I hate that you had this revelation with the property, but I think that it is a strong blessing and you need to move on to a different location. I know firsthand what it is like to THINK you found a place you wanted; however, you will find a perfect place when it's right and all the pieces will fit. The fact that things keep changing and being taken away should be a sure sign to RUN, not walk away... I hate to think about the toll this would take on your mental well-being if you did purchase this house.

I would request a full inspection of the property before making your final decision. As long as it shows that there are no other structural issues and you still love the house as a whole, I'd say go for it. I've heard that inspections aren't mandatory or common in many European countries and I assume that probably makes them a bit pricey, but you might be able to get the seller to split the cost with you. If it wasn''t for the fact that they're already on the hook for the cost of the demolition that needs doing, you might have been able to request that they cover the inspection in full, but you want to be fair about it. The space left after the stairs are removed, could be used for a larger bathroom with a shower OR you could split the space between a nice pantry and a new powder room. To save on expenses, you could do some of the work yourselves, like plastering the walls and tiling the floor and then you could hire out the plumbing and electrical. Just my thoughts, anyway. Best of luck with whatever you decide!

As a builder, I recommend you walk away. The level of destruction to the house will leave it requiring a full renovation. Just move on and take it as a learning curve. Good luck.

Don't buy it. Collect your double deposit and then see if it goes back on the market after the renovation work is done. You can take a look at it afterwards (if you haven't already purchased somewhere else) and see if you like it .... and this time, get somebody to inspect it to make sure it's structurally sound. You need to be able to move in without any doubts or you'll be miserable.

I would leave with my deposit and upfront costs in an attempt to be reasonable and maintain good will. If the owners don’t lose money they will be more inclined to come back to the negotiating table. If the authorities want to attract people back to the towns they need to demonstrate a fair property conveyancing system. That’s for the owner’s legal representative to challenge.

As an Italian I advise you not to buy this house because if the owners have committed all these building abuses they may not be able to complete the necessary renovations. You will be lucky if you manage to collect double the deposit you paid

Agree on the first point. Regarding the second, legally it would not be possible to sell whilst the current owners still owe you money. They would have to declare in the contract that there is money still owed. I'd settle for just getting my money back today. Walk away from the apartment and the problems both structural and legal.

getting your deposit back may indeed be difficult- so if you love the village/view and the structure is sound-go for it- there will ALWAYS ALWAYS be works to be done... life is not perfect, homes are not perfect- stop trying to find perfection and find the LOCATION that you want.

I live in a different region of Italy. Have been living here for over 30 years. All I can say is "don't go ahead with this purchase, please". The moment I saw it in another video my heart sank. The ceilings aren't the regulation height, there are bound to be countless other issues that don't meet the law. Properties in the past were built much more freely but now in order to sell and purchase, there are stricter regulations about height, size, size of windows, sanitation, everything. Everything will need planning permission too which is time consuming and COSTLY. So, to save yourselves from further heartache, it sounds wise to move on. So sorry for you.

I mentioned at a past video that if either of you breaks an ankle or a leg -- I've done both in my lifetime -- navigation there would be a nightmare. I am also at a loss with that playroom that would probably last a maximum of four years before your son outgrew it. Go. Keep looking .

I'm a real estate agent. If it were me, I would absolutely walk away from the house. Once they demolish that room, you're left with a different property all together, but paying the same for it. Also, with an ancient property like that, who knows what other problems will be unearthed when they do the work, and how much of that would fall back on you? Lastly, that little play room for Noah won't last more than a few years. That ceiling is so short that by the age of 5 he will have outgrown it anyway, and then you're stuck with an impractical space that will likely be unusable. I imagine you can find something more suitable in the long term with the extra money you'll make on them paying you for the error.

