Remember you're not getting the same level of service in Lagos, from the local government, as you'd get in a place like Johannesburg (which is not renowned for service). In Cape Town, along the Atlantic Seaboard, this house would cost no more than R15 million ($1 million). Once Nigeria gets it's infrastructure sorted out (utilities), the property market will really take off in all price ranges, right now it looks like a ripoff.

These lux homes are 9 times out of 10 badly designed overpriced, and Nigerian consumers are deluded in thinking that because they are paying top dollar than they are getting luxury. I have seen another youtuber feature apartments on the infamous banana island where cupboard were made from IKEA and not well finished but asking top dollar. Too much corner cutting and less attention to good quality design and finishing in the Nigerian real estate market. Nigerian need to learn from South africa and east africa how to design real estate and create neighbourhood instead of overpriced enclaves...lawns...concrete everywhere. I would like to think that Nigerian elite have better taste than this. They travel all over the world do they not and that is the best they can come up with?

Please nobody should come here and say it's overpriced, this is ikoyi, land alone cost more than a million dollar cos it's a highbrow area and also due to over population and limited lands in Lagos, for those of u that are not familiar to Lagos, ikoyi is a neighborhood for the rich in Lagos, one of the best places to be in Lagos, this house is very much worth it for a place like ikoyi, just like going to California, you'll see houses smaller than this for this same amount, it's not only a Nigerian thing, the more developed a place is and also the more people buy properties/lands there, the more the value of the properties of that place increases, there are many beautiful places in Lagos u can be in for lesser prices and bigger houses but as for this house in this location, it's very much worth it

All of you saying it's Overpriced obviously don't stay in Lagos, those houses are literally built on reclaimed lands from the ocean with ocean view. A plot of land goes for $1m-1.5m in Ikoyi, this particular one is very close to banana island & a view of the Ikoyi-lekki bridge, it won't go for less than $2m just for a plot. If you want plot of lands below $500k go to Lekki & Ajah or the mainland for below $100k.

@@livingfinance Emphasis on you're not a Lagosian so you don't know how limited those lands are, if they make them cheaper it will be sold out in seconds and they have to reclaim more lands from the ocean. I heard Eko Atlantic City is about $10-$15m for a plot. Another thing is population, so it's not about if it's worth the price or not. Is Bitcoin really worth over $20,000? The answer is no, but that's the price. A limited coin of 21m with a market cap of over $300b & still growing, what do you think will happen to the price? Likewise Lagos, the smallest of 36 states in size, housing over 25m people, making lands scarce & many people buy lands to sell later. So do the maths.

@@writerslodge309 Bitcoin is not a good example, it is finite coin and it will revolutionize/change our method of exchange forever. As for Nigeria, it has plenty of underdeveloped, poorly exploited land on the mainland that they are not even trying to improve but are throwing money into manmade islands for the wealthy? Even so Nigeria has the same issue that many African countries have, little decentralization. Everyone cannot live in Lagos, develop other cities throughout the country to reduce congestion and improve the mainland instead of wasting money on vanity projects such as these. Also, someone mentioned urban planning, better use of land and zoning as well as building codes. Investing in high density housing to accommodate a growing and highly populated nation. It's just bad planning and lack of foresight all around. But those two aside, I have seen multiple luxury homes mainly in Nigeria and Ghana and honestly West Africa in general needs to improve their construction methods in residential and commercial properties. It still looks very amateurish given the price they are charging for it. Ghana is slightly ahead from what I seen but not by a large margin. Wealthy Nigerian seem to love size over function and quality finishing/landscaping and crafting neighbourhoods.

Nigeria along with many African countries do not value urban planning nor create a 10 year plan on the trajectory of their cities and towns. There is no planning, thats the problem. Very little if any beautification projects, everyone wants to build new/contemporary instead of working with what's already there. Very uninteresting and underwhelming and I would not be so critical if I didn't think they can do much better, at thee prices africans/Nigerians need to raise their standards is all I am saying.

