Hi everyone, welcome back to the Channel.
Since we started looking and researching real-estate in Italy many things have changed!
The small villages that were once sleepy places are no longer so.
With the influx of foreigners wanting a better, slower paced life for themselves, most places in Italy are hardly a hidden gem any more.
In this video I will show you some examples of why, in my opinion, your research should be done smarter, not harder and way quicker than most people would think!

Hi Everyone, as Fiorella said, I've been looking at property throughout Italy for a long time. I estimate about 30 years. I have taken many trips from Australia and lived in Italy a few times and I've lived in 3 other countries including Greece, Colombia and Chile. I know real estate in Italy more than most Italians especially because most real estate agents here only really know their area and nothing outside. I've lived in the north, Sicily and the centre, and of course we have made three purchases ourselves. I can tell you from my experience that you should listen to your heart and not so much your head. Of course everyone should do the amount of research they need but there is a time to make a decision. I can also say, that buying sight unseen is not necessarily a bad thing. I know that with the three properties we purchased, we were able to estimate correctly and have never been happier. Of course that is not always possible and of course there are more difficult and complex purchases, but having a good Notaio (Notary) is the key. Most of these properties are not a lot of money and sometimes taking a chance is what life is all about. Remember though, this is just my opinion and we are NOT real estate agents and, of course, coming to visit the properties is always best, and fun. Just don't get caught up in looking, kicking tyres and never making a decision as that can be easy to do because basically, Italy is beautiful all over. I can attest to that! Thanks for stopping by.

You’re both absolutely right. I‘m looking since 2 years … first in Molise and the whole last 18 months in Apulia… Apulia‘s prices have almost increased 100 % in this short time… now I‘m looking again in Molise.

Back in early 2021 during covid, I became obsessed with a townhouse in a village called Tufillo in southern Abruzzo. I had a video tour of the house, as well as 8-9 other houses, and was waiting for flights to open up to Italy again so I could see the house in person. Finally things opened up and my husband and I scheduled our house-viewing trip, bought flights from the US and were ready to go. The night before our flight, we found out someone made an offer on the house and it was accepted! Needless to say, I was pretty sad about it. We went ahead with our trip anyway, and ended up buying a house in another part of southern Abruzzo. I am happy with what we bought, but there is still a part of me that misses that little townhouse and always will. As Fiorella says, don't hesitate on your dreams. Seize the day! Fiorella, you really do a fabulous job showing houses, and I hope you get compensation for doing so!

Hi Nancy, I didn't know this story. Thank you for sharing. Our current house we actually saw from Australia, even before we thought of buying a second house. I just needed to see one picture to fall in love it with, it was a picture of the door halfway open and you could see a little of the hills from the balcony. I knew I wanted to be here ❤️

If you were really in love with the property you could have wired a certain sum as an advance (maybe a 1000€), but that you would have lost in case you decided to not buy the property anymore. Agents are legally able to manage situations like that.

Emmigrated to NZ 20 years ago and Im being called back to Europe..weighing up France or Italy and visited Liguria last year and fell in love..but I speak fluent French and dont speak Italian..Thanks for this talk and info ..its motivating me to take action asap !!

I love your videos but, I don't agree with the prices going up and selling fast. So, many people left Southern Italy and there are properties all over the place. It depends on the place if its habitable, or needs a lot of repairs and so on how fast they get sold.

Hi Barbie. From our experience there are lots of properties everywhere, as you said. The ones that most people are after: Habitable, with only cosmetic works to be done, with a view, close to beach, do not last as long as they used to when we started our own research process. That is where I am coming from in this video. Also, we hear all the time about people who no longer can afford Puglia or Calabria, as an example. Because these regions have been re-discovered and most people tend to have similar requirements/criteria. Of course it depends on budget. The lower budgets are obviously priced out first. Actually, the truth is that most properties that stay on the market a long time are either ruins or places that have absolutely terrible photos, no videos and zero thought gone into attracting the correct buyer. Real estate agents and their marketing - IN GENERAL - is TERRIBLE, and does not help those houses to get noticed. So, on the contrary, when they are actually seen by people (the right people - remember, 'every shit has its fly) then they generally can go very fast. Of course the ones that are in desperately bad condition will take longer, but bad real estate agents and negative, ill-informed opinions don't help. Thank you for your comment.

