I have no idea my man I never owned a gym. It also depends because depending on where you open the gym. If you plan on opening one what I would recommend as far as getting equipment is buying it from a gym that closed down.

Does it have a hot tub or sauna?

I'll be honest I can't remember if it has a hot tub at sauna at this specific location. Some of the newer LA fitness do not have saunas or saunas but they do have a pool. I would call first. You might also want to call first because a lot of gyms I know went out of business after covid.