I've spent 53 of my 77 years in the construction industry, and I would run as fast as possible from this deal. The renovations were obviously made by the previous owner, and unless the codes have changed in the interim, the work was probably not permitted (meaning that permits for construction were not pulled) or inspected at the time. You therefore have no idea of the quality of the work. In addition, the demolition could uncover structural issues requiring further expensive work. Run little KZbinrs, run!

Childhood goes so fast. It's a cute floor...but kids grow tired of places and toys once the novelty runs dry. They mainly want connection--friends, parents, etc. So, you would have a that floor, but it would not really be used in only a few years. (I know SO many parents who created a great play space--tree houses, little mini kitchens, mini spots--and they were used for a very short amount of time.

I am a British citizen who lived in the US most of my adult life. Twelve years ago I bought an ancient stone house in a borgo/hamlet in northern Tuscany which I recently sold. I have seen dozens of houses for sale (with fewer steps as I'm 76) and I have learned a lot about "abusivo" structures on properties for sale. I almost bought one until I found out that the sheds in the back used for storage were illegal. Without them, the property didn't fit my spec. Anyway, it is an Italian thing for sure, especially in the older properties when the generation that is now gone used to do this a lot i.e. build structures without a building permit.. Anyway, you are learning haha. Stay strong. There is a divine reason for everything that happens in life, in my opinion. BTW, my old borgo house had three bedrooms, and a small garden of 250 mq with a killer view of the Apuan mountains. and I was only 30 minutes from the sea. Italy is so rich with quaint affordable villages that perhaps you should widen your net. I will say though that in Sicily you will get better bargains for sure. Wishing you all the best.

As someone who is NOT a builder, I would apply some common sense and say: DITCH this property. This is a bad omen already. What costs could be added to all of the re-building required? There are countless villages with equally pretty vistas there. Just go back and hunt again. All part of the home ownership journey.👍

Guys, I live in Italy in an apt. where the ceiling is almost 4 meters high. There are so many ready made mezzanines made out of metal or wood that you just ensemble. If it’s possible to be dismantled, it’s legal. You can even redo exactly how it is now , but in wood, and that will be legal. Regarding the safety of removing that floor, it didn’t exist before and as long as taking it out with a “geomatro” or someone specialized (which can probably make it a must to continue with the purchase) and there are no other signs of cracks or instabilities on the house, then It is just like any other house that has been modified lots of times since the middle ages. I don’t know, just seems like 90% of houses in Italy have been modified lots of times… any chance that you or the seller could just pay a fine to keep the construction? If it’s considered safe, of course. Maybe this is just a sign that it’s better to have a smaller mezzanine to be able to see Noah from bellow or to to make have a mezzanine not there,but somewhere else in the house. I think the roof is also an issue. It was glossed over, but l heard it mentioned. It’s in a bad state and who knows what water ingress damage has been done? It will continue to be an expensive nightmare.

Correct. With the doubled money you get from the "caparra" as already suggested you could make a new mezzanine in wood from scratch and remove it once your kid grows up. And even reuse the wood for another project further down the line. I doubt the demolishing compromises the structure of the house as it was evidently made for the lady who lived in it at the time. But as someone said, see what it looks like once it's been removed and make you mines up whether you decide to keep it or let go. P.s. I doubt the bathroom needs to be demolished as once the upper level has been got rid of, the bathroom will have a higher ceiling. So that can bee easily sorted by going up with the pre existing bathroom wall. That's what I'd do anyway after having lived in Italy since 1986 and left the Uk as a kid. Good luck folks!

Speaking as an architect, I think it's not uncommon to find unpermitted work in a residence for sale. What is kind of refreshing in this case, is that the seller will be responsible for correcting it before the buyer takes ownership. I think it's better than finding out later, when you decide to do work on your new house and the local authority won't issue permit until you correct the nonconforming stuff you unknowingly inherited. It wouldn't be a dealbreaker for me but I also wasn't in love with the tiny mezzanine.

