I think most of their views about property investment are aimed at higher income earners - different audiences. Haha I’ll be completely honest I’ve bought 3 properties in 36 months , all around low 400k mark The first one and two I kind of looked in based on rent return and I’m glad I’m did (I was quite lucky in a sense because they have done pretty well) But how ever I did Pks course and it changed my whole perspective on property data.. if I had listened to that Chris and put 1m down for my second I would he completely stuck and would not been able to borrow regardless. I’m so grateful I found a place in Perth for my 3rd at 400k that rents out at $480 per week because it is already and struggle with interest rates and If I had listened to these scam/buyers agents I would of had to sell. Pk doesn’t say this is the only way to become wealthy. He says this is the data and this is how you can make good growth to yield within your budget to maximise your situation! This Chris guy was acting like pk is pushing that is the only way when he literally said he is now investing in 3-4 million commercial properties. These matrix minded people will always push there agenda, I have 700k in equity in just over 3 years and when I have more money to use I will invest in bigger things ( it’s not rocket science) Pks course is the perfect way to start of strong and get a few properties under your belt! Starlight up , he’s not claiming you’ll make 20m You follow the data and do it yourself Much respect to everyone and Pk !

I bought a townhouse in Logan (Browns plains) 11 months ago it grew 20 percent with good rental yield. Logan has great localisation and still good affordability for first home buyers /renters. Growing prices pushing people there and not just investors but also renters and people buying first home. If you have a choice rent or Logan you go Logan. Just few kms up because different municipality same properties 20 percent more expensive and so on up to cbd. People shifting from houses to townhouses. Later they will shift to units. Salaries don’t grow as fast as properties

I think I was the second person to watch this after it was released yesterday morning on my favourite you tube channel and was stunned to see your face but thrilled to hear what was going to be doozy of a discussion/debate. It was fabulous and credit to you as you were so calm, polite and respectful. But they raised some great challenging points too. The discussion brought up a lot of great points (primarily my major concern of a new breed of inexperienced money hungry BA's getting paid a mozza to spend OPM) and also a couple of potential weaknesses in both camps imho that each could further learn from the other to augment their staunchly held approaches. I'm not sure what Chris is carrying on about with wage growth, I work FIFO as a sparky and I am getting paid the same as what I was a decade ago. Wage growth has not has any correlation to price growth here in Perth this year, its been the lack of supply and interstate investors that has been causing the prices to go up. Maybe the blue chip suburbs full of executives and directors and CEO's are giving themselves decent pay rises but the middle class is still struggling with any kind of wage growth....

Well done PK. Anyone who's done your course would probably have answers to most of the questions of Veronica and Chris. I was tempted to say go to week 2 or week 3! Having said that, I'm someone who has engaged a Buyers Agent even after having done your course. Not because i dont know how to do this but simply because of my current work and personal situation. I see value in a good BA because: - they track and have access to a wider market / suburbs than I could possibly track alone to identify high performance assets - they perform all the analysis and summarise it for me, so I dont have to come back from work and do the analysis myself - I'm paying them for a service, so i can hold them to account - i can expect a timely turnaround and my own work load does not have to dictate how much time I spend on this - essentially, they can do an effective 'sourcing' job for me to meet my needs The benefit of having done your course is that i can ask them all the right questions and confidently decide on whether the property they recommend is actually right for me

Grace and respect mate. You were the only one in the conversation displaying those traits. Fact is, in all things, there's more than one way of doing things. You've discovered a way that makes the property market accessible to people who may have previously seen it as a pipe dream. They would've done better to enter the conversation with curiosity rather than an "I'm right and you're wrong" attitude. We can all learn something from someone else, and often new learnings come from unexpected sources. You stayed open and simply discussed what has worked for you and those that follow what you teach. Chris Bates didnt seem to understand the income rationale to filter suburbs. He seems to think if the potential buyers in a burb are higher income than they were previously than the property prices will go up in the burb. What about investors buying who are typically higher earners.

Not a student of you PK , just following your videos for last 1 week or so and trying to learn ( want to enter into investment and looking for some guidance 😅), won’t go into the discussion of who was right and who was wrong in the podcast , but the cool demeanour u showed in there is worth to learn not just in property investing but in general in life .. u handled the q’s with poise , instead of trying to poke holes and getting deep into counter arguments..also a person can be trusted more if he is open to criticism and is able to accept the mistakes and shortcomings he has with an open mind , which u did , I can’t say that for the others, they were more combative rather than putting there narrative for ppl to judge .. but overall a good conversation , something a listener can get away with after listening!

You were sandwiched in the middle and they struggled chewing you. I think being an investor in real estate is just like bodybuilding. It's more individualized. What works for you right? It's like bodybuilding, some program ajauwt doesn't work for you, because it just doesn't gain anything to you and you found out something superior in your own way to achieve your dreams. But one thing for sure, you always focus on forms when you lift to avoid injury. Same in investing, there's always a form, and you need to follow that to avoid going down the hill. @1:07:00 Waikiki's 36 month growth is 50% vs Subiaco 45% with a average yields of 5% vs 3% respectively. Also claims regarding income growth causing house value growth are false, Perth's median household income 2016 - 2020 went up by 10% but house values fell by 10%. Income growth could be 1 factor out of 100 to growth but its certainly not a silver bullet.

