Go for it! It's totally doable just plan and execute. I will work with local management. I'll hire an airbnb cohost and that cohost will arrange for bill payment, cleaners, and handyman referrals as well as booking management.

Karl, the financing product in Brazil is a good idea to explore. We are going through exactly the same development stages/issues as you do right now, different city. Thinking of expanding to the coast, just deciding now which beach, not RJ. Your older video few years ago helped us decide👍🏻

My preference is to pay cash internationally. I only have 3 properties in the states but am more interested in international opportunities so I don't mind sinking a majority of cash into something every few years. This looks like it will be fantastic. I plan on reaching out for a consultation on purchasing in Cabo Frio or that new development area in Rio's port area in the new year.

Looks fantastic. How do you arrange the fiscal stuff in Brazil? Do you use a property trust? may be good to specifically do an KZbin item on this. Having a property in a foreign land requires also that you plan a lot about taxes.

Yes once I have all financials down and I'm clear on the details I will share. At present I know I can depreciate the asset in the USA on a 30 year schedule.

Hell yea if there were financing overseas it would be great. I only see it in the Caribbean and mexico for americans. But sometimes interest rates could be so high your better off just doing a loan from usa or line of credit

LoL it's funny to see foreigners complaining, but the fact that you come and buy several properties literally inflates the price of houses for Brazilian nationals, so I'm really happy that we have financial barriers to discourage this type of investment. Do you really like Brazil? stop investing in properties and invest in real companies, there are many opportunities beyond real estate, like health, education or industries. Ps: Nothing against those who have up to 5-6 properties, on the contrary, but if you want to have dozens, I hope the government increases the barriers even further, and that probably WILL HAPPEN soon with the housing inflation.

@brucewayne6996 this is your opinion and if it's the opinion of the majority, brazil will continue to have issues. Not with real estate inflation but with economic growth. Me building a home in Brazil creates jobs. For the contractor, for the labor, for the architect, engineer, sells materials for local supplies, and generates tax revenue. Additionally it creates quality housing for those who choose to rent. Buying real estate itself also creates revenue for brokers,.attorneys and the municipal. Real estate development is a business. In my opinion Brazil needs to encourage foreign investment,.foreign ideas, improve education, and focus on job creation, especially for the working class and impoverished people. Lastly, if rules like this were applied to foreigners buying in Brazil would you want Brazilians in the USA to be barred from ownership?