Agree, also as an architect and someone working for a city on the permitting side of things. This is so much better than what happens in the US. I thought realtors and title companies would check permits but many do not. I'm constantly seeing families that just want to add a screen porch to their newly purchased house only to find out half the building was never permitted. I see potential in this house if you have the budget for a full kitchen remodel. And ideally if you're allowed to add back in a bathroom. However I wonder if they can see the finished work in the kitchen before deciding? If it's not in a usable state then it's not really the same house you put an offer on. Perhaps it's different in Italy, but in the US you would normally negotiate a lower price if an issue like this came up. If they are not amenable, then walk away.

@@BethC817 well, as an architect, who also deals with permits (not in italy, but nearby, so still eu), i would they this is just sweet talk from a seller, to get money at the end. i realy doubt, seller will beside potentially demolishing subfloor etc do also all the paperwork needed, to get house on legal side, get residential permit etc (which all is probably needed, if you want to have renting business etc). but funny, how it seems everywhere (even in western hemisphere) we are witnessing same problem. im a vivid supporter of idea, that no house or any other building should go one the market without properly arranged ownership(s), land borders and building permits as standing in situ. we all check this essentials, when it comes to cars etc, with houses, where all life savings/loans go into, we just skip those things.. as renovation goes: with old buildings like that (i have experience with them and we actually own a stone weekend house at the coast, which was renovated under our ownership) you can always expect surprises and more work than expected at first. if you cam manage do some stuff alone or/and will be always supervising etc (which i really cant imagine how you meant to do that with small child and have plans for travelling - i would say eve last two is not good idea) then maybe, otherwise i would say reconsider very carefully (and not just about the house).

How do I know this? I have family who have dealt with it in Italy, and I can’t imagine a town smaller country like Sicily, is any better than Rome. You grow old just waiting for the inspector to show up to advise on permits and then you never get two people working from the same place giving you the same information, lol! It gets bonkers, and incredibly expensive.

I am italian, and I recently bought a countryside home. I made some shorts on my (wannabe) channel about it. What i can advise is to do all the checks BEFORE paying the deposit . It is not illegal the house per se but those are called "abusi edilizi" in Italy and they require time and lots of work to be adjusted. Personally I would look away as there seems there are too many. Also keep in mind that ceiling like that are always not regular. Good luck!

In fact, one of the best selling points in Italy, at least where I'm from, is not only to have all the trail of building permissions matching the plan, but also to have permissions already approved for eventual extensions or modifications. The property where my family lives is under my name and my dad drilled into me this information as he knew after they'd pass (he already did, only my mum is left) I'll probably sell since I live abroad and have no intention to return living in Italy or keep such a massive house. So if I were a buyer I'd seek sellers like that, it saves a lot if headaches and disappointments. Interestingly as I live in Hong Kong where you also have to get planning permissions, last year there was a big scandal in a very wealthy neighbourhood for this very issue. Following a typhoon there were lots of landslides which took away many parts of houses extensions, gardens and swimming pools. Residents naturally called the police and from that ot turned out so many had built these extensions and swimming pools without permissions, so not only they got the damage to pay for since insurance wouldn't cover but they also faced legal repercussions from authorities. What's worse these are million of dollars worth properties so people can't claim they didn't have money to pay for permits. There are always some who think the law is a mere suggestion then karma gets them. 😏

No don’t buy it. That’s a nightmare waiting to happen. Unfinished torn apart space - i can say what’s next - plumbing and electrical isn’t exposed yet and no Home Depot. Trust me I have been through it - cost me not thousands - a hundred thousand plus on top. You will find everything in one house with a move in key, a kitchen and a playroom. Plus a little garden and a great view.

New sub here! So sorry to hear about this, i can imagine how heartbroken you must feel right now, but like others have said, it might be best to walk away. If the owners have been hiding so many things from you there could be many more hidden nightmares awaiting you. As someone who moved from the UK to Hungary and bought a house here, my priorities were always roof condition first, good electrics and plumbing, insulation and good doors and windows, i also used an official estate agent. It can be so easy to follow a dream, your heart and romanticise buying abroad, but in reality you need a sensible head, a practical house that you can make into your dream. Good luck! Don't give up hope, everything happens for a reason!

