Wow I love the "weird" part of the kitchen. It's actually a real Butler's pantry. Typically located between the kitchen and formal dining room, it's a great place for prepping veggies, mixing cocktails, staging hors d'oeuvre trays, and washing and storing dishes and fine China. With the double ovens the previous owners may have used it as a baking center too and the empty space below the counter was probably where they had a wine fridge. The location of the home is great too. So close to Walgreens and safe with the fire station and hospital down the street. The only thing I don't like is the parking situation lol Overall it looks like a great house!

The only real issue I see is with the entrance to the attic. If you want the attic to function as a living space that doorway has to be converted into a proper doorway. But the place definitely has character and it would make a great duplex.

I love when Rhianna is there. Love your interactions. I love her less than perfect knowledge of real estate....it made me laugh when her quoted offer was so much lower than yours.😄😄😄. Equally I love when you Jon, dip your toes (so to speak)in Rhianna's foody part of the family vids but have to admit you know nothing about it. You both bring a heightened energy to each other's area of expertise which makes for great viewing.

Beautiful home with LOTS of potential. The room next to kitchen is a prep kitchen butler kitchen so keep it. The room upstairs that Rihanna thought was a bedroom with the attached smaller room, I think is the living room and dining. There are door going outside on balcony. I think this could be a gem once fixed up. However, I think ALL the rooms should be painted, and remove the chalkboard from fireplace and can make it electrical or faux fireplace interior.

I think in a lot of houses like this, when they are converted into a multi-family dwelling, the upper two levels are the owner's suite. But this place is very nice, considering. Really though, the main floor could be rented just needs to be cleaned and maybe some minor repairs and a refrigerator.

That back deck looks really bad. The support post should be 6x6 post Don't know about code where that house is, but here that deck would not pass with out 6x6 post to hold it up and that is only part of how bad it is.. Back in the day many people use to have wardrobes in their bedrooms. To turn it in to a duplex would cost you more then it's worth. Renters do not want to share their gas and light bills, do the fact someone will clam the other is using more power and wont pay their share. Been there and seen it many times. You would have to redo the electric to split between the two, and the cost to do that would not be cheep. I seen two meter box's out side, looks like they redid it two put on to one. With the breaker box in the basement means the upstairs renters would have go through down stairs apartment to get to it every time a breaker is tripped, some renters do not like to deal with that. Been there and seen that. Your going to need two Evac, one each apartment. the first floor will use more heat in the winter and the upstairs will need more cooling in the summer time. I deal with right now where I live. The place down stair is always cold, and my place upstairs is like an oven year round. The cost just keeps going. But it your chose, make a good one.

Today I learned to a) not to be a slumlord and b) to steer clear of creepy highchairs in the corners of web-decorated basements. Youse guys are so great. **I like it as a single family home, however, if the location makes a duplex the better option-as in more likely to rent than find a purchaser-I’d go for it. It’s a beautiful place. As you were going through it I thought it might make a nice sanitarium setting for a horror film. (I’m sure Rhianna’s mentioning murder in the basement had nothing to do with it. ) 😬 Again, Jon and Rhianna, and little T. your genuine authenticity shines through In all you vids. 🥂🖖🏼

Unless of course it’s her day off in which case enjoy it baby T 😂😂 At any rate Rihanna you did absolutely amazing going downstairs and going anywhere NEAR that crawl space because spiders aside I would be scared something would jump out at me 😂. You’re a BRAVE lady. Also the house has some really weird parts but a lot of it is in great condition and I feel like there’s a lot that you can keep as is. Especially those red walls I know how much you love those Jon! I hope you guys get it and are able to turn it into a duplex and that we can see how you all convert it. Even the little attic at the top seems like it would be a cool hideout/kid playroom reading nook type thing. I like that it’s an older home because it gives it character, although the outlet in the floor was kind of weird. This was a great video! i think if its a rental you could get away with preserving most of the woodwork and layout, which is really cool. Most people buying a house want something more modern, but renters don't care as much. this would be a great house in which to preserve the design elements. and there is a market and niche for people who are really into stuff like this.