@@livingfinance You made some valid points which I agree, especially about developing other cities so many people can move there. That's one of the reasons Abuja was created, ever since then more Lagosians are moving there, but obviously not enough. Also most of the Mainland is pretty developed with estates like houses in this video, but they won't show it here because It's basically sold out because it's cheaper. You can hardly see a house on mainland that's vacant, 80% of Lagosians lives on the mainland. So they will only be showing you houses on the island because it's vacant and they want you to buy. In regards to "throwing money into man-made islands for the rich", to them they are creating more space for people, and let's be honest the "islands" is what Lagos is known for, that's what brings in "tourists" apart from entrainment & nightlife, so it's not a waste. However, other state governors need to do better if they want more people to move out of Lagos. In regards to houses in Ghana offering more value, that might be true, I will still hold population as a factor. I saw an 8 bed room mansion on 2 plots in Kano for $200k, you can't even get it that cheap on the mainland. But I see where you're coming from, these prices are only this high only on few islands in Lagos. The other states are not this expensive, there are other yt vloggers that posts them.

I don't know, I am not feeling Nigerian architecture. The finishes are cold and the space planning is lacking something. The architectural landscape is lacking too and the interior design along with interior deco is not considered at all. The shiny glossy look on your marble stone finish and tiles makes the space appear so cold and uncomfortable. The windows are just placed out of proportion with no consideration for the sun's direction which in return affects the interior space. What I have learned is that, most Nigerian architects are so used to built private residence vertically like just stacking boxes on top of each other, is there an explanation for this?

Do you ever compares houses around African to see where you get the best bang for your buck. Houses in Ghana or Egypt or south African or Angola or Eritrea. Love to see the differences of a 3 million dollar home.

South Africa has outstanding architecture, engineers, town planners, interior designers, and mostly our contractors. Most of our materials are also produced locally giving our designers much more freedom and also cutting the cost. Our architects and engineers are used all across Africa more in DRC, Angola, Seychelles, e.t.c. I will add, the superior architecture on the continent is from Morocco, I know for sure their commercial buildings will blow your mind but I think on a private residence, SA outshine everyone. The second will be either Botswana or Namibia, they are both built like South Africa with the same style and their architects and engineers are also trained in South Africa so I would love to see Tayo explore those countries one of the days. Mauritius too has a quality architecture

Big space houses comes with its own troubles. You don't need this space unless you often have parties, family gatherings etc. Cos once the kids are grown & out of the house...ghost house

It’s still nice to have! Trust me, children growing up in a house like this , would be able to hold their own anywhere in the world! Less privileged children living in a hovel can grow up to be timid and be easily browbeaten or to be stroppy and have a chip on their shoulder! Last last, whether children grow and leave on not , you can still sell this property for profit and enjoy the remainder of your life in relative comfort! Where do I sign ?

Hey Tayo, your videos are amazing. Good visuals, sounds, etc, the colour palate is sharp too and very professional. I particularly like your videos show casing the beautiful places in Nigeria for holiday and tourism. Most of which I didn't know excited. Thank you. However, with respect to the property videos, I usually cringe with the price tag. I know clearly you don't have any say here. Maybe you will like to do other video looking at the price tag of Nigerian properties market visa-vis if it is worth that huge price tag. Though this particular design is not too bad, but for the price tag of $3M is a no no....for the same amount see what you get in J-Burg as shown in the next video.

Nice house filled with silly mistakes. 1:26 First of all the birds are loving it hanging on the windows. Left side Window has piant on it.😉. Plus All the windows in the house has piants on them. Swimming pool Right in the corner need extra work to clean up 1:59. The window is badly sealed with silcon 3:25. Everything in the picture isn't straight 2:28. Let's hope they will fix 7:43. Im guessing the house is filled with mistakes 😉

Don't compare property in Lagos, Abuja or even Nigeria with that of South Africa cuz Nigeria has a massive population of over 240million with a land size of 923,768 km² and booming real estate industry with a low property tax of 0.5% while South Africa 57million population with a land size of 1.22 million km² , the real estate in South Africa isn't booming like Nigeria and the property tax is 10%, and Nigeria doesn't furnish houses on sale cuz they believe everybody has a different taste.

Even with that being said, Nigeria's real estate market is still a rip off. When people pay top dollar for land, that also includes amenities, and services that are consistent. Meaning no generators, garbage pickup, walkable neighborhood, foliage, well maintained lawns, etc...

@@livingfinance Well said. As a Nigerian I can tell you for free that property prices in high brow areas are total rip offs. This house and land definitely didn’t cost them $1.5 million in total, they’re just seeking outrageous profit margins.

It's a newly reclaimed area, so lots of construction going on, which gives it that look of slight disorder. The older elite parts of Lagos, like Ikoyi and Victoria Island are more settled and pleasant to the eye.

With 3 million you can buy a kingdom in Georgia, all this over price houses in banana island definitely over price no land space even
