945 contained some silver. I believe that I would keep the fireplace.
