the company I'm working for has 38 buildings over 1300 units. the newest building we have is 50 years old the oldest is nearly 80. the on call is a week out of every month. out of the 38 buildings we have 6 supers who take turns going on call. so when i go on call its me and two supers who don't own tools or fix anything. they just show up and call me. we each get 10-15 buildings but the super calls the maintenance tech to fix things so you are basically on call alone. we are not allowed to call contractors to fix leaks or sewage backups etc. so i spend every day replacing water boilers repiping apartments snaking drains chasing leaks through 3-4-7 floors renovations installing bathtubs toilets showers replacing valves etc. my last on call i got 19.5 overtime hours on top of my regular 40. no 3 hour show up they won't pay that. if you don't leave your house they won't pay you even tho i spent 75 minutes on the phone friday night i don't get paid. no fatigue time so if you get home from a call at 6 am you are still expected to show up for 8am and work till 430. ive never been so burnt out in all my life.

Great video. I can do this job with confidence. The element/thermostat kit arrived a few days ago but I was going to put the job off until the weekend, but the breaker is tripping more frequently and the hot water is limited. I'll probably be done by the time you read or respond, but what are your thoughts on changing out the thermostats even if the existing ones test OK? Thanks!

@@LexVance Thanks for the quick reply. I finished about an hour ago. I did not change out the thermostats, but I'll keep them on hand. The bottom element was literally buried in calcium/lime sediment. 2 hours was added the the job just getting my shop vac set up with a jury-rigged attachment and then the actual vacuuming which took its toll on my back! Water tank filled, circuit breaker on, and hopefully hot water coming soon! Thanks again. I need to be better at regular maintenance.

I’m extremely nervous about going on call lol I only been doing maintenance for a year and a half and I only really know how to do make readies and handle smaller work orders. I finally started at a new property 2 weeks ago and they want me to start on call next Friday and I’m just beyond nervous. I know my buddy from my last property kept telling me it’s okay and I got it and that it’s nothing you wouldn’t already know how to handle. But idk how true that is. I believe I’m a pretty smart kid but yeah I’m terrified lol and it’s a whole new property I’m still figuring out. So yaaay I love how I get thrown in the fire everywhere I go.

I was very nervous, too. I was only a make ready tech as well. If it was something I didn't know how to fix, I would tell the resident I needed to order a part and have someone who did know how to fix it teach me the next day. If it was an ac broken, I would put in a window unit. You're going to do great. The only way we truly learn how to swim is when we dive in the pool. I hope this helps! Warning: the capacitors hold a charge and can electrocute you even if the washer is unplugged. A lot of people who are inexperienced do not know this and it has killed people so you must unenergize the capacitor if messing with it. Do not touch the metal prongs on the end!!!! Although o haven’t done it myself I have seen videos of people deenergizing or whatever it’s called, the capacitor so please watch a video on that and do that before handling it

@@LexVance Thanks for the reply... As of right now I took everything apart, cleaned the inside of the dryer out real good, vacuumed up all lint around the motor, used electric contact cleaner on some dirty points of the motor, lubed up the motor, lubed that black springy thing on the motor up a bit, checked rollers, checked idle pulley, and etc... Everything looks good... Motor turns by hand but makes a slight ticking noise once every revolution... blower wheel moves too... oh yeah and before I tore it down and still after I tore it down the drum is actually kinda hard to turn inside of the dryer when trying to manually start it. Anyways problem still persists... just a quick buzz pulse and if you hold the start button too long it shuts off and doesnt make any noise until you reset it by unplugging it for a minute or so... Probably just a bad motor. Any recommendation on reputable and fair priced sites to order replacement parts?
