Concrete, framing, plumbing, electrical, HVAC, windows and doors, and then final inspection. I’m building in northern CA. I won’t go into detail, but the permit was $75k, the electric and gas connections ran close to $15k, solar and fire sprinklers are required (that will run you $20k) a sewer connection prob $10k and you won’t get a lot anywhere you’d want to invest in for under $200k (there are a few exceptions). So before you even draw up plans you are typically going to be in about $300k out here

Dude is living somewhere with super cheap labor and material costs. I live in MA, and you better triple to quadruple all of those costs if you want that house build here. When he said $4500 for the roof, I was like, that what I paid over a decade ago for a crew of illegals to put a new roof on a home less than half that size.