The low ceiling was a daft idea in the first place. Children grow up quickly: I know you two aren't the tallest but your kids will probably rocket up and the ceiling would soon be a problem. That said, as you explained, the changes are a risk as to how well they would be done. But the main thing is the house itself. Is it big enough? Is there enough outside space? Is their parking? Is the location really ideal for you? If the answers to these questions is "yes" then I would stick with it but negotiate a discount on the sale price to cover future works such as a new bathroom, new ceramics, painting and so on. Looking on the bright side, at least the house is not on fire.

Hubby and I have been through hell this year because of an unwise real estate purchase. It has totally wiped out our life savings. We had an inspection and most of the major issues with the house could not really truly have been found until we started living there and finding them all. Please take the other people’s advice to walk away. Because you seem to be good people, we are good people and guess what? All the money we have spent on this money pit of a house is because we could not live with our selves if we sold this house to someone that had to fix all the broken things we have had to repair. We now hate this home, as soon as the final project is fixed we are selling and never moving in to someone else’s neglect and woefully inadequately maintained home ever again. The charm of a 130 year old home has disappeared and will be replaced by a new build. Good luck with the wedding and Congratulations.

That kitchen would have a beautiful high ceiling without that small room. And as lovely as a kids room would be, your kids would need to be a very specific age range to enjoy it. Kids only really love spaces like that for a couple of years, and then outgrow it. I mean, it is a lot of work to fix up the kitchen ultimately, so that is a decision you have to make together. ❤

Exactly my thoughts! And small children wants to play in the same room as where their parents are so the room would mostly be of no use. I believe the house is ok but I didn't like the kitchen as it is. With a higher ceiling and no toilet, it would be more spacious. And with the tiles it looks like a bathroom. Now you will have the work done for free. Perfect! And you can make a beautiful Italian kichen. Just check so the chances doesn't damage the construction. I would follow thru if you otherwise like the house and the village. This will only make the house better!❤😀

So true. We had a playroom it basically became a Toy Storage Room. The kids would drag their toys into the lounge/kitchen and play near us. Ended up scrapping that and using the room for another purpose in the end.

Dreams can quickly become nightmares. Another KZbinr I watch bought his first house in Portland OR, USA. It has been a nightmare because of all the illegal construction that was done on the property. He has had to demolish multiple buildings and additions that were without permits. I commend Sicily for having regulation that protect you, the buyer. Isaac has spent thousands upon thousands of dollars just tearing stuff down, not to mention all the hard work and destruction of anticipated use of said structures.

As a retired realtor, never fall in love with a property. With cheap houses flooding the market, you were unlucky to find one with the unregistered renovations. B&B accreditation is even more stringent. Keep looking❤.

I cant help but feel that raising that ceiling and making the kitchen a much more usable space is going to prove to be a hidden bonus. The gloriously high ceilings and improved wall space will make that space sooooooo much more functional and pleasant to be in. You can turn little Noah's room into a delightful playroom for him. What matters is being where you want to be, and being with the people you want to spend your time with.

Nice to look at but usable Space = Value - even storage space is valuable - this will almost bankrupt them - once they expose electrical and plumbing they will be forced to do the whole house upgrade.

I would walk away. You are looking at opening a can of worms. What will be found when the demolitions take place. And, will the home look like something that you can finish by yourselves or have to get tradesmen in to fix for you. Take your time and get what you want and need……

In Italy, when selling a house with legal or structural issues (called "difformities"), the seller is usually responsible for fixing them before the sale. This includes making sure the house matches the official records (Catasto) and complies with building laws. If the house has problems, the sale can be delayed or blocked by the notary. However, buyer and seller can agree that the house is sold 'as is,' with the buyer fixing the issues later. In this case, the price is often reduced to cover the cost of repairs. Everything must be clearly written in the sale contract. Post scriptum: I'm sure there are beautiful houses in the same area that are quite affordable and don't have any kinds of problems.

