Hey Josh, The Only thing that I do like about this home, is the Kitchen. Although the Garage needs Proxy. $474,900 is way to steep, More likely. $444,900. 2nd Property, Like you said Josh, It's going to take a lot of Money to really Upgrade this one. $480,000, No the Sellers needs to decrease the Price, $435,000-$440,000. 3rd Property, Okay it's Way, Way, Overpriced. Yes Please, Upgrading Definitely. The Kitchen Cabinets are different Colors. $441,000 more like $400,000 But overall Josh, GREAT Videos!

They got an offer yesterday lol. It’ll be interesting to see what it sells for. There really aren’t any 4 bedroom homes with a pool and spa for under $500k in the area.

Prices are still too high for the average Tampa income. They will still need to come down more in my opinion.

While I agree with you, who knows when that will happen. DR Horton just raised their prices and homes are still selling.

They will. They’re still grossly overpriced. Hundreds of homes are sitting empty for months and there’s a record number under construction right now. Patience will pay off.

@@joshbryanrealtor DR Horton, just had a brutal earnings report. Sales crashed. Inventory surged. Maybe raising prices wasn’t the right move! 😂

@@caylevpropertysolutions who knows. Median prices in Hillsborough and Pinellas Counties went up in December compared to November. Just because sales are slow I’m other parts of the country doesn’t mean they are here. I was at the DR in Epperson this weekend and they were slammed.

The first home reminds me of Standard Pacific Homes “Brookland” model. Though it had a more standard Bedroom bathroom bedroom layout in front of home. Was that in the Country Walk subdivision?

Is there a price formula for built in pools and or fiberglass drop in. Showing some nice homes but a pool is a must, just trying to get idea on pricing for base pools. Thanks.

Not that I know of. Pool homes have become extremely popular since the pandemic started and prices of putting a pool in have gone through the roof. Hence the increase/popularity of homes that already have a pool. You might be able to find a small pool company to do just a pool, but most I have spoken with lately are only doing "packages"...pool, spa, outdoor kitchen etc.....starting at $100k and up. I’m actually looking for a new home myself and keep going back and forth on doing a new build and putting in a pool vs finding one that already has a pool. On top of pool prices, you typically have the 8-12 months of wait time.

No idea…we’re starting to see multiple offers again and inventory is still low. It’s not crazy like last Spring/Summer, but don’t expect it to fall much lower, but no one knows for sure. If someone tells you they do, they’re full of 💩
