謝謝Terrace 詳細分析，來加拿大已有幾十年，眼見本來是一個美好的國家，自從這個( 自由黨的渡魯多）執政後政策越來越離譜，不但日日對外國亂花錢之外，國內也大花無聊的金錢，總理渡魯多和團隊天天出新招，使錢不是為困苦國民，只是求選票，自私自利，推出全民免費糖尿病💊和免費避孕藥，為的要爭取老年人👴和年青人選票，認真低B，再繼續下去，我們的下一代很慘😢將負債累累

My friend, we are already heavily in debt and will keep mounting until end of Justin's era. Justin has to go for good. He is the worst PM ever. Yes, Canda used to be a land of Milk and Honey. Now is a land of trash. So sad to see this once a upon a time beautiful country ruined by incompetent Justin Trudeau.

我上次留言也說了，加拿大稅制最大問題是複雜，架床疊屋，好大部分生產力被複雜稅務吞噬，富人有錢有辦法避稅，冇錢嘅卻乖乖捱重稅，Terrace 話嘅加拿大收入低其實係假像，真實情況係好多高收入嘅人因為稅項將自己收入「減少」咗

生活成本己不斷上升，市民己百上加斤，政府现在還要在市民口袋搶錢，如賺超過25萬便從50%增至75%抽利得稅，蝕就自負，即鼓勵市民躺平，不要做投資賺取保障自己晚年的生活費

增加房屋供應根本解決唔到問題, 而家唔係房屋不足, , 你起幾多屋都無用, 咁高樓價和貴租, 一般市民根本負擔唔起. 看看溫哥華和烈治文市中心幾多空置單位. 要解決問題就要學香港起廉租屋村, 政府成立房屋局, 出地起樓, 唔係這裡一座那裡一座咁起, 而係在一幅地起十幾座樓, 讓中低收入市民申請, 而家政府一味資助發展商起樓, 起完用市價出租根本無人去租. 其實政府點會唔知問題所在, 但他們和地產千絲萬縷的關係,, 各種利益輸送, 又點會發展廉租屋村去斷地產商米路. 如果房屋負擔惡劣情況維持,唔係危言聳聽,社會遲早暴亂, 有屋的人要小心, 到時人人都可以進佔你的居所, 就像共產國家一樣. 自由党和杜友多的無能, 會加速惡夢成真.

最終要好似香港咁起公屋, 可能要參考埋新加坡組屋.... 講起抽稅就諗起句歌詞: "抽來也抽去, 抽瘋叫人掉眼淚..." , 真喺有錢人太少, 政府抽空加拿大中產好多年，但又冇做真"吸資" 行為。唔"吸資" 等於內卷。

👍 由第一天 Trudeau 任命 Freeland 為財長我已在心中想財政是她的專長嗎 (可能她是在大學主修財政而不是我所知)? 很認同你的分析, 本國文化是大部份的人都沒有儲蓄習慣及先花未來錢, 所以對比起大多有儲蓄習慣及來自中港移民(同時亦是戰後嬰兒潮的一群), 有些移民都會利用不易賺來的錢努力儲蓄起來投資在股票或房屋上作為幫補退休生活之用, 這些在 Freeland 的財政預算上便成了"富人"需要作出貢獻, 都可算是無奈。

一次性需要3百萬間房屋定係每年需要？全加拿大大約4千幾萬人，除非每年都有高單位數人口增長，純住屋需求真係需要3百萬間？況且房屋建築亦屬於勞工密集，邊度搵咁多工人建屋？況且有錢人可能未必會嚟加拿大，如果加拿大政府繼續增加稅項．．．加上如果息率真係上升．．．住房投資未必化算風險亦會較高

3百萬新屋不是一年，是指由現在到2030年，合共需要3百萬，平均約40萬一年

利率這麼高，份工作不穩定，誰能afford 到買新樓和新屋，起好都冇人買，而且買新的物業前，一定要有銀行話肯貸款給你，如大廈出售數量不能達到一定百份比，或投資者太多用作自往者不夠，銀行不會給建築商批准貸款，這樣就起不成，還有新樓和舊樓價錢相差太多，新起的樓花要$1400 - $ $1600 呎太貴，舊的普通不錯由$900-$1000 呎都有，這樣還有誰去買全新樓花呢？這個請睜開雙眼看看事實，現在物業出售市場呆濟，人們買不起也付不出昂貴的租金，－潭死水，這個無能的「自由黨」閉上眼睛講大話，為的要討好年青人的選票，樓價高跨這個無能自由黨要負全責，重疊的稅制，每次物業𨍭手都要支付Double Land Transfer Taxes 和神經地亂收移民和難民，講起就火滾和激氣，我們真的雖要大改變，才能拯救加拿大下一代孩子們的未❤

Terrance， RBC合併HSBC加拿大後，RBC的International Money Transfer只接受將加幣換算成HKD或USD後，才可轉帳到香港的HSBC的HKD/USD戶口，但兩地CADHKD匯率相差是每加元0.11港元，那麼十萬加紙的匯兌損失是1.1萬港元，約1,950加元，金額不少。請問有甚麼方法是不需先換算，便可直接匯加幣至香港的CAD戶口﹖

To be honest I think the actual average income numbers for the top 1% and 5% in Ontario is much higher... just that they don't want to let people know they are earning much higher incomes and thus more taxes lol...

The budget plan is a joke. It sounds nice to people but Canada keeps adding more debts. The rich will get richer and the poor will get poorer. There is a lot of affordable housing in Canada but just not in BC and Ontario. The government should give out incentives to people who migrate to lower-population provinces.

大市場小政府。Wow, you really sound like J.J. Cowperthwaite. You definitely belong to the MacLehose Generation. While I definitely agree with you, however, such political context in colonial Hong Kong does not apply to the Canadian federation. For one thing, where was the HK legislative council during the MacLehose Years? An inaspicious white building at the corner of 政府總部 on Upper Albert Road? Who were 張有興, 簡悅強? There were just part of the rubber stamp system as everything was decided in Government House and promoted by the 100 or so AOs at the time. The Brits knew how to do great PR.

Thank you for your comments. It seems you know quite a bit about HK history. I am not sure what camp I belong to whether is 大巿場小政府 vs 小市場大政府。The world has been moving to a very different direction, especially after the pandemic. COVID is not the fundamental cause, but it acts like a catalyst that speeds up the change. Our government policies need to adapt to these “new” changes. I have a strong view that government has to play a more active role under this new global world order. Future success of any country would be a combination of an active government and a free private market. Because of my background in studying economics, I used to think that government intervention and free market are enemies. It took me a long time to break away from the traditional pro-market vs pro-government debate. When I compare different countries’ experiences, it is quite obvious to me that both government intervention and free market have their own limitations. In reality, we need to be agile and not to stick with one ideology. For certain issues, government is a better solution to fix the problem; while free market is more superior in certain circumstances.

What interests me the most is your suggestion of the government public housing scheme, which the governor and 廖本懷 implemented back then. Unfortunately, we are living in a different century. The Cold War was still part of life, and there was a hostile government running the show adjacent to a river north of 新田圍 😒

Chrystia Freeland has no financial knowledge background and they didn't do anything on housing since they were appointed. We have to vote them out. This budget with no real meat and not helping and promoting Canadian to work harder. I guess more people will be leaving Canada
