I am guessing it is location- but look at location, surrounded from all sides by buildings, exept towards the ocean, which is not so close that you can just stroll down, and not so wild nature you can enjoy it - I am not impressed at all. Truth be told, for this house, even 4 mill would seem too much for me. Just comapre to some of the gems the boys toured in the past, that are so much cheaper

Great tour you guys, and the watch brought some color to an otherwise dull looking interior. Not on Balboa island, view of the ugly bridge and “some” water, and obviously no boat dock. I’m from Manhattan Beach (El Porto) by way of the Hollywood Hills (pre-earthquake), so no problem being 12 feet from the neighbors. Definitely a $20M house with a dream price of 😂$40M+. LOVE the house, it’s huge, but I don’t like how there is ZERO space between either side neighbours….not for $43 Million, view, even though your not at the beach, or even walking distance it would be a lovely view at night. Even if there is an Ocean breeze, I couldn’t live the summers without aircon. You can’t sleep at night with the home all open like that, well certainly not here, the home invaders & thief’s would have a field day. Might be nice during the day. Having lived near the beach in my youth the ocean breeze wasn’t all the time, 24/7 so it could still be hot at any time of day or night, well in Oz, and we could see the ocean from our home, a 15 min walk down the hill to the surf beach..….but I do love an ocean breeze. 🌊❤❤