@@ail-on3px dipende dall'amore che hanno per questa casa. Alla fine, se il posto ti piace tanto e se sei supportato da un bravo geometra o architetto, si può fare. È il principio delle case vendute ad un euro: compri un rudere su cui investire, ma è anche il tuo sogno che prenderà forma piano piano. Oggi, la mentalità che va per la maggiore è quella di comprare una casa già sistemata e pronta per abitarci. I nostri genitori andavano per gradi. Prima ci abitavano e poi la sistemavamo nel tempo. Forse, un giorno quella stessa casa rinnovata avrà anche un valore sul mercato. Il luogo sembra molto bello e la qualità della vita siciliana sta attirando parecchie persone dall'Estero. Cose da considerare. Comunque, se tutto quello che c'è da fare mette paura, sono sicura che non manchino alternative nella zona d'interesse.

@@WireItalia quando compri un immobile in Italia, per non avere brutte sorprese devi valutare 3 cose. 1) la casa corrisponde alla planimetria originale registrata al catasto 2) che non ci siano mutui oppure altre tasse da pagare al fisco in sospeso, altrimenti se li deve pagare l'acquirente con una burocrazia e soldi infiniti da versare soprattutto in interessi bancari 3) che tutti gli eredi siano d'accordo nel vendere casa e tutti al prezzo concordato. Con gli eredi non si sa mai, magari qualcuno vuole guadagnarci di più alla vendita. Inoltre, 4) I documenti devono essere tradotti da qualche ufficio autorizzato,con marche da bollo da includere e ufficializzati da un notaio, tutto per evitare che chi compra non venga truffato. Le traduzioni fatte da sole o tramite amici, non hanno nessun valore legale. Gli amici ti possono aiutare con le utenze successivamente. acqua, elettricità e spazzatura. Ma questo avviene dopo

Il fatto è che gli edifici antichi non vanno d'accordo con le nuove leggi catastali e non catastali degli ultimi decenni. Per esempio, una volta i muratori prendevano le misure usando il metro, ora usano il laser.. che si riscontrino difformità nelle misure, quindi, è normale! Comunque, meglio sempre affidarsi ad un geometra e ad un architetto. Loro sanno cosa fare.

An American couple on YT called Raising Voyagers, are renovating a mountain house, and had to dig down about 7 foot, from the initial building required by the local officials. One of their Italian builders said, that he had never heard of such a thing… and despite the family requesting Italian residency, to date has been denied… yet illegal migrants, ending up on Italian beaches in rubber dinghy’s are given the red carpet treatment, just like in the rest of the Western World and the USA :-(

I've lived in the southern Mediterranean for enough years to know that old houses like that and as old as it is shift. I also know that these properties are bodged beyond belief too. It's a risk, and I personally wouldn't take it.

The house would still need to pass inspection after the work is done. This would include code and structural. If this is the case then they should be fine.

It’s funny how we don’t have the same sixth sense when we are looking at property in another country. When I saw the thumbnail for the “unusual house” video, my first thought was, “Oh wow, that can’t be code …” (meaning in US house buying lingo that it wouldn’t pass an inspection). I’m sure if you’d have seen that in the UK, you’d have thought something similar. I’d suggest you keep looking. Good luck, Beans!

It is utterly painful to mentally move out of a place you have mentally moved into. I had that happen and remember “taking paintings down from the walls, taking books out of bookshelves” etc, and being so heartbroken.

As a designer I would tell you to walk ....remember "when one door closes another opens" and usually it's been my experience to something better. I do know how disappointing it is, but hang in there. Patience will prevail.

