He is very relaxed and put the seller at ease. I have been watching lot of these so called listing presentations (most of them based on Mike Ferry) but Kevin goes with his own version. All I can say is he is better than Mike Ferry for our time in real estate. Thank you Kevin. You are great!

I love when they said "they need to think about it" and you mentioned to them three things that sellers usually want to think about which is 1. If they need to sell? (Motivation) 2. Will you price the house at a price that will allow it to sell or are you ok with it to sit on the market again and not sell?(Price) 3.Based on the comps that I have showed you do you feel confident that I would be the right Real Estate Agent for the job to help you get your house FOR TOP DOLLARS? So they will have no excuse on not signing the listing agreement with you. THE BOX IN TECHNIQUE IS A GREAT WAY TO GET A CLIENT TO SIGN THE LISTING AGREEMENT AND YOU CLOSE THE DEAL. Always be in control of the conversation during the listing presentations.

Seller's don't need to make themselves jump through a ton of hoops just to please their friends and parents by taking their advice and interviewing multiple agents... That's just painful. Many sellers want to negotiate commissions and you gave the example in your presentation that many new agents will work for less. You basically sold your expertise and made them realize that a 4% is what is fair and what you deserve for all your work and know how. My question is how will you over come that same objection if you are the new agent ?
