Take the outlet cover plates off for painting. It's faster, easier and you won't see the old white paint if the cover is replaced

Cool project, I've been considering the same for a while! Never do a deal without doing your calculations, so... what is your financial calculation on this property? What nightly price do you expect (at what occupancy rate)? How did you go about calculating it? It's difficult, because it is a unique property.

4000 is very high rent, on average 50% goes to expenses befor mortgag. But with a rental that will be a little less. But still you will need to bring in 10k average a month.

As a 26 yr painter I can say it’s always best to roll first edge after. 1 you don’t know for sure how far out to edge. 2 a lot of corners, outlets, vents etc may not need edged at all with the right roller. 3 rolling first has more texture that helps hide edge brush strokes. Over all if you roll first youll find edging after is much faster and easier.

I unfortunately have a homeowner wanting to build a second house for me to arbitrage and it's a terrible build. Kinda similar to your situation with the 3rd townhome. I've told him my thoughts and he's pretty dead set. He wants to rent it for the same price as the home I'm renting now!!!! Jeez SMH

Tell him that as you are an expert in your field it may be good for normal use but it isnt good for your field, which is STR. Assuming that you are right with your opinion you as a responsible leader of your own business would not take this house as it doesnt fit your strategy / knowledge / experience. This should at least make him move a bit, otherwise he will have to find another tenant. And if he does and you are right about your assumptions he either doesnt find another tenant (because they will have a comparable opinion as experts) or he will find a tenant that is not an expert an thus fail with the project.
