I can give u a tip to get on the list. To window to add your name is a short one. This year you could only add your name in March. Can't remember the date but next year just look from Jan to March. Once they close the list u can't add your name. The reason they started closing the date for adding your name is bc they usually end up with too much ppl which later crashes the site on the application date.

goredevelopments.com/ Their website, however the option to sign up is not currently active because there is no availability at this time. Sometime in 2025 you will get the option but feel free to call them to confirm and get updates. 927-5555

Unfortunately, I been informed the option to sign up is not available at this time but the website is correct. As soon as there is an opening, you will get the option on their website, but that won't be until sometime next year. Feel free to confirm with them and get updates at 927-5555.

Re: individual selling versus buying from Gore, if they bought it for 16 mil, 30 mil is exorbitant. The banks may need 2 mil interest right out of pocket but definitely not 10 mil. Pricing a 25 I'm sure they'll still make a profit.

@@SanaeDrenz True, and sellers who list houses at 30 and over are open to accepting less. The serious sellers (without Realtors) am sure not sticking to listing price but had to price a bit high to leave room for negotiation. 😊bawl down price. However if you go to JN website (Gore preferred bank) and use mortgage calculator for 16 mil loan, the price is way up there after total repayment. Maybe that’s the price range sellers are using

@@vengogetta that repayment amount is based on the 30 years, if they are paying it back in under 2 years it may have only 1 - 2 mil in interest. I play around with loan schedules for fun.

@@SanaeDrenz what percentage of Jamaicans can pay back a 30 year expected loan term, in 2 years, to only pay 2 million on the 16 mil loan

@@vengogetta no man, you pay on the principal at point X. You can't pay the 30 year interest if you pay off the loan in 2 years. You would pay the applicable 2 year only interest. Some banks charge a 3 month interest for early repayment, others may have different terms but it won't be to pay the 16 mil in interest.

@@vengogetta it's possible to pay off a a 30 year loan in 5 years and pay less than 2 mil in interest. I've done the math numerous times
