Sean, If JP will to sell it, if he puts the lump sum into the FD in bank he will also get the same return. Lets say he sells it for 500k. 500k FD at 3% is also 15k per year and this he doesn't have to looked for tenant if the tenant moves or the house is damage, Hassle free. Also the house is leasehold, as it ages, the value will drop and if it's left with 40 years then bank will not approve the new buyers loan so making it very difficult for him to sell. This is my take. If I am wrong, I am sorry.

It's a good question 😃 I m having an exact same issue too. There's another point to consider filter his rental than selling unless he knows how to make more. If a property is to be sold for 1mil in cash. Easy for math. In the past of 4% fd, you will fetch 3.3k a month. My rental maybe lower than this. Let say my case, rental is only 2k. I am losing 1.3k even if I don't know investing 1mil cash. Now, if you sell 1mil in cash, FD gives you barely 2%, or 1.6k a month. I better of with rental, because my rental is still 2k. My ROI is higher with rental even with the consideration of wear n year cost. Plus, property appreciation over time, although it's a leasehold. I doubt 🤣 I can still get 1mil in today market, probably give it a 10% discount. That will make thing worst. Sitting in your shoes, I will refinance it and rent the unit out, and get the cash to buy even more properties or diversify your investment portfolio i.e. REIT. If you worry about rental, get makeover guys to help you with their magics.

rent it out while lease for sale it still in market . subsale isn't easy now . hold + rent + test water in market , if offer good . let it go if offer bad , continue hold + rent

Totally agree with you, can overdraft or refinance the house that rental can cover or just take the rent as passive income. Im actually felt that property are on the UP due to bank interest rate are low. When loan interest are low, your FD and other bank investment are low. This is the reason many conventional savers taking out their FD to buy property in cash, better return in rental than FD and property can held better value. Some of my friends that like to play shares they converted to become property investor. They said more control. That is why when you said property are booming and Im not surprised at all. Cheers.

But Shaun just want to highlight one point: nowadays I noticed majority 80% of new development which good location is put as leasehold. It doesn’t make sense, take example as Sunway Velocity. SV condo (on top shopping centre) is freehold where else Sunway Velocity TWO is leasehold 🤔 just across the street.

So happens that the land for sv2 is leasehold. Not the developer make it leasehold. There are many free hold also n good location. In terms of percentage i dont know but I'm guessing much more than 20%

@@iherng I read online that the maximum tenure of a refinance loan is 10 years. Is it true? If there is no difference in conditions compared to a conventional loan (tenure is still 35 years or till 70 years old), then for people who will default soon, why not just do a refinance to tie over the difficult period and avoid having their house auctioned by the bank?

Did you rent house before? Cant find people to rent for $1.6k a month. If can find also they can only pay the most 6 months after start to lack in banking in.

I have properties rented out from the range of RM 1300 - RM 4000. And so far they are with me for more than 2 years. So my question is why don't people rent your house for $1.6k? Is that the market price? Then do you furnish your property? Or just put in old furniture and rent it out? Do you also filter your tenants? Anyway, thanks for watching=)

@@stloh3475 my parents rent before in Klang. Really a nightmare. 1 Indian family, 1 Chinese family, 1 malay family. Indian family didn't pay TNB(over RM 1000) and last few months then suddenly disappear. Chinese family suddenly stop rent and steal one aircon Malay family also didn't pay TNB and always delay. But after move out they still slowly pay back what they owe.

Well Roger, this is a classic scenario where we should run through 20 different properties before buying a particular piece of property, as well as knowing the intent of buying. If not wrong, this is often the case after upgrading from our first landed terrace. We will think that we're gonna live there forever, happily ever after. But we will cherish convenience more. If the rental demand is bad, I guess maybe you should consider to just sell because I can feel your frustration. And let's face it, Klang's rental market is not as sophisticated compared to the city. Thanks for letting me know. I would recommend to check the selling price today hahaha:)