I think that in the long run the kitchen will be even better for not having the play area. A higher ceiling, a brighter space, and reclaimed area from the stairs. A few years down the line Noah would outgrow the play area and then you’re stuck with a space you don’t have use for. Losing the extra bathroom is unfortunate, but the plumbing will still be there if you want to look into adding a legal one, which makes it so much cheaper than starting from scratch. Ultimately you need to follow your heart (within reason) on whether it’s still the right fit for your family. Congratulations on the wedding!

Keep looking. If it's meant to be, it will still be on the market and you can see it after the demo. Negotiate the price since the kitchen isn't ready to use.

If the height of the ceiling is the only problem with the small bathroom in the kitchen, and the owner must take down the mezzanine they illegally built, then why can’t you just raise the ceiling in the bathroom to meet the building code? Plumbing is all there so all you need to do is add height to the bathroom walls. And definitely renegotiate the price.

Because the walls above the current ceiling do not continue up. You would have to build up the walls. The current room upstairs is fully open to the area where the bathroom is. And since they are in rush to meet the regulations they would not be looking at building stuff up, they will simply keep demoing...

I think the bigger issue is the single bathroom - that is a material change in the home much more than the half floor (which would have gotten tired fairly quickly). I would walk away unless they will contractually commit to a second bathroom.

Pro: you have a view you love, a village that you love and friends there. You like the tiles in the home and the rest of the house is acceptable. The price is affordable and, possibly, you can negotiate with the owners to have the demolition AND the restoration of the kitchen and bathroom done before you move in. (If they refuse, and you walk away, it will cost them double the deposit.) The beach is so close to the home! Con: You can’t see the finished results and don’t know if any more issues with the demolition will arise such as more damage to those beautiful tiles. You don’t know how long it will take them to do the work. You can’t be certain the owner will follow through with the necessary changes and paperwork. Things to consider: Another village isn’t as desirable as this one. There aren’t any other homes with this view available (at this time). Is it possible to take back your deposit and wait to see the final remodeling before purchasing it with the guarantee of no price change? And guarantee you the first choice before other buyers? Be disappointed in the issues you are having but don’t let them be an imaginary wall to your buying a home that suits your needs. Look at this decision as a business deal. Can the issues be ironed out to suit what you need? Can another area of the house be Noah’s play room? Have fun exploring other options as well! 😊

I'm so sorry you guys are going through all of this when you thought you had found your dream home, you must be gutted. Especially knowing you potentially have to start from scratch again with your search. However, I strongly believe things happen for a reason, and in addition to everything others have said, I never felt it was a very child-friendly home, both in terms of all of the stairs, and the external doors in the house, but also the steep steps getting down to it, and the huge drop outside the house. You wouldn't be able to take your eyes off Noah for a second. Not to mention trying to bring shopping down all of those steps with a push chair etc. I'm sure there must be other beautiful homes that will become available for you, that have much less complications, and are more family-friendly. I sorry to say, I would walk away from that house, possibly run!! Believe it or not your perfect house is still out there and you will realize this once it happens!! If you love Italy, keep looking, it will happen and you will find the most amazing home for your little family!! It was a false ceiling put in with stairs and toilet, I imagine you're going back to the original plan of that section. You have the water connection in place so you can put in a nicer toilet sink , and have high ceilings, which I feel will give the house much more character. I would go for it , just for the view! 😊

I believe they would be taking out something that was added later and wasn't supposed to be there in the first place so i dont think structurely it should hurt the house. Do you have option to get it inspected again after work is done to make sure its sound? It certainly would be nice if you (and channel) could be involved in design and finishing of new space. I would also confirm if adding rooftop patio would be allowed in the future as that was important to you

Can you wait to decide after you see the finished product? I think with a serious price reduction I’d go for it because of the location. I d put in another bathroom if you can get it permitted. Losing that half floor to me is no big deal to me. I hated it too claustrophobic. Also problematic for an air bnb guests. But that’s just me. Just imagine how the owners feel. They (almost) got rid of a white elephant for them, now they’re back to square 1. Buy the view. Check now to see if the changes you want to make are doable.

