2nd case - the landlord doesn't know how to be landlord apparently, rather the woman signed a lease with her or not, you can't charge some one a security deposit, who already lived in a home that you just purchased, you didn't buy it then the lady moved in, she'd already been there for a year, she paid a deposit already, If you want the deposit that bad, take it up with the previous owner/landlord/property manager, they still have the lady's Sec. Deposit, it actually should of been switched over to the new owner/landlord when the purchase of the house was completed. it is not theirs to keep they sold the house, it needs to go to the new owner.

The second defendant...shouldn’t the first landlord have transferred the deposit to the new landlord?? They just get to walk away with her $1100 deposit money after the house gets sold? That seems off

The tenant in the 2nd case shouldn't of owed her a deposit of any sort if she paid the previous owner of the home a deposit. He/she should have transferred that deposit over to the new owner. Otherwise, the tenant would have paid 2 deposits.

@@malcolminthemiddle8777 im living in a 3 bdrm 1½ bath home , been rto for a whole year now , this past Friday the "new owner" came to my house to "increase my rent" & to get a 600$ deposit 😌 BLEW ME AWAY i got otp with my lawyer's office , whole time in order to rent the house out my previous landlord would have to make a request through his mortgage lender company to even rent it out let alone do a rto contract sorry , but not sorry to say neither of them will be getting my house i've paid 10k for over the course of this year until AFTER COURT ! i owe 2k as stated in our contact that we bothed renewed & signed back in June , im requesting my full 10k plus my original 750$ deposit 🤧

trekgirl65 no no no he clearly said Pacific. I'm listening to this on a very clear sounding subwoofer and he said Pacific. Pacific is something you say when you're like 5 years old and you don't know the difference, not when you're a full grown man and the English is your first language. I know of minorities that have better English than a lot of the people in certain communities in the states.

On the second case, that's the problem with having a house sold out from under you if you're renting it. You have to do the whole process over again, first and last and another security deposit. If your agency that helps you with rent refuses to do this, they either have to go to court to try to get the landlord to accept it or get you into another place. I do feel a little irritated at the plaintiff...shes trying to 'educate' the judge to what a security deposit is? Seriously, she should have stopped her at that point

No, you do not give another security deposits because they decided to buy a house with a renter. That is supposed to be given to them by the previous owner.

At the beginning, the new landlord says "The tenant said $675/month, I told her $650 would be fine" and the landlord says it like she did something so extra kind and wonderful by knocking of that tiny $25-Am I wrong to to think that this really wasn't much to take off the monthly rent? What do you guys think?

First case, any other judge would have made him pay back some of the money as he did do some work, his time is worth something..so she got son work done for free.....seen cases like this one before and it is always the case....

Right, not that there maybe evidence that was cut out or they presented ahead of time and not shown. Or that the work was done incorrectly and when she paid another contractor to redo the entire job. Law degrees are not earned by watching Judged Judy and other court tv shows, unless either of you have a law degree, your statements should read I wonder why she ruled in that manner. If you listen to her last few sentences before she ruled, she explained her ruling.

If he did most the work why would she be entitled to ALL of the work, let alone paying someone else 200 if alll that was left was to do was 2 pieces of siding. Even if he did none of the work he should be responsible for either the 175 or the 200. If that were the case she would have still gotten all the work he did for free, let alone both, which means she got ALL the work free. You know the 200 for 2 pieces of siding was a ripoff and she prolly got way more stuff on her house done

First case, the defendant may have made the mistake of not finishing what he started or picking up the phone. No doubt that he is guilty about that and needs to pay for this. However the plaintiff seems to be guilty of not allowing him to get back to work and adding things to the list that were not discussed ahead of time. The extra work does need to get payed for as well after the defendant agreed to it. You can not add something unless both parties agree on it. Harassing the defendant on a job site that is different from the job he is doing for you is also a bad mistake. It shows poor judgement, it would be better to try to find him in the right spot. Now the plaintiff caused trouble for people who are not related to the problem. Second case, the plaintiff should have researched each renters case individually before making any changes. It would be a good thing to tell a renter to keep paying what so far is being payed and the next month will be on new terms. Also the renter needs to sign a new agreement to hire that apartment. This however does not include a deposit increase, this should have been given from the former owner to the new owner. It is money that belongs to the renter, not the landlord. A renter should pay full rent and can not pay less, as simple as that. There are no discounts available, you are not going to a store for discounts. However, you could keep a rent increase if the house has problems that needs to be fixed first. After that is fixed, you pay the increase of the rent to full fill the rent agreement.