PK, I believe there's no one size fit all the the approach of property investing. If someone with single income of $400-500k annually, they would not be using your approach, they would buy negative geared property in Sydney, Melb and reap the benefits. If someone has a median household income under 200k they would benefit using your approach to build a portfolio as they will need to cash flow.

You really handled the questions well - it sounded like a cross examination in court with your own words being used against you but your calm demeanour and rational arguments coupled with humility shone through. I did have one question though - when you said in the long term most markets will perform about the same - do you not think that more premium suburbs (near city/beach etc) outperform in terms of overall return over 30 year periods? I've tried to look deeply at the data on this and it has actually been hard to tell for sure although most 'experts' would say they perform maybe 1 to 2 % better overall....?

Great debate. buyers agent was extremely biased in her tonne and the way she was speaking and presenting questions. Absolutely you can trust property managers and even other sales agents in the area based on the relationship that you make with people. I bought two properties in Perth were I have even spoke to other sales agents in the area by making enquiries about other properties in the area. You can never go with the Median, As i bought a property in Nov 2022 in high 300s and comparable sales are 470k to 500k (Same street, same size etc. properties) but the median of the suburb for 3 bedrooms is 5% (Clarkson, WA) The only thing that i disagree with PK is, bluechip suburbs perform the same! I will refer you to Corelogic past 30 years data and you will see that in most cities and regions, higher socio economic suburb have performed way better. Keep up the good work PK :)

Really interesting watch. I am definitely above average income earner, living in WA, but the idea of affording a cottesloe/subi/Perth property is like a decade away. 30% growth of $0 is still zero. So PKs methods/targets promoted/etc 😉 are far more useful to typical people.

They may be able to form a good relationship with clients specific to being a buyers agent, but they have no clue how the public will perceive their attitude in the way they dealt with you. You PK were showing professionalism and seemed to appreciate their opinions but they just flat out disregarded your opinion. I know which buyers agents I won't use if I had to

Ignoring the 'what' was said by all parties, listening to 'how' Veronica and Chris talk compared to PK are levels apart. PK is composed, tone was confident but very calming, listened and addressed opposing points eloquently. Mainly noticed PK tried to present his arguments through data and stories, which makes him more trust worthy. On the other hand, from my observation the other 2 did not compell me, as they tried to overpower their views by raising their tone or speaking in quick successions over their opposing person. The body language gives away the level of control a person has on a presented topic. What you say can be important, but how you deliver your message is everything.

Veronica laughed at 9:46 when PK said the profession is learnable, but its true. What buyers agents do is not open heart surgey or rocket science. I look at using a buyers agent the same way I’d look at say hiring a cleaner, gardener or handyman in and around my home. My toilet won’t flush at the moment, I have no idea how to fix it, but I know I could if I spent 1 or 2 hours on KZbin. I don’t want to spend that time working it out for myself, because my time is more valuable, so I’m going to call a plumber to undertake the activity. Just because most of the population are uneducated in plumbing (simple plumbing that is), that doesn’t mean plumbing requires skill to the level of something like a surgeon, it simply means that most people are under or even uneducated in simple plumbing. A lot of property investors (especially novice level) are severely undereducated in property investing, and so it is really easy to make it seem like what you do is like open-heart surgery. In reality, buyers agents are the defintion of the dunning-kruger effect. Your business model, skills, tactics, approach etc. are learnable, repeatable and can be emulated. You can see this by how easy it is to become a buyers agent, and the sheer influx of new entrants piling in over the last few years. As this continues, it will be harder and harder to differentiate your service, so the risk is that it becomes more and more a commoditised market. That said, I would still use a buyers agent, just like I’d use a plumber, when the value of my time exceeds the cost of the service, however I’ll likely have a hard time finding one that can live up to my expectations. A plumber will come over, fix my toilet, and I’ll see that it flushes instantly. A buyers agent will propose a property, and I’ll poke holes in their rationale all day long, especially because we both won’t see their results/outcomes until months to years later. 95% of the time though, I’m confident I’ll do a more thorough analysis than most BAs I go to hire, and if I can learn, replicate and emulate the soft skills in the equation (which I can), then it really becomes an uncompelling notion. The only thing left is time - so the BA I’d hire would need to be multi-faceted and proficient across many planes of property investing - including being able to understand basic market and data principles, and that includes not only operating in predefined and set locations (operating in a bubble), as if that is the case, I would filter you out immediately. TL;DR - Buyers Agents experience severe dunning-kruger effect. No one wants to bring your profession down, but given the level of delusion and grandiosity, we feel the need to exercise virtue and merely baseline it to reality.

What was funny is they are trying to defend their trade whilst showing total ignorance for investors outside of their wealthy ideal client - they had no concept of what happens when you can’t service your debt and lose the asset….if you have 3-4 350-450k assets you can kill 1-2 to save the rest in a squeeze - if you fail on 1 Cottesloe average house you lose the asset and the entire idea of investing becomes defunct….just madness…
