Great post! I am interested in an editable house manual-thank you! You mentioned still using Uplisting. I've heard mixed reviews about their customer service recently. Has your recent experience with them been that they are still responsive? I'm about to sign in, but I am concerned about delays in response time as I am learning to use the new tool. I would also suggest that if you or your cleaner do not have the capacity to clean/maintain an amenity, consider not offering it until you do so. No BBQ grill is better than a dirty, malfunctioning one with an empty propane tank (not to mention the safety liability). My motto is “do less, better” until you can honestly do more and maintain high integrity.

Thanks for this - fully agree! Being an Airbnb host has been a retirement "project" for me for the past several years. Five units in all that I manage (3 in Canada - our home base, and 2 condos in Mexico - where we spend winter). I am constantly seeking out tips and tricks. Like you, I have found a print house manual in each unit to be a great resource (for those interested in that kind of thing). I frame it as an A-Z guide so guests can quickly look things up. Restaurants, Shops and Attractions is a second document in the manual. Thanks for the tip about finding a link to the check in instructions, as I have not had good luck getting all guests to use the app-based check in guide. In my experience, all kinds of calamities can happen when check in instructions are too scant! Keep up the good work!

Here's another tip: Limit the number of notes/rules posted throughout the property. These can feel punitive to Guests. While I have had a Guest mention various "signs" found in the house in a Review, the reality is that such notices are meant to be helpful. Nevertheless, Hosts would be wise to keep them to a minimum. More detailed instructions should be outlined in the Guest Manual--not plastered on your walls.
