annual TAX? problem with Italy is getting any work done requires overpaying union workers who take forever, massively overcharge for supplies, and will attack non-union workers if you hire them. total nightmare especially for foreign owners who are treated poorly by govt officials for work approvals and the like. Italy is not friendly to foreign owners at all. Any if you don't read and write Italian forget about it, they'll 3x overcharge for nearly any work done on the property, including your lawyers. France is much better as a foreign owner to own and renovate property. Work gets done in an orderly fashion and without the headaches, corruption and scams. All properties have issues and will need renovation and problems always arise. Stuff just breaks down it's part of owning property, and the bigger the property the more problems and higher costs. There's a reason why there's a ton of cheap property in Italy, especially southern Italy, that no one wants to buy. Doing any renovations is a nightmare, and of course other issues like access to high speed internet, and standard city services are not reliable or absent. Then the cities will tax the hell out of you as a foreigner.

Thanks for your comments. It would take a lot more than that to deter us from buying this marvellous property. Italy has so much to offer, so some bureaucracy and extra costs wouldn't stop us buying our dream castle. The bigger issue for us would be our budget! Have a great day.

@@castlesforsale Italy looks beautiful I'm not denying that. If overpaying for renovations (and slow renovations) and taxes/hidden govt fees are OK with a foreign buyer then that's great. No hate at all. You're 100% right some are not deterred by these things to use your language. Best of luck to the buyer and enjoy the property. Cheers!

This is really helpful actually. France is insanely slow so if it's even more difficult in Italy, that's worth taking into consideration. There's no point in budgeting to buy if your understanding of the reality is incorrect. Saying that these things wouldn't alter your choice is just irresponsible and unrealistic.

​@@LaughingInTiny Everything in Europe is complicated and slow. But everything is relative. Italy is waaaay worse than France. Do your homework, check out their references, etc. and chances are you'll be happy. The fact that so many beautiful places don't sell in Italy tells you everything you need to know. Now that so many Russians have been kicked out of the French Riviera, it's time to shop around there.