Your video popped up following Sara & Luca’s. At the end I said my opinion would be as so many others have commented here. Walk away. But then I watched your full tour video before this one, and I could see a better idea of the place. And your comments of how well it felt like home and loved the village and people. Is it worth fighting for? So here are my questions. I do have quite a bit of renovating experience, so the idea of checking out some things vs walking away is not daunting to me. How are your renovation skills? 1. How is that little room constructed? It wasn’t there until recent history, so it may have been built in a way that wouldn’t affect the load bearing original infrastructure. I’d check it out. If that’s all that is required, to remove the ceiling and stairs, it leaves you with a blank canvas. The kitchen has to be done anyway. I would make sure that not only is it removed but they do not leaves raw walls, etc. If plaster is removed in the process, then plaster has to be replaced to patch places. 2. Can you have your own engineer look at it? 3. Can you contract the sale go through only based on everything removed and restored to current code regulations? At least a shell that passes inspections. 4. Seems like that little bathroom could stay and just have a higher ceiling? Or was it put in without permission? if so, Could it be inspected, fix anything needed, and approved with just the ceiling part heightened? 5. You initially said in full tour video, you could move right in and there was just some plastering to do, then decorating over time. So, how is the roof, actually? What are the conditions of the structure over all? If I loved the place, views, people, villages, etc. and it felt like home, I would have an expert inspect before walking away. 6. I would probably have to ask Sara & Luca if they would be willing to help you extra in translating, etc. I can see this project requiring more of their involvement to pull it off. I would offer to pay them for some help with paperwork. Bottom line, in viewing your videos, by what you have said, your pro for buying outweighs the cons and not buying....IF you get positive results from inspections and answered questions. Best wishes for whatever you decide.

Yes, could be that toilet door is not allowed entering from kitchen in that village. I read that in some European countries that rule was changed. As long as a sink is included to wash hands, it is acceptable to have toilet adjoining/entering the kitchen. A good question for their community planning department, for sure!

Talk to an attorney and engineer. Taking out that ceiling/floor and bathroom, the integrity of the house could well be compromised. Especially since that header that spans across entry to short stairs down into the kitchen is likely weight bearing and structural. If it is, walk away! Walk away! walk away!

I'd search for a town house with a garden /patio and some shade, somewhere where you can BBQ and grow herbs, lemons. and there little man can play. A view is seductive but imho shade and a breeze is more practical. Also I'd look for enclosed parking, leaving a car out in the elements will reduce its longevity. A garage is a great place to store things you don't want in the house. Getting a kid in and out of a hot car is not fun. Lugging shopping up with a kid would become tiresome. Think about boring things like where would you dry the clothes in winter? One small balcony railing is not enough for three people with bed sheets etc. If you are going to live in a place whilst it's being refurbished you need somewhere big enough that has a separate annex or the dust and noise with a kid would drive you nuts. Try to hold out own buying new white goods until the house is refurbished. I guess you have researched this but it's much more of a challenge moving to a place with two dialects / languages like Sicily or Catalonia in Spain.. I'd run from this house buy best of luck what ever you choose, best of luck guys. and Congratulations for your marriage.

I've been watching your channel since the terrible fire in your vintage RV. As time goes on, some of the most stressful things in life tend to fall by the wayside. It's hard when you dream and get excited and then watch those dreams melt away. I know regardless of the decision you make it will be the right one. I have grown to welcome this kind of situation. When you look back you will appreciate the events that have happened. Every cloud has a silver lining and you are so close to achieving your dream that the silver linings going to be epic. Give thanks, LET GO, breathe deeply and get ready for an awesome outcome🎉❤. The work being removed was additional. The house will feel a lot better without the mezzanine and loo in kitchen. You could always add a loft after you buy. I have one in my tiny house accessed by a ladder, I’m 60 it is no problem getting up and down. I’d ask if it will be finished off properly not just knocked down. Then you still can just move in.