Real estate prices will rise in these areas because of more created awareness and increased demand. Channels like this are interesting but also serve as a gateway to buyers from all over the world, Therefore competition will be high and prices will rise, supply will decrease as a result and sellers will become greedy. Economics 101.

Me gustaría saber si tienes tips de Abruzzo como región, vimos en Teramo, qué tal son los costos de vida allí? Tienes tal vez alguna recomendación de un pueblo tipo Teramo para vivir? Hola Anamaria. Teramo es grande comparado con los pueblos que nosotros mostramos y que rodean esta área. Allá hay muchos ingleses lo que ha hecho que los precios hallan subido mucho. Abruzzo es muy diverso, por ejemplo si vas a L'Aquila es completamente diferente de lo que ves en el área de Chieti o Pescara. Todo depende del tamaño de pueblo/ciudad que les guste y el budget. Que tanto les gusta estar cerca de la montaña? Porque por ejemplo nosotros estamos más cerca del mar que Teramo, rodeado de colinas y los precios acá son mucho mucho más bajos

I think your broadcasts are watched in many countries. I've been to Italy 3 times. I visited Rome, Naples, Venice and Liguria region. I loved Italy very much. The people and the food are amazing. I would like to buy a house and spend some of my time. There is no need for a residence permit for EU member states, but how can citizens of countries who buy a house from outside the EU get a residence permit. I went to an Italian course for 3 months. Our teacher said that municipalities give this permission. I would be grateful if you post about it.Grazie mille. buona giornata saluti

Hi Osman, the municipality may give you the residential permit after you buy or rent, but the issue is the permesso di soggiorno. That one is the tricky one. I dare not to comment or advice on that because it is very serious matter that it's better to look into by listening to the experts. Check out some KZbin channels about this and how to go about it. Look into elective residence visa and see if that would be an option for you

I like to buy a house, budget around 60K, and live there, but I can't show a good passive income.

Hopefully you can work towards it. I think that that passive income requirement is very high considering that the average wage is btw €900 to €1,200 a month. I just found a website that said the average wage is mid €3K but that hasn't been what we've heard from people on the ground. A teacher earns about €1,100 a month.

What you said about things changing in italy is worrisome! (or us foreigners thinking about buying properties in italy), the fact that finally italians are realizing that we go crazy about these beautiful properties specially those that are rustic, made of stones, with beautiful views, well located, etc, and they are starting to take advantage of that is not good for us! 😂, i already started seing prices going up, and i am pretty much afraid all these beautiful properties wont be a bargain any more, unleast you buy in remote areas, or areas where there is seismic problems 😢

Hi Ana. These days things are changing very quickly, and not only on the pricing front. Take for example the situation for Canadians who now are not allowed to buy property in Italy because their government does no longer allow foreigners buying in Canada. That means that the reciprocal agreement between both countries that allowed Italians to buy in Canada and Canadians to buy in Italy. That change came sort of out of nowhere.

@@anaanastasoglou9498 Hi Angela. It's more the Canadian government's fault. If they end the agreement then Italy has no other choice but to respond to that. I do feel for Canadian. There are a lot of people who had planned and were in the process of purchasing. These days having options of where to live is important, and now Canadians have lost that. It is sad.

Depends on the property but it is definitely something doable. For some properties, no. We try to present properties that are clear with the titles so it's is much easier.

Is it true that property tax is much cheaper in france as compared to italy? I saw an Italian property 895k with 2k annual tax while a french chateau 840k with only 600 tax.

Hi Danny. As I understand it property taxes (annual council rates) depend on the region if Italy you live in. Plus other factors such as your residential status and whether your house is your only house or a holiday home. So to say one way or another would be un-wise. Best to contact a notary and they may be able to give you an estimate.

I have no idea about France, but in my opinion, property tax in Italy is low compared to some of the US states and Australia. With all the property tax we've paid in Australia I most likely could have purchased half the properties on our channel :)
