Ek clause me clear likha tha, agar payment time par nahi hua,panality lagegi aur aap ne payment nahi kiya to booking cancel hoga. Aur advance money will be forfeited. Pandamic ki waja se payment nahi ho paya to penalty 4 lakh laga di. Ab ek option tha , 4 lakh bharo ya advance pay kiya hua 2 lakh bhool jao. Bina documents k each and every clause ko padhe bina ek bhi paisa advance nahi dena. Samajh me nahi aata padhe likhe log bhi documents padhe bina property k visuals dekh k payment kyo karte hai? Thoda time lo, research karo...mahnat se kamaya paisa kyo waist karte ho??? Apne pasand se choose kiye hua gahr,last me narazi se zabardasti lena padega aur zindagi bhar khush rahne k bajaye...dukhi rahoge usi ghar me, aur roz apne aap ko kosoge.

Really amazing how they pull it off on customers ! Now I get it why Krishnaraj ji Sir insists not to visit builders office ! Also, Sir, I am sure this happens in many of builders office ! And yes, it definitely helps not to share any kind of data, our work, our saving, our background etc with sales team. Some key words from Krishnaraj ji: 1. Assumed sales 2. Small Psychological handle 3. Aspirational class. That is a very good observation by Krishnaraj ji about the builders own people acting as potential customers. Highly likely !

It's sad, these people show dreams even when they know that customer in front is not capable to manage their finances. I was also made to sit in Amara office for more than hour, 2-3 represenrative, bank loan guy kept visiting my table to convince me to book flat. Last guy even started convincing me to swipe for at least 10K 😅 I told them, you are not showing me actual thing, your words don't convince me.

I am also a lodha customer , things are also not so bad as it seems to be , we just put our foot down that we will see the project befre investing not a penny bfre that they showed us the project , 1bhk flat on ready sale which we saw the flat 3 times bfre finalising and a 3bhk in casa aurora which possession is delayed coz of covid but for the emis we have been given moratarium for the period , so not so bad think clearly before investing and dont waiver aftrr that

Its in agreement. Buyer signed the documents,that the amount paid advance will be forfeited. Its upto the buyer to read and sign the documents.

Two months ago Buju's study app salesman tried to use same stratergy of giving ₹ 35000 discount and asking to pay ₹80000/- on spot. I told him I will not budge to such pressure tactics and take 8 to 10 days to review market and make decision. He said that I will not get the offer from tomorrow then I said that I will not take it now even if it is offered for free and there are 100s of product in market.... That guy kept following me for 10/15 days with same discount but I opted not to buy the product so same should be used by people by saying a firm NO to such pressure tactics. There is not just one project in market but 100s. When some salesman calls me I tell them that builder has to sign on my agreement and I will not sign on builders agreement , if willing then we will talk further..,

Actually not all Lodha experience will be same My freind bought 1 bhk in palava for 43 lakhs i guess around 2017-2018, last week i spoke to him on FB he said he is happy with construction quality and its affordable property I m sure now the resale value of this until 2024 will be less (15-20% less) as market is collapsing specially in resale as so many new projects are available and also there is election in 2024 so these political parties will start selling for Funding elections

I don't understand how they can pay 80000 blindly just by someone talking so sweetly to them. These customers bargain with vegetable and fruit vendors so nicely and then fall into trap by Lodha. Only thing is now to forget that 250000lacs and move on. Nothing else can be done.

U underestimate the act of compulsion. They will create such a situation .for example u will feel like if u walk.out it is an insult. And if u r a middle class educated person believing in the principle of equality u will end up.paying. You are right. I have seen same case of my relative. I told him to send all documents. While reading documents, a clause clearly stated that application money will be forfeited. Relative did not read the documents as this guy. I told him either pay penalty of 4 lakh or forget advance money of 2 lakh. The application form from customers side and customer agrees to all terms and conditions.

You are right but unfortunately we do not live in the ideal world. In many cases a lot of businesses employe pressure selling tactics - in builder sales office, in car dealerships etc. The way they play with human psychologic to influence a customer is not less than being held at gun point ! One has to experience it to actually know what it is. Theoretically it sounds easy to not fall for their trap but when you walk into their turf, you know how they numb a customer.