As Italian 🇮🇹 I’m not surprised, unfortunately it is very usual in my country as often people makes illegal extensions, extra rooms or entire constructions in forbidden places or not official and not standard ways (self built not following the architectural rules, with risks of collapsing or damaging) then they wait for the next political reforms (condono) where the arising politicians to get support, votes, popularity they give a certain time frame and a small fine to accept and approve the abusive and out of rules constructions. The famous Berlusconi rode this wave multiple times getting the support of the riches and the poor. The first managed to get approved they illegal billionaire houses inside a protected forest or impossible resort on the sand in a protected area. The second plus the middle class managed to get a bigger house or increase the value of their properties through the illegal new room or extension. This would never happen in Sweden or UK and that’s why I was shocked when you bought in Sicily because often in Italy there are things underlying. On top of that while the small village looks nice and lovely you innocent British don’t see how extended and silence tentacles of mafia, burning shops if refusing to pay them a monthly fee or part of their revenue or deciding who does what and when. The lovely people you see hides knows everything and everyone so you will be targeted as the naive stranger to be fooled when possible. Do you feel safe to know that one day mafia will try to recruit your son when teenager? But you don’t see it and you cannot believe it but unfortunately is very common. Change country until you can! I personally love Scandinavian countries but Montenegro is a great option or Spain/Portugal.

I totally understand what you meant by 'decision fatigue' with house searching - I'm very much sitting in the same position now (for a few years already). The desire to just get it done and move forward is very strong. Just be careful that you don't let that emotional desire for a resolution lead you to make too many compromises, and ultimately end up wishing you'd listened to your gut instinct instead of your emotions. Not what was advertised or shown when you viewed If it keeps changing what else is going to change , walk away , get your money back , hopefully you can , and there is not a clause in the contract.

Walk away. It's not right. I lived near the sea and while it was wonderful at first, it becomes like a picture on the wall or a hot tub. You will tire of it and the blush will wear thin and you will hate those stairs!!!

Hear what your saying. Our old house had beautiful views over the beach and into the city on the other side. Reality is after a very short time you realise life gets in the way. Your too busy to sit on the balcony and take in the view. Not to mention ongoing maintenance due to corrosion damage from the salt.

If the house isn't going to be what you envisioned, and the new footprint isn't satisfying, don't buy it!!! It will always end up feeling like a disappointment.

Hi guys, I’m so sorry for all your disappointments! Especially when you were feeling so good about the purchase and the village that you love. I think I would leave this place. I read in your last episode from a person who is one of your followers that they tried to purchase his house and didn’t for some reason maybe the reason that you are not purchasing? I don’t know. Seriously guys remove that bathroom put a sink there since there's already water on that side of the kitchen. You'll have two sinks, two countertops, two sides with working spaces, since you both kind of like to cook and when they remove those stairs.... you'll have a whole new section for more counter space or more appliances. It's not the end of the world. And if these are actual deal breakers then you weren't set, sold, and in love with the place as much as you thought. 🤷♀️

The kitchen upstairs and bathroom in the kitchen are totally cobbled in and should not be there...I would carefully consider moving ahead. The thought there is a perfect home out there is not realistic in my experience. If you are buying a distress sale home then you have to cope with its issues. i am interested in your decision. Congratulations on your marriage!

I had a place in Tuscany for about 15 years. I was very fortunate in that all the construction and legal issues worked out. Fortunately, I had connections that investigated the people I was dealing with before I purchased the place. In addition, the person who did the reconstruction was honest and hard-working. Fortunately, you have good friends who will watch out for you but do not let your emotions rule your logical thinking.

Do not buy now. Look at the place when they are all done with the demoilition.
