Your point about the UK housing demand is very key. Even in difficult times people need places to live. In my experience, I don't think HMOs are very common across the US (homes with rooms not meaning apartments or condos)....they may be more often encountered in large urban areas where rents are high...however, there are often restrictive property use codes that limit such occupancy. The impression is that they will de-value the local single family properties. Maybe the closest property in the US is a boarding house....monthly rental payments with common areas. They disappeared in most areas but are making a come back in cities with housing issues.

Me and my partner also purchased a fixer-upper in 2020. Nice to see people with a similar experience to us. I completely agree, with prices on the decline and a fearful backdrop, now is a great time to get involved.

This is so well done that out makes me wish I had the 25% down payment and could get another loan to do this now. I need to help offset my lower income to be able to pay my bills. I only have ever owned my own home. I moved after retirement about four years ago and bought my current home at apparently the right time. There has been an influx of residents in the area and houses like mine are selling for almost 100K more than what I paid. I'm sure the prices will fall at some point but I'm glad I moved when I did. Y'all provide so much wonderful information and are surely an inspiration to people trying to build their portfolio.

Good informative vlog. Not sure about in the UK, but in the US, limited liability corporations (LLCs) not only are used for tax purposes but also to limit personal liability in case of lawsuits. They can only take what is in your LLC pertaining to that property and will not affect your own personal assets. Hence the reason why investors set up an LLC for each separate property and never for multiple properties within one LLC because then all the properties within that LLC would be subject to the judgement.

In regard to Boarding Houses: SECTION 206.2 BOARDINGHOUSES The following additional standards shall apply for all boardinghouses: 206.2A The owner or operator must reside on the premises. 206.2B Off street parking shall be provided to the rear of the proposed boardinghouse. 206.2C Off street parking areas and driveways shall have a hard surface of either asphalt or concrete. 206.2D A Type 2 Screen/Buffer Yard as specified in Section 208 of this Zoning Code shall be provided along all shared property lines where the property abuts other property zoned or used for single or two-family residential purposes. 206.2E A boardinghouse shall have at least 2,500 square feet of lot area for each boarding room and for any dwelling unit in which the owner or operator may reside.

All very well saying that you only pay 19% corporation tax instead of 40% income tax on profit, but that money belongs to the company. If you want that money out of the company you are going to be paying income tax as well.
