Here's a tip that helped me fix my Moen faucet. I tried the advice in the video and pulled the spring apart, reinstalled everything, turned on the water, and it was better but it was still spraying on both sides at the same time (stream and main sprayer). I uninstalled the sprayer head again and took everything apart, but this time I took the good spring from the top button and switched it over to the bottom button, and vice versa. This fixed my problem. On my faucet the top button just shuts off the sprayer water completely. I never use that feature, so I'm fine if the top button has the damaged spring. Thanks for posting this vid and showing everyone how to disassemble the faucet head.

This video demonstrates such a 'backyard mechanic' type of approach and hence solution (minus the gloves of course). The real and only reason that the valve is sticking closed is that it has lost its lubrication, silicone grease, so just take the valve apart and throw some in there. Springs are tempered so that they can maintain their characteristics for tons of cycles. Manually stretching them pretty much eliminates that and though the compromised, stretched spring may provide more force to overcome the lacking lubrication in the short term, it will not last very long and will now definitely need to be replaced!

Thanks for the info on how to remove the head. I didn't want to take it apart without trying something easier. I soaked the head in vinegar for 3 hours and then scrubbed off the left over minerals with a toothbrush. It works again and looks brand new.

While popping off the buttons they broke slightly and I lost a little bit of plastic on each of them but luckily they clicked back in and seem stable enough. If those buttons are the only parts I have to repair no biggie. This video helped a lot thank you!

Our rental Moen (ASME) model a112.18.1m less than 2 years old rendered the top button in-operable. Slightly different style than above but managed to get the cylinder out and stretched both springs. We are on a water filtration system so no sludge or calcium whatsoever. Yahoo! Thanks a bundle.

You can also get some faucet grease and apply it to the rubber washers on both button valves. Just repaired mine but I didn’t need to stretch the spring. Thanks for the video 👌🏼

This was great. What kind of wrench - or precaution - did you use to loosen the sprayer head from the hose without scratching the chrome?

Most just hand tighten on and off. No wrench needed. Channel locks will do though if you need pliers to get it off. Use a rag to wrap it so it won't get scratched. Thank you so much for watching!

It probably does. You might have to try to call the manufacturer, reuse the current one by re-stretching it or just use another similar size/tension spring.

I just found this video, seems helpful except the stuck button on my faucet is the off button on top of the flow switch. Not used for years and stayed in off position after use. WD40 didn’t help, I’m going to use this fix even though mine’s a little different. Thanks..

Soak entire head in white vinegar. Place in baggie with rubber hand holding it on tight, so the head is fully submerged. Soak for a few hours, or even overnight, scrub with brush, and most or all should come off.

Hope you’re having a good day Lex. I have a question for you since you have way more experience than me. When is it time to find a different property to work on? I’m at a 20 year old property, I’m the only tech. Supervisor is always busy or out with health issues. Company isn’t finding any employees to help out. Place is falling apart because previous maintenance weren’t doing their job correctly. Do I stay and try to fix this place or do I find something easier for me?

A quick question if anyone knows. I have an ac unit & when the sun hits it the compressor won’t kick on until I hose off the coils a little then works fine. My fan seems like it’s moving slow. Could the fan be the issue.
